Honestly the courthouse downtown brings a lot more traffic to Greektown than a soccer stadium would. Jurors, court staff, attorneys, family members are eating there every day at lunch.

I could be mistaken, but I think the plan includes more entertainment development on top of just a soccer stadium with shopping, restaurants, etc. Gilbert doesn't give a fuck about restaurants around Greektown getting more competition, he wants people in the casino and staying down there for events.
I thought it was 2 separate developments he had proposed with the shopping and shit at the Hudson garage on woodward but maybe it's both.
He wants Woodward to be Mich. Ave light, so there will definitely be a big retail presence on Woodward, but I'm pretty sure he wants activities/entertainment at both.
The county is going to continue building that jail, they aren't trying to get Gilbert to pay for anything. He's trying to buy the site on the cheap. The county is currently taking bids to finish the jail.
Trust me, my view from office is that eye sour half built jail, I want them to do something but Gilbert's proposal is awful business for the city

His plan would bring Gilbert a lot of money, not necessarily the city. And the jail basically has to go there because it's across from court house. Asking the county to rebuild your entire judicial system somewhere else is a huge monetary constraint. Especially in a broke city. A lot of things would be "nice" but aren't economically plausible. Not to mention the time it would take to build a new jail and courthouse, it'd be a few years before they can vacate thone buildings. It's pretty damn simple, if Gilbert wants the land he's going to have to pay.a lot more than his offer

I never said to sell the land to Gilbert at a deep discount, obviously make him pay market value for the land, but suggesting that business expansion in the city is a bad idea for the city is ridiculous. Building a new jail at a site like that was and is a terrible idea.

It was an atrocious decision to start putting up the jail where they did. However, nobody can change the past. How things are now, market value of the land isn't enough for it to make financial sense for the county - they need Gilbert to pay replacement cost on both facilities. The county isn't going to be able to pay for it otherwise. Second, the city needs residents, not restaurants. Gilberts interest in the site is entirely self serving, not that there's a problem with that but he is no savior here. Obviously development is good for the city, but let's not overstate things - this would create a couple hundred jobs at most some of which would probably be filled by people who already worked in the city. Yeah it would be cool to have a nicer playground for the suburban tourists but I question whether developing that area would have a discernable impact to any citizen vs finishing the jail (which creates some jobs too).
People aren't going to move back into the city until there is shit to do and it's convenient. I lived down there for a year and it sucked, you have to drive 15+ minutes to get to a grocery store that isn't ghetto as fuck that you feel safe in.
There are more than enough bars and restaurants to support the current population base. That site is less than 2 miles from the eastern market. To attract people they need jobs, not just a few bartenders, and schools more than anything. Further development in Greektown isnt a smart investment given the other needs.
No one is going to move back until the schools are fixed. You'll get the hipsters post college but they all leave as soon as they have kids

Downtown is quaint if not boring. Our Brewery > Big Lake Brewing > Urinals at Butch's > New Holland Brewing. Checkout the Peanut Store. Walk around Hope's campus a little. Have a coffee at Lemonjellos. Food is pretty shitty. If you're there on a Saturday hit up Ray's Tamales at the farmer's market. For breakfast I recommend deBoer's Bakery. For dinner I recommend the burger/fries at Sandy Point Beach House (a little out of town but well worth it if the weather is nice). Tunnel Park > State Park. What else do you want to know?
