As a native central Floridian I am looking to make my triumphant return home after spending time out west. TMB has gone 2-2 in providing amazing real estate agents in cities I've moved to, can Tampa/St Pete provide the same? Also, any suggestions as to areas I should look into? Around downtown St Pete is where I've been focusing most of my search. The main criteria for me is to find something that should appreciate, so an up-and-coming area. With that being said, how long till South St Pete is gentrified? It's in too nice an area, on the peninsula, to see land going for what it does.

My boss is a person that demands perfection from everyone he hires for anything and he even complimented her. She'll give you a friends of Lawnole discount. Others can chime in on St. Pete specifically. I've only lived in Gulfport and Tampa so don't know the neighborhoods very well over there. Up and coming in Tampa will be Seminole Heights and Tampa Heights. Cool bars/restaurants with modestly priced bungalow type homes.

I would probably buy on the Southside though. Maybe something near this area 222 22nd St S, St. Petersburg, FL 33712. And as for your question, near the water I would say 4-5 years. Not near the water I would say 10 years.
Don't know much about St Pete real estate, but house prices are absolutely insane right now. There's a 985sq ft bungalow down the street from me in Seminole heights, 300k We could list ours for double what we paid in 2014 and get an offer guranteed. We would, but have no where to go and would just end up overpaying for a new place. You seem to be focused on St Pete, but if you are interested in this side of the bay, check out Riverside heights and Tampa heights. Wish we bought in TH, but it was a little to rough around the edges and we were expecting a baby. Saw a sprouts is going in down the street from the house I wanted in TH

It was a tense few months when we were all worried about our Seminole Heights posters getting murdered by a serial killer.
I grew up in Westchase and that would be my first choice but my wife would not agree for that commute to downtown.
I like Westchase. However, it's not much cheaper than South Tampa so didn't feel like I was getting much more house for my money depending on the neighborhood.
When I moved back to South Tampa we looked in Westchase as well and an updated house with similar square footage wasn't significantly cheaper than what I actually paid for mine down here. Maybe just depends on the neighborhood. It was only like a $50,000-$75,000 difference on the neighborhoods we were looking at. Of course, I think we got a steal with my current house.
2018. The original offer was 200k more than I paid but they had two deals fall through because the roof and floors had to be redone. I had enough cash from selling my Cheval house to do both of those. Owners were going through a divorce so needed to sell quickly.
I moved from the Citrus area to New Port Richey in March, really like it out here except for the lack of a Popeyes.
Sounds like the same way my friend's parents got their mega mansion in the Shore Acres area. It was a multimillion dollar house that they were able to buy fully furnished for under a million because the husband was trying to unload assets after getting caught fucking around. I keep hoping for similar luck in our current search.
My buddy did the same thing in Thompson East. Lawyer unloading a probably 2 million dollar house because of divorce. Bought it for like $800k. Massive house with hand cut Italian wood throughout. Huge pool with a walkway going over it to the hot tub and lion heads shooting water out into the pool.
Wish we could be more in the St. Pete area but with my job I can’t do that commute. We’re on the corner of lutz/Odessa/LOL. Love our area but I’m worried about the growth out here on 54. I’m hoping it doesn’t become like 60 in Brandon.
