I was very reluctant to pay a few grand to have our house staged but after seeing the pictures it was definitely the right move. Hits the market tomorrow
That your house sells quickly and for a higher price than if it was full of all your old shit that makes it harder for people to envision themselves there. Especially in the age of the Zillow listing. Pictures can make or break a listing.
Couldnt find the TV thread so I thought this is the next best. Panasonic Plasma currently has 2 thick red bars running vertically down my tv. Anyone ever experience this? With the price of TVs now, Im thinking Im better off buying a new one
I’ve already moved out of state, so I want it sold yesterday. I know I’ll make money on it so spending a few was ok for my situation. People make decisions on what to see based off the Zillow/MLS/whatever website and a staged room is more appealing to most than a bare room and walls. Better pictures = more showings. Or so I hope anyway.
Picture in your head the furniture that Joanna Gaines puts in the houses on fixer upper at the end. Then picture your furniture in the same house instead. Which one would you more likely associate with your dream home and pay more money for?
I pretty much just tune in to look at her. But yeah I get it now. Also immediately thought about a few friends/neighbors who have beautiful houses but just loaded with shit and clutter. So last question, did you hire an interior designer? Not you per se, but if one wanted that done?
Bingo. Imagine a couple looking at the house and the wife’s opinion of a staged home and bare home. This is what the decorator said and sold me on.
Yeah. Started while on an antenna. Thought that was the issue but once the cable was installed, it was still there. It was moved by a moving company and was fine for a few hours after I hooked it up. Movers said since theres no physical damage to the screen, its not covered by their insurance.
That is better than a friend who tried to not stage it and suffered from it being on the market for too long
Ask them to provide you written confirmation of a denial of their claim, or a copy of the policy so you can review the exclusions. Do so in writing. You might bully them into at least filing a claim so know what they’re saying is true and it’s not that they’re too lazy or unwilling to file a claim.
It does say on the contract the terms, and under electronics it mentions only physical damages that can be proven or something like that. Im just assuming it would be easy for them to say they never saw the TV on prior to the move, and to be honest, I didn't turn it on probably 2 months or so prior to moving. But it was just sitting in my basement on a TV stand, I know nothing happened to it.
You'll have to pull off the back and see if any of the ribbons are disconnected. There are several boards back there and you might have to replace one if the ribbons aren't the issue.
I did a bunch of YouTubing and pulled off the back board, turned into: Nothing appeared obviously lose or out of place, and now I have 4 extra screws.
I had to have a board replaced on mine. But I was getting an error code from the red blinking light on the bottom of the panel and it was under warranty. I watched the guy like a hawk while he replaced it and it seemed p easy. He said the charge would've been a couple hundred outside of warranty...
Which ones do you have? Rollers? 2 stage? Anyone else with automated roller blinds? It seems like there is two options, either buy smart blinds that are $$$ which I'm not opposed to, or install a smart motor in your existing blinds that just motors the cord around for less $$. cc: lechnerd
https://www.hunterdouglas.com/operating-systems/motorized/powerview-motorization/manuals We only did it in on 6 shades in our master bedroom because they were cumbersome to open daily. It is normal non-motorized in the rest of our house.
Beautiful. I think I am going to pinch some pennies and buy manual rollers and install a 3rd party z wave motor on them throughout the house. The HDs and the Lutrons are going to be pricey if I did the whole house.
This was a picture of the house on MLS/Zillow that we bought and the rest of the house was similarly filled with baroque style statues, fake plants and furniture from the Louis XIII collection. Just looking at the pictures and I was like that's a no from me dog, but they had a open house and we went anyway and all that junk was gone and we ended up buying it. When we sold our house, we got a storage unit and filled it up with a bunch of stuff, so the house looked pretty spartan and was not filled with our junk and the closest were not overflowing with clothes, so the house looked more spacious than it actually. Same basic concept.
It stopped being cumbersome when we installed motorized with a remote/phone app but Alexa is next level. One day I’ll tell my son about how easy he has it because I once had to open an app on my phone to open our blinds.
I need some renovation help. Any architects or designers on the board? I have a townhome that I am looking to completely gut and redo the master bath. This is the current layout It's basically a 7x8 rectangle. We can take back the extra space from the closet no problem to make it a perfect rectangle. My thoughts are to do a pocket door/barn door (cheap option would just be to flip the door and have it opening out) and then do this with the space Would this work?
First question.. Any of these load bearing walls? Just wanted to say that , have no idea what I’m talking about . Good luck
Not likely, but there’s most definitely going to be plumbing in them. So have fun rerouting all of that. Also, I couldn’t really follow the new design drawing so what I’m looking at really. Edit: a 22” shower door is really small. Wouldn’t recommend it.
