    Something high end / high quality. Probably clad wood? Not vinyl we know that.

    9’ is a weird size for 2 panels. Both Jeld-Wen and E-Series can do it but in odd ways:
    1. Anderson E can do it in 2 panels but we like the look the least
    2 Jeld-Wen can do 2 options: two panels at 9’ but the picture window side larger. Or two equal panels but only 99” instead of 108” and then pack the walls inside. Issue is we have stucco. Can I I just do a thicker frame on outside from the stucco?

    9" leftover outside/2 would be 4.5" trim. As long as you do the top the same width trim it wouldn't be too disproportionate, imo. Pics might help, and as always the devil in in the details, so there's likely to be some field adjustments. My greatest concern for units that size is that with all doors, the straight/ condition of level for the sill is crucial. What will the unit be sitting on?

    I recommend Anderson. My latch broke on the door twice. Once over the past weekend so I called and they replace under warranty. Please don’t take that as it’s a shit product, my kids are just assholes. Their CS is great.

    I made an offer in a similar situation. Almost a dozen offers the day of listing, and seller chose one within 24 hours. They also requested to say in the house for 3 months after closing. In the addendum to your offer, state an amount of rent for the duration they stay in the house. I wouldn't present them with an actual lease since there are competing offers; l'd just let the standard landlord-tenant laws of your state apply. I also wouldn't take the rent out of your offer; make it explicit that you are offering $x and it'll cost $y for 30 days' rent. Best of luck

    That's super helpful. I agree that 4.5" may look OK. This is part of a full kitchen remodel with very good contractor. They can ensure proper sill or do whatever is needed below. What do you recommend?

    It's not so much of a material as a condition. A door installed with an out of level sill will almost never work properly. (Sliders, with adjustments are slightly more forgiving) If your guys are good, you'll be fine. Do ask for an exterior trim detail prior to ordering the door and make sure you aren't adding to a factory applied brick mold etc.

    Agreed. I have gotten replacement window sashes for 30+ year old Andersens by dealing directly with them. Happen to have a great Jeld-Wen rep as well, but that may not be true across the board.

    You want your door unit to show up with no exterior trim on it to avoid stacking your new (4.5") exterior trim against it. Some doors have a factory applied exterior trim (casing) often referred to as brick mold. I suspect that yours does not (good), but you might confirm.

    Gotcha. Would it be weird if you ended up putting trim next to brick mold? Or is that not even possible?

    Anyone done this with movers? I'll need all my stuff out on 4/9 then moved in on 4/10 in the afternoon once I take possession

    They usually charge by the hour. They will probably schedule you to be the last job of the first day and first job of the second.

    Sometimes you have to, it's just kind of a tip off that something didn't go to plan. If your installers are good, they could likely replace that molding with custom sized prior to setting the unit. (Not to muddy the waters further, but you said stucco exterior. Is this a stipple (raised) or knockdown (flat w/dimples) finish?)

    I just paid $1,000 to move the furniture from a three bedroom house five miles across town. It seemed high at the time but it was a crew of three people and they got it done in four house without damaging anything so to me it was worth it.

    I accepted an offer on my house after being on the market six hours. I had to be out of there quick and made good money. Renting a uhaul would have been a pain in the ass and getting friends to help on a spring Saturday didn’t seem right.

    The crew I hired were pros. Definitely go that route again.

    Why did you have to be out so quick? Buyers didn't want any inspection, financing period?

    I'm feeling stressed on a 4 week close.

    I'm Def not going to the friends route. Too old for that shit

    I had a four week close. I closed on my old house and my new house the same day. My buyers gave me the weekend to get out so I had to get it done.

    This is really high. Where Eagles Dare, we paid like $450 to move our stuff from a four-bedroom house a few miles down the road. This was about 5 years ago though.

    my bill for a 5 minute move in Dec was about $450. A very full 2 br. Seemed very fair.

    My neighbor paid 1600 a few weeks ago for major trimming only (2 trees), not even removal.

    My other neighbor had a tree tree removed and stump grinded. Hackberry, ~ 30 feet. I'm guessing that was between $1k-2k. That seems pretty fair for how much specialized skill, hard labor, and equipment were involved.

    I made my 16 year old son help me move all of our heavy shit, wife & I moved the small stuff. It was a fucking nightmare but we got it done

    we had 2 months to do it tho

    original quote for having my locust tree removed was $3200. Ended up getting it done (by the same company that gave me the $3200 quote lol) for $1200. Cut down, hauled off and stump ground.

    The tree straddles the property line and overhangs both roofs. The way the yard is sloped (and bc of the utility lines) they can’t get a crane in to hoist anything. I also have a 100 year old terra cotta sewer line in my front yard so they can’t drop heavy limbs or use a dingo to carry it out. They have to rope the entire thing down limb by limb and cut it into pieces small enough to carry out by hand. It’s a bitch of a job.

    They’re cutting 4 limbs (from 2 trees) and removing a cherry laurel for me while they’re here for $600. And that job is discounted for the fact that they’re already going to be on site.
