it's one of those "ideal to do in an empty house" things, would want to move as much out of the bedroom and cover everything.

I think it'd be around $1000 or so. It's really easy to remove. Warm water and a scraper and it comes down p easy.

If the rooms are empty it is not too hard in theory. I did my entire downstairs, and 90% of it was pretty easy. A pain in the ass and very messy but nothing too difficult until I came to the kitchen area. For whatever reason this area of popcorn had been painted over. If it has been painted it is damn near impossible to get off. This was all in the middle of the huge renovation so had to move onto other projects, I found some guy on craigslist to finish up everything. He ended up having to skim coat(I guess that's the right terminology) the entire ceiling to get the texture right. He then primed and painted everything. This guy was way cheap though, I think he charged like $600 and it took him almost 3 full days to finish. At that point in the project it was money well spent.

I bought some from Home Depot and they ended being a huge pain in the ass. They're the white ones with the mesh. Don't buy those. I ended up just getting the things that fit into the top of the downspout to block leaves and shit from getting into my new drain lines I ran at the front of our house to keep water from pooling up there.

My apartment has popcorn ceilings and i hate em. Serious question, what is the purpose of them? I don't see any benefit, aesthetically or otherwise.

We bought a very old house as our first house and had to remodel everything. We removed some plaster walls and made larger rooms. There were huge gaps between 2 rooms that filing in with drywall was a nightmare. Nothing was square or level in the whole house. We did a popcorn ceiling because it does do a good job at hiding stuff like that. Not my preference but it looked decent. I always just assume if I see popcorn that it means something shitty is trying to be covered up.

From what I understand people in the 70's and 80's thought they looked good. You also don't have to be as precise with the drywall your hanging on the ceiling since it will have a textured surface to cover it up.

That's ironic. Our home is 100+ years old, and the original plaster and other original stuff couldn't be better. The upgrades all suck ass and are poorly done.

To this day I'm amazed our basement doesn't leak - except where the indoor plumbing was installed.

This is what I have never understood, people seem to hate the popcorn ceiling all over now days, and I am pretty damn indifferent about it.

I guess its kinda one of those things where you dont want to be like your parents and the houses we all grew up in had popcorn, so now nobody wants it.

The house I grew up in didn't have it so I guess I never developed the hate for it.

I obviously prefer the look of the non-popcorn but it's not like it's a big deal to me. I certainly wouldn't pay $2k for it to be removed.

I agree. The original work was definitely better. Our issue was the rooms were tiny and we opened the house up significantly by removing some walls and opening a staircase. I never want to take down a plaster wall again.

Just doing any plaster work is an exercise is frustration. It's the home improvement equivalent of going to the beach and tracking home sand.

Just had all the windows and a new front door with stained glass installed yesterday, inspector coming by today for final approval. Only paid 25% an the City is paying the rest.

Also getting the entire house painted next month with the same deal 25/75. Pretty sweet grant through public works.

Going from popcorn to non you can really tell a difference. Especially if the popcorn was older and kind of dull. Rooms just feel a lot more open and brighter, would do it again in a heart beat.

Usually popcorn ceilings are easy as fuck to remove. Just spray with paint stripper and use a floor scraper to remove. Helped my brother do it in his 2000 sq ft house, took both of us about 8 hours start to finish

Friends, does anyone have a solid resource for reading up on mortgage options? I've been saving since I was 12 and, while I would be perfectly happy living at home forever, society deems that you can't live with your parents beyond a certain point or vaginas will disappear from your life...

I would prefer not to throw 20% down on a house, so what are my options?

Any help would be greatly appreciated.

Talk to a mortgage person at your bank plus a few others. Shop around at some local banks too. Get some general ideas about what kind of options you have. When you're ready to get pre approved, the bank will have to run a hard credit check, but from what I understand, you can have multiple banks run a hard check in a two week period for a mortgage and it only dings your credit report once.

If you have the means, you should absolutely put 20% down unless you're okay wasting ~$100 a month for PMI (that never goes away).

In addition to a bank, go to an independent broker. They can access 20+ lenders and have different rate structures available to you.

Yep - the changes over the past few months have been dramatic. The only caveat to worrying about this is if he's a veteran - good programs out there if so right now.

IIRC, PMI for life only happened as of 1/1. Could have been a full year ago, but it's been recently. Before it was until you hit 20% equity.

Issue is living in California- let us say that I want to buy a "nice" home in a decent area- I'm looking at a 20% down payment amounting to between 80 and $120,000... I'm single [:(] but I would like to buy a house that I can grow into and maybe raise a family in someday, and unless I want to live in a shitty area, you're looking at well over $450,000...

PMI for life is only if you're putting 5% down, I think. I put down 10% in May and my PMI goes away at 22% (would have been the same if I put down 15% as well).

You're going to pay a marginally higher interest rate at 5% vs. 10% or 15%, and a marginally higher rate at 10% or 15% vs. 20% - potentially around 1/8th of a percent more for 10/15, and 1/4th of a percent for 5%.

It must vary by state. You can't get a program in Florida without PMI if you're under 20%.
