if i were to guess our pair is 5-6 years old and had never been cleaned out. there is also a whole deal about changing filters in washing machines that nobody tells you about when you become an adult. i would suggest googling that too. I find that task to be utterly disgusting just because of the smell.

Are there pipes, ducts and conduits below the joists? There should of been a reason for the drop ceiling rather than drywall.

we'll see how it goes with this VA loan. ended up taking it since all the other terms were so competitive.

    I'll post for posterity sake.

That’s one of them. If there’s anything ran below the joists it will need a soffit built not to be exposed.

I was planning on waiting until spring to list/shop for a new house. With rates where they are today, is now a strike while the iron is hot thing, or will they stay down for a while?

I was approached by a realtor friend who has a client interested in my current area and wanted to see if we were interested in selling now if the client likes the place.

Rates aren't going up materially any time soon and they aren't building any new houses in your part of town. You'll be fine next spring.

No one knows for sure but most indications are that rates will remain low for the next 6 months at least.

Just bought 10 gallons of stain to seal my fence. Tell me how much my weekend is going to suck.

We decided against contracting out our fence and dug the holes last weekend. Went a lot smoother than I anticipated, but did have 2 holes we couldn't get deeper than a foot. Knew that area of the yard would be an issue. Going to have to take a saw to them to get through.

Have about 6 posts up now. Have the wood paid for, just have to wait on it to come in. Doing a 4 rail fence, with wire in between so the dog can't escape. Will probably paint it white after winter.

Did that once and won't do it again. Took way too long and I did a shitty job. Also had to go back to the store multiple times because I didn't buy enough. 10 gallons seems like a good start but I would expect to have to go back.

Nothing like that third trip to Home Depot all in the same day. A sign of home ownership if ever there was one.

Just re-sodded my front lawn and now have to get the right fungicide and insecticide, which runs in the hundreds of dollars, because apparently NOT doing this will result in the lawn dying, trees falling, a hole opening in the ground and my entire house getting swallowed up.

Why can't anything ever be simple.

Honestly, it was Home Depot’s damn fault for 6 of the 8 trips. I needed a 1/4inch supply line for my tub in the master. They didn’t have one in stock and kept giving me the wrong adaptors to make a 3/8inch one work. Fucking guy in the plumbing department didn’t know jack shit about what he was talking about and kept telling me to buy the wrong thing.

The issue was that there were 3+ different adaptors for each size. Each a little different. It was basically a 1/10 shot for getting each end right if you didn’t know wheat you were buying.

anyone got tips on how to move a 75 inch tv?

my plan at the moment is to leave the feet on and just wrap the whole thing in moving blankets and try to put some heavy stuff around it.

that is in fact the problem.

right now the plan is to leave the legs on, put foam corners on and wrap with bubblewrap, then wrap with blankets and ratchet strap to the side of the moving truck.

It's only a short move so im hopeful no disaster will strike.
