Are you saying that you have ~$100k of net operating income on $5M of real estate assets? If so, that's pretty poor performance and a bad investment proposition. At a pretty aggressive 4.5% cap rate the revenue stream is valued at $2.2M - less than half of what you say is the appraised value. You should be generating twice as much income I don't think it's fair to blame property taxes that you are generating such a poor return on investment. Further, you have the benefit of writing down the depreciation on your federal income taxes (and your state taxes depending on jurisdiction to protect your gains in a future sale). My advice would be to consider selling the asset if you're only netting $100k annually and could get $5M in a disposition.
