    I don't own guns but the recent riots, an uptick in crime, and COVID is making me re-think my decision.

    I do believe in God but have not been to church since early High School.

    Pro legal weed across the US

    I am Pro-choice = less welfare babies

    I don't believe in free college or abolishing student debt. I do believe we should pay for childcare from birth to like 15 in some form, either a public option or tax credit, but only up to two kids per family. More than 2 = you pay full price.

    Landlords can be villains because at times they are too fast to evict and penalize when they can withstand delay in payment. They know the law is on their side so they’d rather evict someone and get a paying tenant in there.

    but landlords are often villainized because the lack of fair and affordable housing. And that is usually beyond their control.

    i didn’t evict my tenants. Didn’t even consider or threaten it. I charge $2500/month for rent. They had lived there for approximately 18 months. Great payment history. Covid happens. All of a sudden, they’re only paying me $600/month.

    they called me and we discussed it. I was very accommodating. Told them to pay me what they can, when they can and that we could get it all settled out later. This goes on for 5 months.

    They owe me $12,500 of which they have only paid me $3K. Then they decide to move out. They gave me notice. After they move out, I took possession to flip the house for the next tenants and I found damage to drywall in basement and a hole in the ceiling.

    they asked me when they would be getting their deposit back ($2500). I informed them that they wouldn’t be getting their deposit back as it would go to cover back rent. Still owing me $7K even after taking the deposit. They threatened to take me to small claims court and I just told them to be thankful I wasn’t asking for back rent. It was a mess. I felt shitty but they never made mention of even attempting to make me whole again. They were pissed and I was pissed. All around shitty situation.

    Yea you were more than fair to them. They had no reason to be pissed. I imagine small claims court would not have turned out the way they hoped if it went that way.

    How recently did this happen? People post asking for advice on how to take landlords to small claims court over deposits.

    Next time I see a post, I will PM you the name. A couple of people complain about landlords on every real estate developer post, they equate both as bad for society.

    Why do Airbnb's suck? They are such a small % of the housing market. I don't agree with Nashville limiting non-owner occupied STR's, it's guaranteed income on a platform (outside of a Pandemic) vs the risk of tenants not paying rent (like bigasstities).

    People hate on tall skinnies and zero lot line houses but also complain about the rising cost of buying a home, you can't hate both. A lot of liberal NIMBY's live in East Nashville.

    the whole experience really made me question some stuff as a result of Covid policy.

    Mrs Titties and I are solidly upper middle class. We pay taxes. Invest on the side and try to diversify. We make too much money to receive stimulus checks or any assistance; however, we don’t make enough money to avoid taxes. When the government steps in and tells me what I can and cannot do with my property (I.e. eviction restrictions) I have a huge issue. That being said, I did not and would not have evicted them. I’m not a heartless bastard. The issue that I have is that the government wants to protect renters from eviction during a pandemic and I think that’s great. But I got no help from the government at all while being forced to keep tenants that aren’t paying rent. The whole thing really put a bitter taste in my mouth especially when these tenants couldn’t grasp the fact that they owed me a significant amount of back rent. They acted entitled to the assistance that I was not and have not been subsidized for.

    100% agree. Other than forbearance, the homeowner was shafted during COVID. I see where it would suck to have to evict someone during COVID, but there are plenty of people out there who can still pay rent and are moving here in droves from NYC/Chicago with budgets of $2000+ for a 2 bedroom.

    I don't want to sell the house when I leave Nashville, but I know obtaining a non-occupied STR permit will be even more difficult in 2-3 years. To manage the risk, I only want to rent out furnished rooms to travel nurses for 13 weeks and $900-$1200 per room. I would have to hire a property manager since I will be out of the state.

    A quick google search shows 4935 Nashville Airbnbs that are entire home/apartments. There are 325,500 housing units in Davidson County as of last year, so only 1.5% of the homes are airbnb.

    The study in the article you posted talks about London at 80,000 + and NYC at 55,000+. The study also shows that Airbnb guests stay an average of 2 days longer vs a hotel and spend $200 more on local businesses.

    Affordable housing is a key issue
    Council members and community groups argued that the rentals are too profitable and are discouraging developers from investing in new homes.

    The proliferation of short-term rentals in residential areas reduces the housing stock and pushes up prices.

    Metro officials have said Davidson County needs to add about 31,000 new homes by 2025to avoid widespread displacement from a lack of affordable housing.

    Council fears loss of community
    Councilman Colby Sledge said a large townhome rental complex recently built next to an elementary school in his district turned out to be short-term rentals.

    His district includes 12South, Edgehill and Wedgewood Houston, which have some of the highest concentrations of Airbnbs.

    "So we have an entire complex at the top of a hill next to an elementary school where our kids go to school," Sledge said. "I'm tired of it. Can we at least get our communities back?"

    There are about 5,500 active short-term rental permits in Davidson County now, and roughly 10 percent of those are for non-owner-occupied properties in residential areas.
