Prairie Village is pretty nice, but probably also most sought after area on KS side now and you will pay accordingly. Its ok if you want to pay $225k for a 2 bed 1 bath 1 car garage house.
If you have the budget Brookside on the MO side has some baller houses. Some nice looking older houses in Waldo also.
prairie village is trash. small roads, overpriced one bedroom, .5 bath homes, and no easy access to major transportation avenues.
Its definitely overpriced and lack of highway access is the one reason wouldnt buy a house there. Wouldnt go as far as to call it trash.
There is some of that happening. Also a lot of people are buying & flipping them. Update interior & raising price $50-60k bc they can get it.

My wife's great grandparents had a house in Prairie Village that the family sold off quickly after they both died within like 9 months, a few years back. The money offers were outrageous for an old ass house (although nice for its age), so I assumed someone wanted the land more than anything. Makes me want to spin by and see what happened.
There are some smaller houses on bigger/corner lots and those ones are probably the tear downs. Most simply dont have the footprint for mcmansions.
Crown club includes everything Diamond are great seats but I think you might have restaurant /bar access, just have to pay
Some of the Diamond Club tickets come with $20 or so to use towards food and drink. You do get access to the restaurant and bar in the Diamond Club and you will have a server at your seat as well.

aladdin or express? regardless, some good restaurants downtown: -extra virgin for tapas -westside local for farm to table -tannin wine bar -rockhill grille -affare for german food -novel or rieger if you wanna get fancy some good bars: -green lady lounge -the cigar box -double shift/torn label/border/emperial breweries in the crossroads brunch: -farmhouse -succotash (not quite downtown but a quick uber ride away)
nice, thats a good one for walking. also, double shift brewery is my favorite. some really good IPAs.
adding the Ship to the bars list. Not walkable but a $5 Uber to the West Bottoms. Stockyards Brewing Company is down there as well.

you can buy legit beer at grocery stores in Kansas now. That's a fun development since you've been here last
I think that rule is a bigger deal in rural kansas. In JoCo cant go more than 2 miles w/o seeing a liquor store.
Liquor stores will be able to have more shelf space for craft. Domestics will be cheaper at grocery stores
Went to Parlor tonight. I had never heard of the place until today. How have I missed it? Place is fantastic. The hot chicken will suck tomorrow morning but was awesome and the bar had $2 Coors Lights. Good diverse crowd too; I didn't feel like old balls being there.

Had a court at Chicken N Pickle last night. Indoors, was having a good ole time. Well the side door opened and in walked our lord and savior, Patrick Mahomes, second of his name, plus Kelce, Fisher and some more dudes who took over the court next to us. It was pretty cool. They had private security and stuff too, I felt like I was one of the cool kids. Our ball made it over there a few times but Pat never threw it back, it was always someone else. I was bummed. And he is competitive AF.
