Get it! Prices have come down now that a lot of sod farms are cranking it out. It's absolutely gorgeous in person and is in between Emerald and Meyer's Zoysia, texture wise. It's color pops moreso than anything I've seen, sans some of the best fescues. My brother just did his lawn in west Canada with some high end fescue and it's fucking amazing. My brother's fescue.

no, its cedar the cost of that kit (I got it a couple hundred bucks cheaper that they are now) vs cost of buying raw lumber and measuring and cutting everything, just made too much sense for me

I did it in two days I believe you can just set this thing on the grass if you want and its level enough, or get some concrete walkway path stones to set it on We poured a 15' x 15' concrete slab for it to set on
yeah we had no choice but to use st. Augustine with the builders and dont know if ill resod while im here but yeah next house maybe.
Have empire and st Augustine in different parts of my yard - including some mixed. Blades are very different - SA much wider leaf - but coloring is very similar. St Augustine is wonderful if it gets water. Not sure why you’ve had bad experience. Only caveat with empire zoysia is that you better be committed to edging because roots go deep and it will invade surrounding areas/beds with fervor
Just told the builder to budget in Zeon Zoysia. It's only like $150 extra per pallet over Bermuda from what I've seen. Seems well worth it.
I hadn't planned on it. From what I've read, it doesn't require a ton of water, so I was hoping I could get away with not adding that.
If you are building in anything other than a squeezed cookie-cutter tract development, make sure to have ample outdoor faucets. Most house now only have 1-2 and make any sort of maintenance and/or watering task more of a pain in the ass then they have to be. This coming from a homeowner and a guy that makes his living in peoples’ yards.
This is good thinking. I'm building on what's listed as 1.5 acres, but it has woods all around, so I'm getting more out of it than that.
Combination of poorly laid sod, not being able to use reclaimed water to water, and my dogs digging and messing up some areas
Yeah, it's not necessary, but for the first month or so, I'd make sure you have plenty of hoses and sprinklers. I use the rainbird brass impact sprinklers and three hoses. I have insane water pressure and can run three in line. I don't have to do it very often, but when it gets stupid hot and doesn't rain for two + weeks, I usually give it a solid hour or two. I have a cheap shutoff timer and just set it to turn off in ever how long I need it to run. Don't skimp getting it established.
If this is a big issue it can be mitigated with a recirc pump. You can do some interesting things with when it runs to save energy too (motion sensors, etc.)
So the metal landscaping edging they sell at HD says “easily bendable”. Anyone have any tips? It sure af doesn’t look easily bendable.
I think they mean as in easily shaped into an arch. If you want actual hard corners, you need to rig up a metal bender with 3 fixed points.

Offer was accepted on a new house last evening in a wonderful neighborhood in the best school district in the state. Yay!! Nope. Wife wakes up this morning with a "pit in her stomach" and just can't go through with it. She is currently out in the car talking to her mom on the phone and having a nervous breakdown.
She came around after talking to her extremely cheap mother, which doesn't make sense, but here we are. $$

Agreed, just a bit annoying when we’ve known the general price for a week, went through our budget multiple times and then she freaks out after the deals been signed.

Closing on my home in a few weeks. Question about hanging a tv outdoors.....can I just hang an indoor Samsung in my covered patio outdoors? I live in Austin and we get 50 days over 100 degrees.
The humidity around here (I'm out by Marble Falls) is what would worry me most about a TV staying outside 24/7
I've got an articulating (sp?) arm mount that easily slips apart I have two wall brackets, one outside and one in the office that has a door leading to the deck, so I just bump my 32" office TV back and forth. I bought the bracket(s) about 15 years ago, so sorry no link
*update* all the wood rot is fixed and everything is scraped and primed so now it’s time to paint. I’m going to TRY to do it all next weekend
I leave mine outside all the time. Had an older TV from inside that I put out there and it died after about 2.5 years of being uncovered. Bought a new cheap TCL, keep it covered (most of the times) and it's been out there a year plus now with no issues. TV prices are getting so cheap that if you get a few years out of it then call it a win
