Each area has a different market. Asking someone else in a different market if you did it right won't really help you. In SFL everyone lists their homes for obscene prices then takes an offer that is well under asking.
They have to fix a leak on the main pump, an actuator that goes from the pool to spa mode, and reconnect the water feature pump that was disconnected and ensure it isn't leaking. The last one is the wildcard, because the inspector said that things aren't usually disconnected unless there's a problem

Yeah, we're moving to plano. The inspector gave us a worst case scenario number that isn't outrageous, but we've rolled over to the sellers at every turn and have decided to mount a stand

I used to disconnect my water feature in the winter because the dumbasses that designed the pool didn't include a shut off valve for it. also your mom loves my water feature

I do not do weekly maintenance/cleaning, just equipment issues. What part of Plano, I do know some peeps that I trust up there for pool cleaning.

Yep way too specific. When we bought our last house, standard asking was 10% under. When we sold 3 years later, we got over asking with multiple offers in 24 hours. It’s so specific to market and can vary in just a short amount of time

I've got an area of concrete drain/gutter to the side of my driveway. It's old and cracked up/missing some pieces. Can I just pressure wash and add concrete over the top of the existing gutter or do I need to break the entire old stuff up and start over?

I can take a picture tomorrow but is there any reason my house would have vents that appear to be permanently shut? It seems most of the vents are in the floor, not the baseboard, but flat on the floor. Most of them have these vents that seem to be easily removable and also permanently closed with no way to open it. Almost like the previous guy put these in to keep air flowing in certain rooms.
I am still trying to determine how air flows within my house. I have no idea how or why certain seemingly inconsequential actions move the air. Main advice being if you remove them, don't throw them out.

They seriously look like they’re “fake” like they just popped them in to fill the hole in the floor. They are metal like a normal vent, but then there’s what appears to be a plastic part that blocks it and there’s no lever to open/close.
