The landlord chipped the increase down to 9% for the first couple of months of the new rental year before moving it up to his desired rent price. I could afford the immediate rent increase, just wanted to establish the standard to prevent future quick rent gouging. Also got a new stove out of the exchange.

Yep. I dropped off six months of pre-dated rent checks at a time and handled most of the minor maintenance myself. The one big thing I wanted fixed was the fence and they never got that fixed. Their dumbasses had made a raised-bed garden using the fence as one of the walls and the wood rotted out.
