    My agent is just a lazy bum. I told him no I'm not going to install a rail on stairs and if buyers want it they can install it. He calls me back 5 minutes later "buyer has no problem paying to install railing". Think he was just too lazy to ask before trying to just get me to pay for it

    Agreed, it’s a sellers market right now. If you have enough cash to put in a damn clean out you have enough to get another buyer. Tell your agent to tell the other group to go fuck themselves or sign as is.

    Took out a cabinet sink in a spare bathroom to replace it. At some point in the past, it appears there was a leak there and the subfloor is warped. As this is in the corner, what's the best way to cut out the subfloor and replace it? I have access to most power tools and shop tools. I assume there will be some gap between the old and new floor, what's the best way to seal that gap? Wood putty or some kind of caulk?

    Offer was $5k over asking, so im still going to end up ahead slightly after paying for it and figured it could be an issue with another buyer. I'm just not willing to put up with any other shit from buyers after paying $3k so they can do a sewer scope

    I'd also have fired this agent long time ago if it wasn't for the $2 k bonus i got for my new mortgage for the referral. I may make a call to mortgage company to remove him from their referral list after its done

    Sounds like the buyers are probably using an FHA mortgage to buy your house. Not sure the sewer thing is related but the FHA appraisals can be tougher and will require stuff like hand rails for "safety." I'm not an appraiser so I could be wrong but I think you can pretty much get away with anything that would be considered a hand rail. If the house doesn't meet all of the little FHA appraisal standards like that then the appraiser can't approve it for FHA and therefore the buyer probably can't buy the house. Which sucks but it's not something that's worth backing out of the transaction over IYAM. Here's the guidelines if you want to look them over.

    Anger towards his real estate agent I get. Truuuuust me. I just don't like when people choose to punish buyers for reasons outside of their control. Real estate transactions and negotiations don't have to be hostile.

    Jesus. Why the fuck is it $3,400? Did you hire the plumber or did the agent?
    Add a couple hangers, cut the pipe section out and install fitting with two couplings. Less than $100 in materials. Maybe four hours work.
    A plumber would snake your drain through the vent on the roof. Keeps the mess out of the home. The drain camera I borrowed from work was the exact same setup as a drain snake. I had no interest in climbing onto my roof. I pulled the toilet and sent down the camera. A licensed plumber supplying the video and his recommendations, should be enough to satisfy any buyer. A new wax seal for a toilet is $2. Everything about this seems fishy to me.

    Had two plummers attempt to do a scope and neither could. Had 3 quotes to install this and all that expensive...trust me I've been trying to not pay that. One plummer said our pipes in the house take a turn that make it impossible to scope, second said he may be able to try with a tool to clear space, but then told us the pipes were old and was worried about damaging them trying. Like I said, we got $5 k over asking and a $2 k bonus for using this clown real estate agent. So while this isn't ideal, it's not all bad.

    Sewer scopes can get fucked. Cost me $7,000 to repair my line because of potentially failing orangeburg. My agent is a piece of shit and pushed this on the buyer because she wanted to uphold her brand of only selling perfect houses. I’d have fired her immediately if we weren’t having trouble getting offers. Small lot, no back yard due to garage added after the house. We just wanted to get out from under it and on to the new house.
    I’m going to blow her shit up after we close, though. Wife was all gaga over the staging and cutesy stuff. Tried to tell her those sellers undoubtedly come out way behind, even if they go fast. Red flags from the start. First was that they wouldn’t talk pricing until I forced the subject. Just staging and updates. Second, was 7%. They came down, but only after it was clear I wasn’t paying that much.

    Luckily my wife got freaked out after a friend of hers sewer needed a shit ton of repairs that she got sewer insurance. So if they find something we should be ok.

    Be careful, our home serve only would cover cost if it was actually a complete failure. We tried to use it and they denied. Our home owners didn’t offer the rider in our area on homes older than 1970 due to the high rate of failure.

    We had buyers ask for a safety rail going up the stairs too. We looked on Amazon and they are like $100 so we just offered cash at closing to cover it and other repairs they needed. The only things we actually did were trim so trees back and repair some cedar siding. Ended up giving them more money than I was happy with but I was just glad to have it done. We were on a time crunch to get into the new house so backing out wasn't really an option.

    Overall people ask for way more than what they actually want in my experience. Better to just give them a $$ number and get the deal done.

    Man, all of your realtor stories are awful. I feel fortunate to of had one that was not like that at all when we sold and bought last year. We did have to fix a few things and he said just keep the receipts, even for some brackets to secure a counter top I did myself. They also wanted some other shit replaced (that wasn't broken), but I just asked my realtor, wasn't that the point of them wanting me to buy a home warranty for them? He goes, yep.

    The only thing I asked for, and got, when I purchased was a new roof (was not going to deal with a hail damaged & leaking structure, that is what insurance is for) even though there was a ton of shit on the inspection. I would rather do the repairs myself or hire someone to do the repairs because then at least I would have a say on the quality of work being done.

    Nothing better than getting a most likely pissed of seller to search for the lowest bid to do a repair on a place that he/she most likely had already mentally checked out of. Not to mention that any available warranties most likely will not transfer and you will be stuck dealing with American Home Shield, or the likes of, until you want to put your brain & dick in a garbage disposal.

    fair enough. I guess ole snakes didn't really think that one through.

    i also feel for the guys with bad realtors in here. you absolutely pay them out the ass so anything less than perfection would drive me crazy. We have used the same woman for both house purchases and the home selling and she was always so easy. Never called, only texted, which we greatly preferred and was just so laid back about the whole process.

    Basically if you don't love your realtor you need to fire them and find someone else. There are millions of them out there.

    yeah, it may have bent the post too, so I’m not even attempting to fix it myself.

    Luckily this was the shared fence with our good neighbor. He is insisting on paying for it to be fixed and said it’s cool for my dog to just roam in his yard until then.

    Regarding realtor mistakes.

    We completed an off-market transaction last year, and one of the realtors messed up and submitted (extra?) paperwork where they shouldn't have - meaning the sales price is now a public record. I don't know if it was our agent or theirs, but we had discussed and agreed in in advance - that the sales price would not be public due to the type of sale

    Roughly a $1,500 mistake per year, OTOH, as the appraisal district picked up the sales price when they otherwise wouldn't have and we sought to keep it private.

    The leaning tree is right on edge of water so root system isn't that strong on lake side and over past year seems to be leaning more. Ice storm (or heavy winds) and that's probably hitting my bedroom. I def need to hire a professional, right? Even if I put a winch on it I don't think I can control it, right?

    took possession of my new house on oct 16th, with the plan of painting all the walls/ceilings and kitchen cabinets and to move on on nov 12

    today is november 20th and my new cabinets are sitting in the garage, unable to be installed yet because I need to replace the floor and wait for all the new appliances to arrive

    I am going to die of shame

    My water heater started leaking at some point over the past few days and the water went horizontally into the basement where about 70 square feet of carpet got soaked.

    Replacing the heater now for $1,500...fuck.

    Now I’m worried about the carpet. I ran a steam cleaner to pull up as much water as possible. It’s still very wet though. I can’t really pull up the carpet because it was installed before the baseboards and it’s pretty deep in there. What are my chances of saving this carpet and not having a bunch of mold growing in there?
