House hunting kind of sucks. Can someone look into their crystal ball and tell me whether Avondale will still be a worthwhile investment in 7-10 years after we are coming out of a recession?

I think it depends on the crime. There is a fair amount of property crime there, and I don't see that changing since there are lots of entrances/exits from the neighborhood. They are covered by East Precinct way out in Woodlawn, and the squeaky wheel (which isn't going to be an upper middle-class, mostly white neighborhood) gets the grease. I really liked a house on 39th when we moved here back in 2012, but kept wondering about all this stuff. Years later, I'm glad we picked Crestwood because I think we suffer (a little) less from these things than does Avondale. Plus, I think Woodlawn is going to take off in the next 5-10 years, and it's walking distance from my house. On the flip side, if you want to get further up toward Cliff Rd (which I guess is Forest Park, really), then you are going to pay more, but won't have to worry about the Avondale crime stuff. On the other hand, you can't walk to the Avondale stuff either, so there's that. Six of one, half a dozen of another, IMO.
To qualify my answer, though: I DON'T think Avondale would be a bad investment. Don't see property values going anywhere but up (or static). And while Avondale Elementary is just fine (seriously), after 5th grade you're gonna be paying for private schools. 10 years from now it might be different, but the middle and high school public options in the city are all a mess still.
I plan on being out of the house by the time any potential kids are at an age to go to school. I want to live the DINK life for quite a while. This is very helpful, thank you. What kind of property crime are we talking about? Breaking into a car, breaking into houses, both? We aren't afraid of a little grit (and I may actually prefer it), but I'd rather not deal with having my car broken into once or twice a year on average. Safety of my BFF and investment risk have been my biggest concerns about Avondale.
Signed the contract to purchase our first home yesterday. House is in Forest Park and I’m very, very happy about it.
Negative, but I’m curious which one you’re referring to because I haven’t seen a yellow door and we were set on Forest Park as our neighborhood.
On Linwood. Went up for sale Wednesday night and was under contract yesterday morning. It was an interesting house. Very plain on the outside but modern on the inside with a big open floor plan. I was supposed to go look at it yesterday but it was under contract before I could.
Ahh yeah...our realtor sent us that one but the inside was a little too funky. That iron wall reminded me of Hollywood squares.

Big fire at that abandoned hotel behind Our Place in Southside. That place stays packed full of vagrants, somebody has them a night.
I know of two guys who have been living in there for a number of months and constantly pandhandle on that corner. I imagine they’re the main suspects. Both mentally ill unfortunately.
Any one have any experience putting the BWW insurance to use? House we have under contract has a broken snake line in the sewer line. It’s like 60 feet long. Whoever broke it off left it in there and it’s been so long it’s essentially welded to the pipe. Meaning removing it could do more harm than good. The yard is on a slope and it’s functioning properly so I don’t think it’s a critical repair item at the moment. I’m just wondering if the shit breaks will the BWW vendor fix it or try and get out of it because of the existing snake line. Also how much consideration to ask the seller for.
