I signed last thursday at 10am in about 20 minutes. the sellers didn't sign until 1230. I wired the money to the escrow account the day before like a responsible human being. So I didn't get the keys until later, had family go to the house as I had to drive back to Raleigh. The fucking sellers were back in the house after it closed and was recorded. They were a nightmare the entire process. So I told my broker to either go to the house now and get everything and kick them out or I was calling the cops. What a shit show.
Also the house has the ugliest fucking magenta colored shutters(and matching door). I was going to get them painted asap but apparently the HOA takes forever. I don't know that I can pull up to the house as it is. I don't know how severe HOA fines can be. Can I do it and then claim ignorance?
Pretty ridiculous and ballsy for the sellers to be IN YOUR HOUSE after you bought it. I'd arrest them. It took my buyer's bank 4.5 hrs after their scheduled closing to wire the funds. Between 3-4 hrs late, the lender stopped answering phone calls and no one would pick up. It was pretty ridiculous. I'm not sure who people go through life so clueless and unprepared.
When I bought my house they turned over 3 keys total, one for each exterior door I immediately drove to home depot and bought new locksets and went and installed them
Kinda of amazed they allowed that in the first place. You'll get a fine quick as fuck that first time you leave your trash on the curb 15 minutes after you're supposed to pick it up and they'll take their sweet ass time doing something that actually needs to be done
I'm taking them to get re-keyed this weekend but I don't want to go on Saturday when everyone is in Lowe's. There's nothing in the house and I've set up a camera. My uncle rides by it a couple times a day just to check.

We had to paint our door from black to some Santorini Blue color b/c the Agents said we must have a "pop of color". It looks stupid
what? No bullshit the house I bought is a tan brick with a tan roof... The 12 shutters and front door are all a purple/pink color. It's so fucking ugly. Then the interior was like 4-5 different colors. The master bedroom is a pea green color. The house is in great shape and nice layout, backyard is great, etc. It's just an ugly ass house. The neighbors know the sellers agent, they already asked her if we were going to paint the shutters.
Yes, we need to frat out the door with some pastel color to give it curb appeal. Whatever, it sold fast, I don't think the door fucking mattered. Man, I hate painting. Best of luck

Closing on both our old house and new house Monday morning, The builder has graciously allowed us to move stuff into the garage over the weekend, and movers are coming monday morning for most everything else, he does not take possession of our old house until 5pm. Estimated 3 movers 11 hours, hopefully comes back less than that if we can move some ourselves, builder is paying for 3 movers for 8 hours.

My HOA has a bunch of particular shit...door colors, exterior light fixtures, trees, etc. but when I look around my neighborhood almost everybody has at least one non compliant. This includes my neighbor who had a gutter fall off the front of his house. Makes me wonder if they actually enforce anything
When I looked for a new home in Charlotte, the main prerequisite for my agent was no mandatory HOA. We have one with no teeth here and it’s awesome.

There' s a few of them around the neighborhood. Probably someone that's elderly who's lived in that house for 60 years & just a collection of stuff that's eventually deteriorated. I honestly don't care about it.

Ortho Home Defense does a pretty good job, I'd start with spraying that around all doors/windows/potential points of entry around the outside of your house. It probably won't solve all of your problems, but it's definitely a good first step. Shoot, you may be able to spray the tree too.
