Inspection today. People keep telling me I need a new roof because the place is 18 years old. I want them to shut the fuck up. I would very much like 7 more years on that roof.
Truth is that most asphalt shingles only last 18-22 years in moderate climates before the asphalt gets too brittle, and they do not hold onto the granules as well as they once did. Warranties (lifetime, 30-year, 25-year) are just in case of manufacturers' issues and not an indication of how long the roof will last. What area of the country do you live?

why do you not tell them homestead is a one time deal and win mitigation is by standards with your insurance if you have good insurance and do not cut corners . how much of a tax break you get on your property or YOUR PROPERTY WORTH . WIN MITIGATION IS A DISCOUNT YOU GET ON YOUR INSURANCE PRICE. you can get both .
Only took one coat. I used Behr Pro e600. It took about 15-16 hours between Saturday and Sunday. I started off spraying it, but it was taking forever taping everything off, so I switched it up to a roller and brush.

homestead exempt is for everyone who actually owns a house . you claim it one time and then every year after that you get it . only if you live in that house. it is a discount on your taxes . win mitigation is a discount on your insurance depending on how your home is constructed ( to what spec if any ) . ( shingles tin capped or nail gunned ) ? windows hurricane spec ?

Have been traveling for work every week for the past 7-8 weeks. Some weekends I just stayed where I was to explore/hike (CA and AZ) and another I went to visit a friend (Portland). Finally got back Thursday morning and my yard was just complete shit. I'm talking weeds everywhere and grass almost up to 2 feet high.... Borrowed my co-workers lawn mower on Saturday and buzzed that shit down. Also had my sister in town, so I was busy showing her around and also hiked about 8 miles the same night I decided to come back and mow the lawn. I was absolutely destroyed Saturday night. But now that I've been back for a few days and actually working in Denver this week, I've already purchased a mower and just purchased some outdoor lounge chairs and table for my patio, as well as a grill and grill cover. Not to mention I couldn't resist buying a new hiking pack that was on sale (but will be extremely useful for future weekend hiking/travel) yesterday. Think I've added about $600-700 of debt on my credit card in the bat of an eye. More expenses will certainly come as I begin to try and get the back yard in order for summer.
Very nice. I'm looking at houses right now- one of them has a full acre. If we end up with that much land I might build something like this. Edit: Just checked my city ordinance - chickens and bees are both a go. TMB Farming thread here I come.
If you do end up wanting to build one I would recommend buying/finding plans from somewhere. I bought my plans for like $15 at a urban farm place in town and ended up with almost zero scrap wood. They probably ended up saving me about $50 in waste
He says I've got 3-5 years lefy on my roof. Also need about a grand worth of trim work replacing some cedar and the jacuzzi tub leaks. I'm asking them to fix the leak and pay for the trim and a new roof. Assuming I'll get the leak and the trim. Everything else is good, or at least stuff I can do on my own. I can probably do the trim, but don't want to. My stepdad sells roofs, so I'll get a deal there in a few years.
Need some opinions on deck stain and fence stain... L to R: Redwood, Mahogany, Natural Cedar, Pecan Right now I'm leaning towards Redwood for deck and Natural Cedar for fence.
I like Cedar for fence and mahogany for deck. Are you using cedar for decking or a different wood? That redwood color looks too dark and takes away from the warm color naturally in cedar imo. Plus I think it would a large contrast to your fence color
That redwood color is extremely off. I rarely see redwood that dark unless it has been soaking in water. I like the cedar color.
All wood is cedar (deck and fence). Only difference is the deck flooring is smooth; skirting and fence are rough cedar.
Clear cedar or tight knot? With smooth decking you will get great color from the Mahogany, even more so if it's clear cedar. Your dark spots on your boards are because of the rough cut. What brand of stain are you using?
You can probably get them to cover 30-50% of the roof. Isn't your house a darker brick? Definitely go lighter than redwood.
Rented a stump grinder this weekend and ground out 17 stumps of various sizes. Biggest one was about 5 feet across. Holy fuck was I beat by Saturday night. Next stop, river rock around the edge of my house all of the way around.
Yea the hardest thing to control consistency on from a corporate perspective is quality of labor. I'd recommend filling out the survey at the bottom of the receipt for three reasons 1) the store getting low scores would raise some eyebrows 2) if it's bad enough they may reach out to you and try and comp you something 3) You can win $5000 (although I've tried and haven't been able to find actual winners)
anyone ever use a sod cutter? having a shed built and going to prep the site this weekend, trying to decide if it's worth the time and cost to rent a sod cutter and transplant the sod from the outline of the shed spot to some thin spots around the yard. is it horrible? better use of my time to just buy a pallet of sod instead?

I'm building out my home theater on a slim budget (we still have to furnish the house) and I got a projector and sound bar 5.1 surround, but my techie buddy says the two have incompatible input/outputs and I can't setup "true" surround sound without changing one of them.
It might be hard in this market at the price I'm getting. And it is part of a divorce settlement where the sellers don't speak, but both need to agree. So we'll ask, but we're probably at the bottom of how much they're willing to accept.
