    Trust me, you will spend more money in paint by using a sprayer than you will just rolling or brushing it. I bought a 5 gallon of outside paint and have the first coat and most of the second on the front and the back and haven’t used but half of the bucket. A sprayer would have used 15 or so gallons by now.

    4100 sq ft and texas. Not really sure where to start. The inspection says we have 10-12 inches of blown insulation in the attic. Maybe beef that up or get a radiant barrier?

    I received a ring pro as a gift so I attempted to put the doorbell on. When taking the old bell off I realized that I don't have much wire to the doorbell. The wires didnt extend past the hole behind the doorbell. I have wire extenders that came with the ring but can't adequately get the wire extenders on the wires to feel confident in the connection and maybe not get enough power to the pro. I have tried to pull the wire out a bit but they wont budge. I assume they were stapled when the house was being built.

    Is my next step to call an electrician?

    Can you take a picture? Use a jumper or splicing it should work and save you some $.

    See if you can find the doorbell wire in an unfinished adjacent area, headed toward the chime. Often visible in basement ceiling cavities. If so, you can cut it there, and use it as a pull wire to fish a new longer peice to the door. Or call an electrician.

    That’s a decent size house to keep cool in Texas, your just going to have a high energy bill in the summer pretty much no matter what you do, unless you want to keep your house at 80+ degrees.

    My last place was around 2700 sq ft, much older, and I topped out at around $150/month at the same time last year at the same energy rate. I'd be happy with just a proportional increase. I already have a zoned a/c with schedules for each room and 2 attic fans. I feel like there's something I can do, but at the same time I don't want to drop $10k to save $10/month.

    Had some new internet put in the other day, "whole home wifi." Company is using Google's mesh network. Seems pretty good so far.

    Man, year one of my yard and I’m ready for winter to come and hope for a fresh start early 2020.

    Got about 50% grass, 50% crabgrass/weeds.

    Got an old garden/fire pit/grinded stump area I’m digging up soon to plant grass once fall comes, not sure previous owner touched it in three years.

    Previous owner laid down shitty ass mulch when he put the house on the market (in winter). Wish he didn’t because there’s just rocks under it, and I would have preferred that. This looks like shit and all sorts of greens are growing through it.

    Mowed today, and I have what appears to be roughly 3.5M crickets all over the yard.

    Possibly every bush/shrub around my house is 25% alive.

    For an aspiring lawn guy, these are tough times and I had to vent.

    Plan on digging sidewalks and large back patio area, fire pit area, French drain around property and clearing about 10’ of brush near property line.

    If you’re serious about doing all that by yourself with that piece of equipment , (I wouldn’t attempt unless you’re working with a decade timeline) you should rent something mobile with a track. You’ll move that truck 3 feet a thousand times before you’re finished.

    But the benefits to ownership far exceed renting. And with interest rates at all time lows, the privilege of owning a bobcat has never been more affordable and right within his grasp.

    Give or take easement rights to create a sidewalk in front of his home, of course.

    Just think of it as a really kick-ass golf cart.

    Just got first months electric bill for the new house and was wondering if something was wrong until I saw some of the previous posts. Still a little curious if I should have something looked at. $243 for 2800 sq ft one story in Tampa. I was around $160 in previous house of 2300 sq ft. Thoughts?

    It could be a lot of things. Efficiency of your HVAC, quality/age of windows, quality/age of insulation, etc. 2800 sq feet for a ranch is a pretty huge space to cool down with a lot of roof for the sun to heat up. Was the 2,300 sq ft house a ranch or 2 story?

    Off to close on the home later this morning. I'm excited about the home but equally excited to not have to deal with that fucking underwriter again.

    Her: looks like your current debt to income ratio is ~O. Can you write a detailed and signed letter of explanation about this recurring 63$ payment to Chris Darwin's Dog Walker?

    Me: it's a payment to my dog's dog walker. He walks my dog. If it was really a loan shark in disguise it would change my d/I from 0 to 0.0001%. I don't see why it matters.

    I had to write about 11 of these. Finally complained to my agent and the underwriter stopped.

    If you do get something consider getting something enclosed. That way you can at least use it for snow removal once every 3 years.

    Fuck Lowe's. Supposed to have a washer and dryer delivered today, haven't heard a damn thing about my 2 hour window. I call the store and she goes "Oh yeah, we were in the process of calling people, but we have to reschedule your delivery. We have truck issues." Come on, I bought the damn things over a week ago. Home Depot wouldn't do me like this!
