    Haha yes, I spent 5 years in commercial HVAC design so I'm a bit familiar with it. It was a nice reprieve from spending the entire morning figuring out how to design a robot gripper that can pick up a rear carrier for a Lexus from 4 different angles :killme:

    Had my sprinklers winterized the other day. It appears the lever that should be stopping water from flowing through that pipe is not 100% working. There’s still water dripping through that open spigot (not flowing, so probably pretty minor leak).

    Brought it up at inspection/move in, but like everything else the realtors/seller/people fixing this shit basically did nothing. So yeah, will probably have to call a plumber I guess.

    any idea how much this should cost?

    In the process of finalizing finishes on my new build and we’re slightly over budget. It’s not a what can we afford budget, it’s a we shouldn’t spend more than this budget. Do I cut my $2,000 rainhead shower head?

    Is it the only head in the shower, or would you have more of a normal one plus a rainfall one? I have heard some complain that they're kind of annoying sometimes. Like you're either getting drenched or your out of the water, there's not much in between like an angular head.

    There’d be a standard shower head in addition to the rainhead, but I think there’s only one mixer (meaning you couldn’t have one head on but not the other—it’s both or nothing). I could be wrong on that though.

    What shower head is this? I got a 12 inch rain shower head from Kohler for $300. Your contractor is charging you an obscene mark up. Take whatever the standard rain shower head is and just buy a better one on your own. It's as simple as changing a light bulb to swap them.


    I highly doubt this is true. Almost certainly you will have a way to switch between the two.

    It’s a new build with a builder. I’m talking a true rainhead that comes out of the center of a ceiling, not some shitty extended head off the wall.

    I have a big rain shower head as well and I have used it like twice.

    Wife loves it though, so I guess it's a personal preference thing.

    Would be somewhat like this, but centered in the shower and ceiling mounted with a can light on each side of it, plus the wall mounted shower head.

    Stop your condescending bull shit and realize I'm trying to help you. Whether your showerhead comes off the wall or from the ceiling, the showerhead will be the same. it's just a matter of whether the pipes are run through the wall or outside of it.

    For the record, mine will be inside the walls and coming from the ceiling as well.

    yea, that piece at the bottom is the same whether it comes from the ceiling or not. See the joint where the pipe meets the showerhead? It detaches there.

    Yes, exactly. Waste of money or worth it? It’s funny you say you don’t use it but your wife loves it. I’ve read most women hate it. My thing is I’m 6’5” so shower heads are rarely tall enough for me. It’d be nice to wash my hair without ducking.

    My rain head was only like $400, so I'm fine with it at that price. For a couple grand, I'd say it was a waste.

    It's a new build so just put your regular shower head higher? The one on the wall there is at 7'-0".

    Unless you don't know what you are talking about and he's charging you 2k for all the work and not just the showerhead. In that case, he's still overcharging you because the labor for that should be almost nothing because it's easy as hell to do as part of a new build.

    you said the showerhead itself was 2k. Even if that 2k price includes the work you are still getting gouged.

    Parts and labor, my entire bathroom will coast about $12k and that's with us splurging on a 3k soaking tub. and this is essentially a new construction bathroom. All that's left right now is the walls of my bathroom.

    Had a rain can, 3 body sprayers, and a regular shower head and I used the rain can more than anything else. Loved it.

    I never said the head was $2k. That’s the upgrade charge to do it. Like I said, it’s a new build with a builder in a new neighborhood. Of course there’s going to be a markup. But if you’re suggesting I have someone come in later and rip up my brand new tile and ceiling to replumb the shower head so that it’s mounted from the ceiling just to save a few hundred bucks, you’re insane.

    No I’m not. What I’m suggesting is that you do a bit of negotiating. Because there is certainly a bunch of wiggle room there in that 2k upgrade cost. The parts and labor to add that to your house is almost certainly under $500.

    I was halfway into negotiations with them for a new build last year. Had them giving me upgrades on the bathroom, tile, and impact windows for a steep discount before I pulled out because we learned something about the area that made us move our search further north. There is ALWAYS room to negotiate.

    Of course not. And of course we negotiated the sales price. I have never heard of a builder haggling over upgrades in a design center.

    well they absolutely negotiate. Obviously it's best to negotiate it up front, but there's always time.

    But assuming you are stuck either paying 2k or nothing, it's your master bathroom. $2k to fancy it up a bit will be worth it in the long run.

    We negotiated ours a little differently than what the builder was offering thanks to our realtor. The builder was offering around $15,000-$20k in incentives. We were able to get $25,000 to use how we wanted plus $5,000k towards closing. Since our builders entry level stuff was pretty good and we knew we wouldn’t be needing higher levels of finishes we used $5,000 off it to apply to the lot, $5,000 to apply towards some structural changes then the remaining $15,000 in the design. We just had to spend at least $30,000 in design to get the full amount. I think we spent $32,000 in the design so basically $17,000 out of our pocket.

    There is a large development on the outside of Birmingham, AL that I have been following since we moved here 3 years ago. It has grown significantly in the past few years and I always see offers on zillow to do one of those semi-custom homes in there. We are moving in two years no matter what to get to a better school district when my kids start school, and this development is in a great district. I just worry about the resell value of a home in one of those large (i hate this term but for lack of a better word) "cookie cutter" developments. I also worry about the stress of building a house and wonder if it's worth it at all financially.

    I guess it's the classic HGTV suburbs vs. into the city problem. I don't have a question just kinda venting.

    Yeah, we got $23k for the design center and 1% off closing costs if we use a preferred lender. My point was I’ve never heard someone say, “I want this level 5 tile but I’m only paying you what a level 2 costs.”
