    Had the first offer on our farm today. They offered 15% below asking, wanted the fridge, washer, and dryer thrown in, plus wanted a bunch of other farm work thrown in, and said that was their only offer and that they would not entertain any counter offers.

    Apparently they have been looking for 7 years and this was their first offer on a property. We told them thanks for the offer and best of luck.

    I felt bad that my realtor had been taking us to properties for 3 months probably 10 in total and the house we settled on I found. The fact that he told me about this escalation addendum made him very valuable.

    we took for 4 months. 11 offers. Looked at probably 30ish houses in person.

    All of our offers were at or above asking though and our realtor blew one deal, so I don’t feel bad about it.

    Other than making sure I remember what wire/color goes where, how hard is it to update a thermostat? I am not doing a nest/wifi type one, just a regular programmable one thats not from like 1985

    I had Honeywell wifi one at my old house. It wasn’t as “smart” as nest/ecobee but it was like $90 and had a phone app to control it anywhere and thats all I wanted. Probably a tad more difficult to configure it but their support was amazing and walked me through it quickly.

    My new house came with Honeywell lyrics and they were trash, so the builder replaced them with Lennox units made by Honeywell and they were worse. I finally just bought ecobee’s myself since I loved them so much at my last house and now all is well again.

    Don’t really have a good reason other than I was just being “cheap” (see username) and figured it wasn’t a huge deal to go the old school route of pushing an arrow up or down.

    Got it cause a. Cheap and B. The original thermostat looked exactly the same but this had wifi so I figured itd be an easy swap
    Trust me and anyone with a wifi thermostat feeling hot/cold when you’re about to go to sleep and being able to adjust without getting up is awesome. Not to mention peace of mind if you go on vacation and think you forgot to turn it up.
    **Currently have a non wifi thermostat due to Trane ac not compatible and it sucks

    Learning thermostat has more then paid for itself for me within a year.

    Damn maybe I’ll run and take the one I got back and exchange it for a WiFi one.

    I guess I just figured it’s NBD to turn it up/down a little when I leave for work, and then change it back when I get home from work.

    And yet every time you forget, it costs you money. As soon as my phone disconnects from my WiFi, my Nest puts my AC in power saving mode.

    Correct. Without WiFi it’s just a really expensive thermostat but it still works.

    Went to turn on the water outside to pressure wash my deck last night... Water isn't coming out of the spigot, it's coming out of the wall. :killme:

    That isn't a huge issue as long as you can get to it from inside the house behind the drywall. Seems like some water froze and cracked the line between the stop and the end of the spigot, did you have a freeze with your hose still connected?

    Yea, I don't think it will be a big deal honestly, just more a pain in the ass. The line goes into my utility room/laundry room (live in a bi-level). There is no drywall in that room so the water line is easily accessible for the plumber.

    That's crazy, I wonder if the expensive company either has to rent a lot of equipment or just doesn't have time for the job so they bid high.

    I'm sure you know this but just make sure whomever you hire is bonded/insured in case they damage your house.

    The market in KC has been bananas the last 2-3 years. Seems like half of prairie village, mission, etc corridor is under remodel, being fixed up for rental or being sold. Also laughed at bright colored door comment. So many bright orange fucking doors lol

    I need to remember to share the story of when I paid a company to trim my tree Bc the city said my tree branches were hanging too low.

    I believe it. Not going to find anything for that unless its in the older part of Olathe, in Gardner, or the northlands in KCMO. Probably wouldnt even find any townhouses,condos.
