    Nope. They just have this stupid daily rent fluctuation. I do have the biggest 2 bedroom and there aren’t many of them, but yeah 1476-1842 is quite the jump. I bitched and they dropped it like 70 bucks. The people in the office claim to have no control (they probably don’t) and they go back and forth with this 3rd party. Terribly annoying.

    I also currently live at Tapestry Park and have been preparing for battle with them over their proposed rent increases. Look at the notice they put on your door proposing a rent increase. Is it dated? Is it signed? Does it state in writing the new monthly rent amount?

    Sections 15 and 33 of my lease require the notice to state in writing the amount of future rent and to be signed. The notice they gave me didn't do either, so I kind of stuck it to them and told them I'm not paying a dime more than I currently am. They eventually gave in and agreed. This may only buy you a few months, but that's still better than nothing.

    I signed a 7 month lease when I moved here with the intention of buying a house. 7 months lapsed on June 5, and in order to go month to month they wanted to double my rent from $1550 to $3,100. Per the terms of their lease, they must give notice 65+ days before the lease termination of any proposed rent increases. The notice they gave me wasn't dated (so it wasn't clear if they actually followed the 65+ day rule, and it was stuck to my door when I was out of town), was not signed (as required by the lease they drafted), and it said "CALL FOR PRICE" instead of actually stating in writing the amount of future rent (as required by the lease they drafted).

    I pointed these things out to the office, and Lisa (the office manager) got visibly frustrated but after 25 minutes of being reasonable and trying to work with her she came around and agreed with me.

    The office is actually at the whim of their superiors when it comes to how much they can charge in rent, but they can also negotiate with their superiors essentially on your behalf. Personally, I wouldn't let them off easily, but at the same time I will spend 5 hours arguing over a $50 fee despite knowing that it's not worth my time to do so, so I may be atypical in wanting to argue with property managers.

    It's one of the most expensive apartments in the area. There are plenty that don't cost that much. So, I guess, keep that in mind if you decide to get divorced.

    That low, low price includes a ~3 year old living above me who runs around the apartment from 6am-10pm every day.

    The talent at the pool is nice, though.

    My rent for a three bedroom house in Highland Park was $1125 (2019). House was falling apart, bare bones amenities with an absentee landlord on non-catastrophic repairs but the location was good and we made the best of it. The porch was awesome and that’s some cheap ass rent.

    I used to live in a 3/2 in Crestline Park for $795/month. Split three ways, it wasn’t much more than a storage unit.

    I know we’ve touched on this before but I didn’t see a definitive answer - is there a good taco place left? Babalu?

    Tried to think of one but came to the conclusion that there are just a ton of mediocre taco places. Not terrible. Not good.

    Taqueria Juarez, the white food truck that parks next to the Milos on 31 in Vestavia, is the SHIT. I eat tacos there about 3x/wk.

    ZunZun, El Barrio and Babalu are all pretty good, but nothing great like you say. At least fresh made tortillas at ZunZun and Babalu.

    But the real answer is any number of mexican groceries/markets/food trucks on 31 in Hoover/Pelham or Lorna Rd. or Greensprings/Valley.

    There’s a slight chance against Tubs, but all Jones’ campaign ads would have to be pictures of Tubs holding up 6 fingers with Jones’ voice saying we can’t send this to Washington.

    it's probs gonna be a lot closer than people realize (according to my friend who works for jones' re-election campaign and knows the polling well) but yeah, down-ticket voting makes it exceedingly difficult for jones to actually win. i just don't think you'll see quite the usual lopsided-ness that we do in statewide elections.

    I didn't get to all the taco places while I was in Birmingham, but I thought El Taco Loco in Homewood was legit. I'm back in LA now, and jonesing for their orange salsa.

    Any good furniture store recommendations around town? The bed the BFF liked at Restoration Hardware was $2,200, and I'd like to think I can do better than that price-wise for similar quality.

    Also, my bff is addicted to Nadeau. Don’t think they do beds though. All of our couches came from Rooms to Go but I don’t think that’s the “local” furniture store rec you’re looking for here.

    Hannah Antiques has some quality stuff and you can usually haggle the vendors down a good bit. We stole our four post king off of Mnt. Brook trading for less than $500.

    All good spots. Carry a good mix of stuff in most styles. Urban Suburban and Hannah's are going to have the most post modern style stuff if y'all are into more contemporary styled things.

    I know she's probably set on buying a bunch of brand new hip stuff but just spitballing to try and save you some money.
