We have our final walk thru tonight before closing tomorrow. Our realtor is out of the country so her son is filling her duties, no clue how competent this guy is. The dumbass sellers procrastinated and by the time they got to hot tub heater there was an additional part that needed to be ordered (inspection was well over 2 months ago). We have in writing and they have verbally agreed to do whatever it takes to fix. Should I be worried? I mean surely they will do what they say knowing I can sue them? I suggested putting enough money in escrow to buy & install new heater until its working properly, new real estate guy acted like that's unnecessary
What's the recourse? Small claims court for $500-$1000? If they agreed to fix it before closing and didn't, I would ask for a check for the estimate for you to fix it yourself. I'm sure you wouldn't walk for something so small, but I wouldn't want to deal with the hassle of litigating it. My advice with shitty sellers - take your time at the walkthrough. Sounds like the type that would let shit fall apart post inspection
They claim it's a $350 part. My fear is part comes in and something else needs to be done. Besides this heater house is in very nice shape, seller let us come back over a month after inspection to let our kids see the inside (less than a month ago). That is the only cool thing they've done
I would ask them to put the price of a new HW (tankless) system in escrow with closing company until the part arrives and is installed and the problem is resolved. This way they can't get the amount of the new water heater until yours is fixed.
I feel like people always forget that the seller's are going through the same process and stress as the buyers.

That's exactly what I suggested and new realtor replied, "They said they'll fix it, so, we will make it work. Ask the realtor if they are so comfortable with it, would they put the price of a new hot water tank in escrow out of their commissions to hold until its resolved?

I put it all in bitcoin. I think that’s about the safest place to store it right now. Ha. I just put it in savings. I’m sure there’s other avenues you can explore.
Heads up. When the title company emails you, call them to verify the account info. Buddy got an email from what appeared to be a legit company his bank worked with. He wired the money and it was a fake. Lost almost 50k.
We put ours in a goldman marcus account. Probably some higher paying options out there, but it was easy to move money in and out of
Ally has a decent money market account. You can move the money in and out all from the App. Once you verify an account, it takes about a day or so to move it.
Sold my house awhile back. Closed on it a month ago. Girlfriends house has been on the market 2 months and we can’t get it sold because of road construction. They started in early April replacing the sewer lines and 3 months later it’s still probably a couple weeks from being finished. Sucks because no one can get to the house to view it. We haven’t been able to park in the driveway for a month. Super frustrating. Anyway, we put an offer in on a place a couple weeks ago contingent on her house selling which was accepted. Someone else came in the other day with the money and made an offer on that house so we had 24 hours to decide what we were going to do. Ended up talking to our loan officer who gave us the all clear and a new pre-approval letter. So essentially two mortgages until we can get her house sold once we close on the new place (looking like July 23rd). I convinced the girlfriend that her house would sell soon and to that we should commit to buying the house still. She agreed, but not without expressing concerns. So now we’re hoping like hell her house sells in the next month. This road better be done soon. Pray for me.

I ask them about once a week. Originally it was going to be done “in late May” which I told my girlfriend meant late June in construction terms. Now that might even be optimistic. Haven’t got a good answer in a while so I finally got a number and called the guy in charge late last week. He tells me they’re hoping to have it paved by the end of this week but I don’t think that’s happening. Im hoping for next week. Our realtor had pulled a ton of comps and we’ve lowered the price 3 times now but like she says the lack of drive by traffic and the inability to get in our driveway is really the only thing killing us as it’s at if not below where it should be listed. I’m just hoping the road is done soon and hopefully after an open house or two we can get a fair offer. Shitty part is we had an offer about a month ago but after the inspection the buyers tried to pull some shady shit and rather than us fix the issues (mostly piddly shit like replacing a lightbulb above the stove) they wanted $5,000 off the price we’d agreed to so we ended up telling them to kick rocks as they wouldn’t budge.
Anyone a roofer or have experience with roofs? My roof measured about 17 squares, got a few quotes for around 5-6k. Have a guy coming out today (pack of mexicans) who apparently can do it for $150 a square which sounds ridiculously cheap. Crossing my fingers. Also, new buyer's home inspection on our current house is tomorrow afternoon. We leave for vacation on Thursday so I get to worry about the results of that inspection on vacation, can't wait.
I'm in the process of selling the house (told buyer i would put a new roof on), so I guess i could really care less to be honest.
Yea if they’re dumb enough to let the seller actually make repairs then carry on. I’ve always asked for money for repairs, even if it’s less than what it’ll cost me id rather have that then a cut rate person doing the work.

Supposed to close at 1pm but guy still hadn't gotten to house to fix pool heater so I pushed it back until 3:45. Seller was being a cunt saying they wouldn't pay more than 1k to fix it despite saying they would in contract. I've been on the phone all fucking day with realtors, wife, lawyer friend, plumber. Exhausted af, but just got a call he actually fixed the damn thing. #blessed
