    The essential’s good but way overpriced imo. Def would be a decent date night spot tho.

    I have a friend who works at Pilcrow so I enjoy going, but I could see their aesthetic being a little off-putting. Drinks are kind of expensive too but they’re good.

    Pilcrow is neat enough, but it's pretty much a carbon copy of every "speakeasy" that was all the rage in Manhattan ten years ago.

    Queens Park is a new cocktail bar opening this Fall. Co-owners are the Dave's Pub manager "Mudd" and Laura Newman, a bartender from Brooklyn. She used to do some Tiki bar pop-ups at Dave's on Tuesday nights. Gonna be on 2nd Ave. I believe.

    Laura Newman also won a United States Bartender Guild competition to name her best bartender in the USA and came in 2nd overall in the global competition just a week ago. Not some fan voting bullshit either.

    Apparently she was a bartender in NYC for a while and moved here for a bit and fell in love with the up and coming food and beverage scene and has since decided to open Queens Park with the guy from Dave's.

    i was bored at work so decided to take a stroll and see if i could get a look inside the place. it's technically off of second but basically right there (address is 112 24th street north). they unfortunately had some obstructions taped up to prevent creeps like me from peeping in but it looks cool based on their instagram stuff.

    The Birmingham housing market is weird for both renting and buying. As for purchasing a house, there's not a lot of inventory in the areas I've been looking (Edgewood/Homewood and Mountain Brook). As for renting a house, there's even less inventory and it seems like most houses have not been updated in 25+ years. If they have been updated in the past ~5 years and in those locations, then the landlord seems to think those updates add $1000/mo to the rent, bringing the monthly rent to $2,400+ even though the house may be oddly configured, old, in a weird location, etc. Based on what I've seen online and from having friends go look at houses not listed online, there's not a lot of in between. I also realize the locations I have primarily been looking at are probably on the more expensive side, I'm just shocked that the price I'm looking to pay to rent a house in Birmingham gets you less of a house/much more dated of a house than it does in Denver and New Orleans, which is where I've lived the past 2.5 years. On the other hand, it seems that buying gets you a lot more house and land in Birmingham than in those two cities.

    Think I might just sign a 6 month lease at the Tapestry Apartments, which has been recommended by a couple of friends, and be done with it. Ideally I'll be able to find a house to buy in those 6 months. Sweet blog.

    There's very little purchase inventory here right now. Starting in January, it will ramp up drastically through spring and early summer. Rental inventory will probably be roughly the same since so much of it is school based. Unfortunately for you, you're looking in the worst time of the year. A short term lease might be the way to go until you've got more options.

    Unless you have kids, there's not much reason to rent in Edgewood or Mountain Brook. Look in areas in close proximity, like Crestline Park or Highland Park.

    Yeah, I bought in Crestwood North for $175k back in 2013. I could probably sell EASILY at $225k now (maybe $250-275k) and we have done little in updating (except a new kitchen) and have a bunch of kids, so of course they are constantly making everything look shitty around here. That said, I think you still either buy around here or (maybe, risky) Glen Iris if you want to be close-to-town. If you don't mind a little further, maybe some stuff in Vestavia has come down. I know a friend of mine had trouble selling his very nice quasi-garden home for $200k a year or so ago. So, there's that.

    A few weeks ago, a realtor told me the inventory would drastically increase in the spring, but I got a bad feeling from the guy and cut ties with him. Was hoping he was right, though, so thanks for confirming.

    Yeah, I've been looking in those places as well but not as thoroughly. Found a solid house on 11th Ave South, mapped it out, and realized it was within range of a tee box from the golf course, so decided against it.

    Pretty much sums up what my friends have told me. Good price, good location, nice apartments. Kicker is they do variable term leases (with a rent adjustment of course), so I'm leaning heavily towards Tapestry and doing a 6-8 month lease. Only reason I haven't pulled the trigger is because I'm a Smokeboy and would like to keep using my grill, but that may not be in the cards.

    My unfamiliarity with Glen Iris and Crestwood North is why I am waiting to buy. People keep telling me to check them out, and without being there it's really hard to know the area and I don't want to buy without gaining familiarity somewhat. Also, despite it being more likely than not that I will be making the entire down payment and financing the house in only my name, I have a fiancee I have to run things by. She knows nothing of those areas.

    I wouldn't worry too much about people on Highland Park Golf Course hitting balls into your home on 11th Ave S, Oranjello . That course is typically only played by people that know what they're doing. I mean, the #1 player in the world played it earlier this year so it has to be elite.

    Here, it's really what you care about. Don't like train horns? Don't like ranch houses? Don't like (insert whatever)? I've been here 5 years now, so I feel like I have a good feel for things.

    IMO I wouldn't worry about the tees in the golf course if you're able to pay that premium.
