    Thanks for the input guys. Went ahead and got the cable outlet for the patio. Wife and I have been going back and forth on getting central vac installed. I think we're leaning against and adding the money to the pool fund. It was a lifetime warranty with attachments for $2600. They could also pipe it out for $1100 and we install it later or buy our own.

    If we get a contract on it for what we are asking, and I think we will, then we will make right at 70k. Split between myself and another guy. Pretty abnormal for these things. We've usually made around 15-20ish per house on average, so we really lucked out on this one.

    Do the vac unit. My family company installs them and we've never had a customer regret it. Hell "pay" for it on your own and tell the wife it's a surprise. She will love it. They are so fucking clutch to use plus they help keep dust and shit outside. Get a couple of the under cabinet sweeps for wherever you don't have carpet.

    So do I. But, it's out in the country on 2 acres and sits off the road relatively far. We did a lot of extras in this house and didn't want to pay for a crazy amount of concrete. Would have cost quite a bit.

    Its about 3,000 sq ft. All on one level. Plus the detached garage. 2 acres.

    It actually appraised for slightly more before we ever even renovated it

    Put in a new deck, and just signed a downstairs remodel contract on wood floors, two walls demod, and a new fireplace refinish.

    We are working with a home remodeler. The wife is on board with me having a cellar. We just have to get it and the rest of the remodel (if we do it) to a reasonable price. Their initial thoughts on what we should do with the rest of the basement were awesome but about 5x what I was thinking.

    I love mine. I love that I can turn off the AC if I forget from my phone and before I leave to head home I can start cooling the house so it's not a furnace when I get home.

    cool. how much did you save? when i go out of town regularly for work i come home and ms swim has left the bitch on 72ish when its fucking 98 degrees outside. being able to do that will alone take my power bill from 130-150 down 20 bucks

    My issue in responding is I installed it immediately when I moved into my new house, so its difficult to compare with no "before" data.

    However, its interesting to see in the App the historical usage for the past few days when I compare it to a day where I am home all day like a Saturday where I keep it at 72, compared to when I set it to "Away" when I am gone for work. This past weekend (In Texas) the AC ran for like 9 hours when on a weekday it runs for like 5 hours.

    The biggest thing is the AC runs more to keep the house at 72 rather than when it runs to keep the house at 85 (which is the default away temp).

    Wife and I have been looking and offering on homes for a few months. We agreed on a price on a beautiful home that would be perfect, but she got cold feet and wanted to add a contingency that would allow us to sell our house first (which they of course said no to). Looks like we're staying in our house. I love our house, but I wanted a pool. Might consider adding one here but I know we'll never ever get the money back and it would literally take up our entire backyard.

    I go back and forth on a pool. I'll have made up my mind that I don't want one, then summer gets here and I'm like "fuck I wish we had a pool."

    Like I said, it would take up my entire yard. From the end of my back slab to my back fence is about 21 feet. I don't even care. Just give me the pool.

    So much this.

    So I have a good buddy who has a pool. My thoughts when I started looking was why would I pay for a pool? I will just be at his house every weekend. Then I found a house I wanted, and it happened to have a pool. Best decision I ever made.

    I would never pay to put a pool in, but buying a house which has one was the best route to go. Its great, did yard work all morning Saturday, finished up, and hopped in the pool. Sat there for about 45 mins just cooling down when 5 mins before I was drenched sweating.

    Having a pool is awesome.

    Mine does the same thing. I barely have room for anything else. Its hilarious but awesome at the same time. I mean i have one strip of grass probably 3 feet wide to mow.

    Just moved from Madison Wi to GA, avg house price went from something like $130-150 per sq ft to $80-100 per sq ft. :rain:

    Separate note, anybody ever bought a house at auction?

    Anyone have much experience with putting in an outdoor kitchen? I'm going to have one built in the fall so starting to look at plans and designs now. Any tips that I should keep in mind? Anything that I should make sure I add or anything to avoid? Plan now includes a space for one, possibly 2, BGE's, a propane grill, sink, and a good amount of counter space. Not sure what type of cover I want on it. Any suggestions here? Full cover, purgola?

    We had a pool in our old house and when looking for the new house we were 50/50 on a pool. We never used the pool. I mean like maybe 10 times in 3+ years. We don't have kids so that played into us not using it. We also have a bulldog (they can't swim) so we were always worried about him falling into it. Only time we used it much was when wife's sister would come in town with her boys. It was a pain in the ass to keep up all yea. Always adding chemicals and changing filters and sweeping out. Just a pain. We have people over frequently so having the pool for everyone to gather around was cool. It was yard art for us, basically. We didn't use it at all but I still kinda wanted one in the new house.

    I feel like we'd use it a lot. If for nothing else, I'd splash around with the kid on the weekends in it. I just know we'll never get the money back. I know it's a terrible investment but I really want it.

    Why not run gas if you are running plumbing? People like gas fire features. Even though you live in Florida, I think that would get use.

    I'd do full cover.
