I'm sure my perception of out south has changed since I moved away. Everything past 103rd st was out south for me.
Wife didnt didnt want to drive that far but there are some nice ass houses they're building out that way. More choices (ie houses) in his price range from 136 th to 170th. Friend has a place out in Bucyrus thats 10 acres with a stocked pond and they have 4-5 cows. That place is pretty dope.

I'm over by 119th in OP. My old townhouse was less 2 miles from NPR lol. I moved nearby to neighborhood west of Stoll Park.

I think your visitors would need a passport to get to a place that far south I do hear the Dallas suburbs are nice
I think my house is pretty convenient. I'm close to 435, 35 & 69 (nice) and can make it almost anywhere in 30 mins. Unless you count the airport and that's basically Winterfell.
