Got down to a 20 year at 3.75%, Appraisal came back so I could drop all my PMI. Went through Wells Fargo. Rolled closing into the loan, I actually get $1k back in a check because they overestimated closing costs. I'll probably put that towards the house. Lowered my payment slightly and knocked 7 years off the note.
I think a year from now I'll be getting into this. Can't build new what I would like, but would love to renovate something to my liking. Are you using this for a home you are already in or one you are buying?
Had a 3.875 but took a 4.125 to get rid of the PMI. And yes, I am aware that this may not make much sense to some but I plan on moving in 5-7 years, before my PMI would have dropped.

Yes you should. You could get s better rate and even if it's not 80% ltv, if it's close, your pmi would still go down.
Trying not to panic about potnetially screwing up my deck. From the research I've done, it's recommended that you clean the deck with a mixture of TSP/bleach/hot water before you stain to clean it and also make it more absorptive for the stain (the smooth cedar comes with a mill glaze that can act as a stain repellant). You are not supposed to leave it on for more than 15 minutes before rinsing, unfortunately everyone in the neighborhood kept stopping by last night for small talk or to ask what I was doing and as a result a lot of the TSP/bleach/water mix was definitely left on longer than 30 min. Everything took so long I was essentially doing it in the dark so I couldn't see much at all by the time I finished. Woke up this am to look at the deck and it is white as a ghost: Spoiler Before pic for comparison sake: Spoiler Hopefully the wood wasn't harmed much but I have no clue. There is going to be an 8 hour window tomorrow with no rain so I'm going to get up early and stain it then. Its not ideal with rain projected tomorrow night and daily for the next week but the deck is very exposed right now and I can't let all the rain hit it without a stain. Hopefully all goes well.
We did "finish" our remodel today and by that I mean it is probably 95% done but there are some random odds and ends that need to get touched up or things ordered need to come in. The tv/electronics are getting installed Tuesday so I'll post more pics at that time. In the meantime, here is the bathroom. The fixtures are an Edison bulb where you can see the filament and the glass has little bubbles. It has a very warm feeling but when it is turned on it doesn't photograph as well as I'd like. We tried to keep the colors light and give it a spa like feeling.

We'll place the MN bottle opener on the left wall on the tape. My wife came up with the idea for the copper backsplash and it is one of my favorite things in the entire basement. It just looks so damn good with the granite. We are going with a Gopher theme (while trying to avoid overdoing it) so here is the stairs with a sample of the runner that is on order.
Wood/carpet transition is tough to pull off. I think you guys did it well though. That transition strip looks pretty flat and melds the two sides together well.
I was under my crawlspace yesterday when I noticed that my AC Condensation drain line wasn't working and water was dripping out of the overflow valve (right beside it, maybe 1/2 in higher). I cleaned out both the PVC pipe and the valve where the drain connected thinking this would do the trick. However it did not. I started to take a closer look at it and I noticed a considerable amount of air was blowing out of both the main drain line and the overflow. After a considerable amount of screwing with it, I believe the reason the main drain line is not working is because of the amount of air being pushed out. It is creating some form of blockage. I can hold my finger under the opening of the main valve and it will cut off all dripping. The minute I move it away, the water begins to drip again. Anyone seen this before or have any ideas? I assume it is due to poor filtration within the system, but am hoping there is a way to fix it on my own.
Yep. I've seen my dad do that twice but that was a first for me. Been in my parents' attic 100 times and never came close, closed on this house a week ago and already did it.
My first house was a half double and my cousin was my neighbor. Thankfully. I didn't know we didn't have a firewall between us. I drilled a hole through his drywall once. Had to tell him. Luckily it was behind his tv too and was no big deal.
TRID regulations aren't going to allow banks to "speed up" waiting period here, waiting period there half the consumers probably don't even understand the new documents, the cfpb is full of idiots. But in short, real estate agents should learn about regulations rather than just saying "why hasn't this loan closing in less than 30 days!"
