    NineteenNine - Barves2125 hit most everything on the head. Guidelines are going to vary from lender to lender, as most have additional overlays. For example, I can qualify well beyond the 43% debt to income ratio mentioned (I've gotten VA loans approved up to 68%)... most of the wholesale lenders I work with do not have overlays or extra requirements.

    Local Broker (Me) or Direct Lender ( Barves2125) are going to be a better option generally than a Bank... the lone caveat being if you have a bunch of assets with a bank, you'll want to get a quote from them. Depending on your "status" or portfolio, they will often write a mortgage at a loss to ensure your $$$ doesn't end up elsewhere.

    I'd advise researching Realtors in the area you are moving (I can help with this) & ask what lender they trust locally.

    Jorts or Barves2125 if/how would rates be affected on a second property? I think end of this year or early next year I am going to figure out what to do with a lot cash I’m holding. Two areas of interest would be getting into an investment property or a lake house? What different requirements might I be looking at when finding a mortgage for a property like that?

    Same. Investment property would require 20% down but a second home is only 10% and the interest rate wouldn't change. Rate likely would go up a bit for an investment property that you tend to rent out.

    Anatomy of a 2020 appliance failure

    1) Gas oven won’t heat up at 2pm yesterday
    2) Google around, watch a few videos, and ‘diagnose’ problem
    3) Order part from Amazon at 3pm
    4) Part delivered at 9am this morning
    5) Part replaced by 10am
    6) Oven works again

    I am now a certified GE technician. It really is amazing how quick/easy this stuff is becoming.

    Is it possible to have a house that doesn't have sewer clean out access line?

    I'm selling my house and already moved 3 hours away. Buyers on my old house claiming they can't find an access line to do a sewer scope and toilet plumbing preventing them from doing scope through the toilet. Want us to install an access line or they are pulling out. I can't imagine there isn't an access line somewhere or I would have bought it without a sewer scope 6 years ago but honestly can't remember. Sucks I can't just walk out and look for it myself

    There should be a clean out at the start of the 4” waste line. No one wants to crawl under the house. There’s usually a clean out in the yard, but if you’re on a septic anything is possible.

    Just as a random plug, I needed another camera for using as a baby monitor, and decided to try the Wyze cameras. It’s literally one room over so I didn’t need anything fancy.

    $50 for two cameras and I figured out how to use bluestacks to cast the feed to a tv in my office so I can keep the feed going non stop.

    Really impressed with the camera so far. I mean I didn’t expect much but this worked out great.

    The Wyze stuff is great. I have two outdoor and one pan cam. Also got two smart plugs and their scale. They just came out with a robot vacuum that I am tempted on to replace a 3 year old roomba.

    I too have been impressed with my wyze cam
    First one i got was dead out of the box, so I was pretty apprehensive of my $20 cam, but they promptly sent a new one and it has worked well for a couple of years now

    lol that’s what I was thinking. Then I started questioning if I actually used those screws or not. Can’t imagine I had my own in my minimal selection of tools.

    I can’t remember the installation, but a friend told me the ring comes with two different sized screws and some people are mixing these up and the screw is going through the battery. I think I remember there being a really small one just to kind of hold it in place, so I assume people are using a longer one by mistake there.

    They had 4 to screw in the ring to the house then 1 wayyyy shorter one that was the “security” one at the bottom.

    That's exactly what I said. My friend texted me about the recall and I said "Maybe its just wishful thinking, but I have to imagine I would notice going through the battery...."

    On a random topic, I bought a couple of these cheap ass Kasa plugs to use with my SmartThings hub for turning on and off lights but recently learned they discontinued any work on integrating with Apple Homekit.

    Apparently some nerd created an integration to get any devices added to SmartThings to connect and be added to the Apple Homekit. Its a bit complicated, but is actually working pretty well. I got it up and running yesterday while sitting on a conference call. If anyone has any questions or wants to know more, just let me know.

    Our internet has suddenly begun to have issues after 2-years in this house and 4-years with the same modem/router combo.

    Biggest issue is buffering when streaming. When I run speed tests, it looks fine. Comcast just wanted to increase my speed, which isn’t the issue. I think I may need a new modem/router.

    I am fine spending the money on a mesh system. Is it easy to set up? Can someone point me in the direction no what I need to buy?

    Coming at you folks a completely blank slate. Fiancée and I have been looking at houses for a while and are more serious about it now. Biggest thing I’m wondering for starters; are any of these online mortgage brokers actually worth a shit? (If this has been covered ad nauseam feel free to say so). My plan has been to go through my local bank that I already have checking and car loans with but some of the rates and reviews are appealing elsewhere.

    Get a quote from your bank & ask who your Realtors preferred lender is, as a starting point. I hired the guy that helped texasraider , but can set you up with someone else that’s licensed... also happy to just answer questions.

    Thanks. I’m in a smaller town so there’s only a couple local banks to compete with but from what I’m seeing their APR is around 3.3 on a 30 year while some of the online lenders are showing 3 or even below. We have great credit and buying power so I’d expect to get the best rates available, although one thing I’m unsure of is this; if we’re looking at only putting down 10-15%, how much should we expect that to impact our rate? Or does it always make sense to do the full 20% down when possible for the best rate plus avoiding PMI?

    I'm generally a proponent of putting as much down as necessary, to get you the best deal. PMI isn't a bad thing... it's a tool & pretty damn cheap in the current lending environment, if you have good credit. The sweet spot is generally 10-15% down... Freeing an extra 5-10%, for furnishing the home, upgrades/home improvements, or given to your financial advisor to invest. Historically home values increase at 3-4% year-over-year... if my FA got me a 3-4% return, I'd find another financial advisor.

    Online lenders are fine for a refinance, as you are already in a home & there are no timelines to meet, or Good Faith deposits you are subject to losing. On a home purchase I would strongly recommend going with someone local, and/or someone you know & trust, if possible. As mentioned, ask your Realtor who they trust in the area & Sounds like comrade static could be a good resource.

    Refrigerator compressor has been sporadically making a humming noise for the past few months. Rather than paying to fix it, figured I’d let it run till it dies and replace it. What I was not expecting was for the freezer to die before the refrigerator compartment. How does that even happen?

    Presumably, best course of action is to replace it? If so, any recommended models?

    So smarter people may correct me but the compressor cools the freezer first in a lot of fridges.

    A door from the freezer to the fridge usually has an actuator which opens and closes to let more or less cold air from the freezer to cool the fridge. Normally it’s two knobs; one controls the fridge temp and the unit runs until the temp gets to that point. The other controls the temp in the freezer and that usually controls the door which regulates how much cold air comes from the freezer to the fridge.

    I learned this when I had to take my top of the line garage fridge ($40) apart to fix a fan motor.

    Make sense?

    Whatever you do; stay away from Samsung. Those are the worst.

    Having a tough time finding a new fridge. The one that came with the house is old and looks shitty. Big white fridge with a drawer freezer at the bottom.

    The gap in our counter is smaller than standard. It's 30" whereas most fridges now are 36". It's also a somewhat tight kitchen so we really want counter depth.

    Any recommendations?? We had a FIsher Paykel on order for a couple of months, but the manufacturer keeps delaying it, so we cancelled. At this point we are considering just keeping the old shitty looking fridge until we remodel in a couple of years and make a larger, standard gap.

    You will have really small cu/ft if you go with a counter depth with only 30" wide.
