    Buyer came back asking for an additional 6k in closing costs after the inspection. They'll be doing work to the house so they'll just "do it all". Knew they'd ask for cash. Biggest is a 3200 est for mold growth in the crawlspace. Doesn't really look that bad.

    Hopefully I can get them down to like $4500 and get this thing closed.

    Should be closing on my house in about 2-3 weeks. Out of due diligence on my current house, new house appraise, so just need to get my current house appraised and close as fast as possible.

    Some pics of my new house. I don't love the exterior...the builder is adding a fence and hopefully some landscaping out front will help dampen it a little. Def like the inside much more than the exterior. Inside and deck sold us...

    We'll eventually screen in the porch, had builder replace the bedroom HW for hardwoods through out the house. Wife and I have lived in a 1200 sq ft 3/1 for the last 10 years. Can't wait to have multiple bathrooms and a brand new house vs a 70 year old one

    How easy is the cleaning of the coup? They seem pretty self sufficient...throw 'em some feed or grubs and let them roam the yard for bugs if you can. I'm thinking 3-4 so I can get ~12 a week.

    Pretty easy. Not much work to do for them. A 50 lb bag will run you between $10-14 and last for months with 3-4. Once they start laying, you can probably expect your 12-14/week when it's not really cold or hot.

    I'm getting ready to get back into the chicken game
    Had 6 at once at the most
    Had a few die/get got by predators, then I got a Labrador puppy and forgot to close the gate , so she took care of the last one
    Setting things up differently this time so the chickens won't have the full yard all the time. And the puppy is approaching 2 years old so she is much more controlled/ trained, so I'm ready for chick's again

    We used to have over 100 and were getting about 50 eggs a day. When we looked at moving we sold most of them and now have 3 adults and 10 chicks.

    My parents have about 20 I think was the last count. What the hell are you doing with 50 eggs a day? Selling them locally? My parents thought selling them was a great idea, the issue is the whole selling process as well as the keeping up with it.

    That is a super modern build. Love all the natural light, and the deck. I have become a big fan of the kitchen/living room being open. I like it, congrats!

    Yeah. We had people regularly buying from us and Clemson has an online farmer's market where you put what you have for sale over the weekend and then deliver what sold to a central location. We averaged selling 2 30 egg trays and 12 dozen a week just for the farmer's market.

    I love the way you think. I wouldn't mind doing the same thing, but damn, we go through 6 eggs a day between the wife and I. We might need more chickens lol.

    Our farm is a LLC business. You will have to have a lot of chickens to be able to call it a business. You have to be able to show a $1000 profit over 3 years, or have a plan to improve. Otherwise, you will be called a hobby.

    Took possession of the newer, bigger house about a month ago. It had countless speakers all throughout the house...that didn’t work. Just made them seem like eyesores so I am working on taking them out and patching the drywall. There were 12 in the room posted below. I am not handy at all but learning how to do some of these basic things. I think it turned out pretty good with the mantle and my wife doing some tile work around the fireplace. Still working on getting a floating shelf for the cable box and hiding the wires.

    Fwiw I worked a field gig a few years ago where we studied free range chickens as disease vectors for wild birds. It's pretty much a cluster fuck. Chickens come from factory farms which is basically a disease breeding ground and then are free ranged. They shed virus in the same ecosystem that wild birds feed off of. Wild birds pick up virus and migrate. I believe this was how the bird flu in Asia in 2004 blew up.

    Plumbing fun.... tl;dr full account of the drama below, but can anyone provide guidance on DIY repair/ equipment on a 1960s (I think) tub faucet that has repeatedly leaked despite replacing stem and seat multiple times?
    have ~1960s plumbing hardware in old guest bathroom, and tub faucet constantly leaks. Have had plumbers replace stem/ valve/ seat multiple times over several years, until I decided to try my hand at it in the last year or so.

    first attempt replacing stem valve and seat works like a charm - until it doesn’t. Very proud at the time that I could even find a match for ancient hardware. However, drip starts to reappear within a couple weeks after repair, gradually turns into a trickle and I’m back to seeing money go down the drain.

    Rinse, repeat and try again a few weeks ago using same replacement parts from HD. Seems like this fails even more quickly, leading up to a pretty steady trickle for the last couple weeks.

    since we’re in a pandemic I don’t feel great about a plumber coming inside so I order the part again from HD, but shipping is drawn out, and in meantime the thing has started to pour water out, so there’s a nice puddle in tub at all times. New parts arrive tomorrow but last night I can’t take the visions of that spinning water meter wheel haunting me any longer, so I decide I’m going back in around 830, after I put kids down, so turn off water at street and dive in....

    By about 9pm I’ve jammed whatever rubber gaskets I’ve got that seem to fit on the scabbed together hardware and decide I’m going to test it out. Head back to meter, Wife is watching tub and supposed to yell at me out the window when it’s on, to see if fix worked. Water at main = on, wife yells “it’s pouring out!!!”

    so I shut down main.... but wait no I can’t because THE VALVE ON THE MAIN HAS JUST FAILED...

    with that it’s like 10pm and I finally break down and try to call a plumber. Get messaging service who contacts on call tech.... wait and wait and call back but no reply. 2 more 24-hour plumbers and same thing. No one is answering or responding. Around midnight (water flowing at a good clip this whole time) I get a smaller shop to talk, who tells me I can turn off main from the city side.

    So I go back out with a spade and dig out the city side of the water meter, find that valve and THANKFULLY it works. 1230am or so, water shut down. But I’m a greasy muddy mess from the work inside and the leaking main outside, and pissed off at my ineptitude and I want a shower... so IM NOT GIVING UP.

    go back in my garage and find whatever old stems I’ve saved from prior repairs.. open up faucet and see I’ve actually broken the seat somehow. Pull apart and then reassemble best bits and pieces of the various parts I have, go down to the water meter one last time, turn on water and... IT WORKED!! Around 130am, we’ve got a bone dry tub now and only a slight leak on my side of the main.

    Anyway, now I figure I’m on borrowed time to get a permanent fix inside and out. Calling plumber to fix main as I don’t want to screw that up but still vexed about breaking quarantine to bring plumber inside...

    I checked. It has the same model that I just installed at my house.

    Should be good to go in 8-10 yrs when a repair is needed. Hopefullyy cert is still valid

    Purchased home last year > put 10% down > opted for lower rate and PMI > clerical error, they forgot to add the PMI to the closing docs > still got the lower rate.

    How would the PMI be handled if we refinanced? I'm assuming it would be back on the table as it would be a new note to a new lender. Or even if we refinanced through the same lender for that matter. Thanks.

    Yes that’s my understanding. I had LPMI but house appraised for $58k more than I paid 3 years ago (thank you, gentrificationville) so bye bye PMI with the refinance I closed yesterday

    Pmi determinations would be dependent from loan to loan.

    If you're still over 80% you'll either pay it or take a higher rate

    Chickens are irresistible to dogs, so yeah, Id keep them seperate

    I have a 6,500 sq ft lot and didnt want chicken shit everywhere while still giving them room to roam. I built them a good, self sufficient coop with a fenced in run.

    This was taken a few years ago before I fully finished my run. I just bought plans from this backyard farm place in town and they are drawn up to have the least amount of waste as possible.

    I bought this one when I bought the house I live in now. Knocking on wood but its never jammed and the wife puts all kinds of shit down there.



    I might take it with me to the new house if we ever sell this.
