    With that said, how did folks get Roblox for $64.50 today? Were those filled with a market order?

    I foolishly put in a limit order at $45 because that's what they said it would start at, but trading opened at $64.50. Obviously my order didn't get filled.

    looking at the CPI numbers.. housing inflation at 10 year lows? Am I reading that correctly?

    building material and housing costs skyrocketing, the fed: "nothing to see here."

    wonder what our numbers would have looked like yesterday using past CPI formulas

    Houses around me have skyrocketed in prices. They were $300k four years ago. They were around 380-400k last year and recently our neighbors sold for over 500k. Not sure if it's a supply/demand or inflation.

    And then there's the homes that are behind on mortgages and rentals because of covid that are also impacting things.

    Crazy to think it would jump 25% in 9 months though.

    put in a couple small speculative cannabis plays in the longterm penny yolo portfolio

    AZFL at .004 hemp biomass processor something or another out of South Florida teaming up with Mexican investors. who cares got 150k shares
    CATV cannabis producer taking over the ticker. 15k at .0305. Partially based out of Homestead which is my first home also at that specific price for a Miami-based cannabis producer I had to jump in

    KHRNF the last of today's speculative cannabis plays. jumped today off Mexico's legalization news.. waiting to be filled

    have an issue with Vicente Fox on the board of directors, going from Drug czar to President under a brutal War on Drugs policy to legalization advocate once he was out of power.. but that's how it goes I guess and I imagine he will help as an intermediary

    both market caps are enticing when you look into their plans/people/business models

    started as a boredom play now dumping real cash into weed stocks

    Since you’re in on cannabis I feel like I should share my no DD fav of CADMF. It’s a Canadian company that produces AI weed vending machines. It may be something, it may not, but I like the concept and had $12

    I'm in oil now. Got in EFIR on current news this am and rode it 100%(sold half). Now switched to EEENF which is getting hyped like MDMP.

    Sorry work has me traveling again so not sitting at my computer all day right now.My entry point on EEENF is .014(went to .017 and had end of day sell off) so I'm currently slighty red.

    Base price on the house we signed a contract on in 10/19 and closed in 11/20 has gone up $110k.

    Rates being so low has played a role too. Someone that was buying a $400k house at 4% can buy a $450k house at 3% and have the same payment.

    I got MDMP this morning at 0.53 and when it went to 0.90, I put a stop loss at .75 and it obviously got triggered.

    Like above Im YOLO on EEENF.

    Also they started drilling and the Director said results expected in 4 weeks. Im YOLO and won't pay attention to this for 4 weeks

    i thought the whole point of that one was it wasn't going to do much but you're basically going to get a healthy chunk of your cost via a dividend at the end of the year.. then you're getting a large discount with a first mover of a niche industry to just let ride and hope for 5g crystals or whatever they do to glass to become the standard

    Well here is the deal, i did some DD on it one weekend, decided hey lets buy $40 worth. Now when i did the DD it was 1.50 a share. That monday when my order went through, it was right at $4 a share. So yeah just riding it till i get close to breaking even.

    they're going to keep KMPH down until at least 3/19.. bet it ends in the 9.90s next friday and the calls expire worthless. I'm not sure how much selling/shorting pressure will still be there, they wont have sales to point to until Q3 results so not ruling it out, but I'm adding as its cheap.

    was listening to the CEO like a true psychopath. He mentioned their two inclass competitors do 900mm a year in sales selling generics under a brand - how do you think we're going to do with the best in class label and a patent. Basically they're selling seeds and stems and we've got OG Kush. Never thought I'd get hyped listening to a Pharma CEO 6 weeks ago but here we are

    Omg it's over 1.61 now. That's the biggest driver for mortgage rates so shit is about to slow down for me real quick.

    Treasury rates impact the interest rates on all loans. When the treasury rate is up all loans are more expensive. Your buying power at 1.5 is more than at 1.6

    If you haven't locked you're rate, it's going up. Rates have already gone up like .5% in the last month and a higher 10 year will drive them higher.

    It will. It's kind of a wash though. If you sell for the high now, you have to buy for the high. If things come down in a year, you make less of yours but pay less for new one.

    I was discussing this with the wife last night. I suggested selling now and renting for a year. She’s scared that prices are just going to keep climbing and we’ll be stuck in a rental indefinitely. I know bone prices nationally are climbing, but in our area it’s just absolutely absurd because of all the New York and Massachusetts residents migrating in droves and paying cash.

    I'm not an expert, I just do mortgages and have recently built a house. The 2 biggest things I've seen is rates are super low and materials for new homes are way more expensive bc of Covid issues with supply. Rates are going to go back up and supply chains will eventually catch back up so I do think prices will come down over the next 1-2 years. I hope it's not an 08 crash but a correction is coming.
