Agreed on a price to sell our place. Buyers wanted us to fix some stuff, but we just threw money at them and they agreed.
I am in the middle of widening the opening to our kitchen from the living room from a standard 32" to 50". It makes a massive difference in the feng shui and flow of the house. I am also reusing the existed doorway casing and trim from 1926 when the house was built, to preserve the character. This all sucks ass to do with lath and plaster walls but its going to turn out great.
Got almost everything over to the new house today. Now the fun of unboxing and figuring out where to put it all. I’ll also add this better be the last time I move for a while. This is the 8th time my wife and I have moved in the last ten years. I’m done with this shit. This better be it.

What an absurd weekend it was. We had an open house saturday and sunday and had lots of foot traffic. We had an offer sunday night that was quite strong. Countered and said you have until today to accept or we're going to keep it on the market till this upcoming monday so it has two weekends of traffic. Buyer accepted. He wants a fast closing so we're sort of in shock that it went as planned.
Just an update. Buyers accepted all of our proposed credits, we even purposely asked for things we didn't necessary need to use for negotiation. Now we've got $9000 coming to us in credits at closing (July 15). Can't wait to get out of our apartment.
Closed on a house yesterday and can't wait to spend the Fourth of July doing some cleaning and pressure washing the garage floor to remove 20+ years of neglect before moving in. I feel like a young 47 year old.
I think I am driving myself insane on energy efficiency. My kitchen has 6 t12 ballasts above the cabinets (3 3 ft and 3 4 ft bulbs). I'm trying to decide whether to do ballast compatible bulbs (least energy efficient but easiest), ballast bypass, or just new led fixtures. Thoughts?
For those building or have built homes, just how much do overruns usually happen in practice? I hear horror stories but just curious.
The house we are buying was ideal for us in regards to having a livable kitchen that we can redo in a couple of years. Looking forward to that process.
We are still in process of moving in. Bae is very sensitive to cigarette smoke and apparently previous owners were smokers. I thought the times we looked at house I was just smelling it on our realtor (she smokes). Well after we move in it's clear someone smoked a lot and wife was complaining quite a bit. First quote I got was almost 10K, lolwrongnumber. Was skeptical but we ended up buying an ozone generator for $110. Ran it for two hours in daughter's room (it had the strongest smoke smell) and it completely eliminated smoke smell from entire house, 2 hours was actually too long. For good measure ran it for 30 minutes into the return air of each a/c system. My kid spilled a huge thing of water in my car about a month ago, gonna get rid of that mildew smell with it also. Very happy with purchase. Had exterior washed yesterday. Having carpets cleaned and enzymes put down where their shitty dogs peed today. Will start moving big shit shortly, the end is finally in sight
When I was looking for apartments right after college, the manager showed me one where the previous tenant smoked and assured me they'd run the o-zone generator before I moved in if I wanted it. I was skeptical it would work and wasn't sure about the apartment so I passed. Another one fell through and I came back through and she had run it, I was amazed at how good of a job it did.
Replace the carpets where the pets peed. Shit, replace all the carpet. No amount of cleaning will get rid of the piss stains underneath.
Carpet guy said the enzymes would be effective at keeping the piss from pad from wicking into carpet so it's a cheap attempted fix, but we going to eventually replace. We have already gone so over budget it will probably be next summer before we get all new carpet upstairs, downstairs bedrooms don't have any odors/stains. It's really just one of the upstairs bedrooms
I had no idea how incredible those things are. My gf used to lease apartments when she was in college and they had two on the property they would move around depending on what units needed it. They would run them overnight and it would make a huge difference. I have one now, and used it in my truck after I quit smoking and it made a huge difference. I have used it several times and it works great. Glad this helped you guys out. Just make sure to air out the room you used it in and stay out of the room while using it. The O3 is harmful I believe but breaks down to O2 after a short period of time.

Ozone machines are great. Used to work at a hotel and they would cycle them through the rooms to keep them smelling ok. Bought a used one from them when they got new ones. Had it for 5 years before it crapped out.
Got everything we needed to the title company and are looking at signing early since we won’t be in town for closing. #blessed

I'd like to get one to run in our basement and kitchen. Imagine it is also not safe for the cat to be in the house? Fiance, pup, and myself could go to the park and run errands for a few hours, or however long it needs to run/settle.
Yea, I dont think it's good for animals In fact I read its worse for pets than it actually is for humans

Anybody ever do an air register booster? They work? Our master bedroom feels hotter than the rest of the house and am looking at a cheap way to cool it down some.
This was a problem in our old house. Turned out the duct work going to that bedroom was smaller than the rest, asshole builder cutting corners I guess. This doesn't answer your question and I never fixed it bc it wasn't my room
So one solution I had was to use a smart thermometer tied to a temp gauge in that room. When the temp rose above 5 degrees over the set temp for the AC, it would kick the fan on to circulate air.
After 3 days of a few things not going right with the movers, cable/internet, and getting appliances delivered, I can finally say everything is delivered and moved from the apartment. Can finally start putting things up out of boxes and make this place feel like home.
Just bought one for my daughter’s room, still waiting for it to arrive. I have a feeling her ductwork is smaller than the main level’s as well. Her room is at minimum 4 degrees higher than the thermostat at all times, so when it’s time for her to go to bed I’m sticking her in an 80+ degree room. I feel fucking terrible every time
So this happened. Go out last night to greet the delivery men with the appliances. My wife, delivery guy, and I start walking back to the front door with to show him where to put everything and our 2 naked kids locked us of the house. They then proceed to laugh at us through the big glass front door standing butt naked. All of a sudden I hear the delivery guy say nope and pull a u-turn back to the truck.
Please report results I have a window unit in a guest room since it gets like zero air I would love to get that eyesore off the side of my house
