With that said, how did folks get Roblox for $64.50 today? Were those filled with a market order? I foolishly put in a limit order at $45 because that's what they said it would start at, but trading opened at $64.50. Obviously my order didn't get filled.

Houses around me have skyrocketed in prices. They were $300k four years ago. They were around 380-400k last year and recently our neighbors sold for over 500k. Not sure if it's a supply/demand or inflation.
And then there's the homes that are behind on mortgages and rentals because of covid that are also impacting things. Crazy to think it would jump 25% in 9 months though.

i thought the whole point of that one was it wasn't going to do much but you're basically going to get a healthy chunk of your cost via a dividend at the end of the year.. then you're getting a large discount with a first mover of a niche industry to just let ride and hope for 5g crystals or whatever they do to glass to become the standard
Well here is the deal, i did some DD on it one weekend, decided hey lets buy $40 worth. Now when i did the DD it was 1.50 a share. That monday when my order went through, it was right at $4 a share. So yeah just riding it till i get close to breaking even.

If you haven't locked you're rate, it's going up. Rates have already gone up like .5% in the last month and a higher 10 year will drive them higher.

It will. It's kind of a wash though. If you sell for the high now, you have to buy for the high. If things come down in a year, you make less of yours but pay less for new one.
I was discussing this with the wife last night. I suggested selling now and renting for a year. She’s scared that prices are just going to keep climbing and we’ll be stuck in a rental indefinitely. I know bone prices nationally are climbing, but in our area it’s just absolutely absurd because of all the New York and Massachusetts residents migrating in droves and paying cash.
I'm not an expert, I just do mortgages and have recently built a house. The 2 biggest things I've seen is rates are super low and materials for new homes are way more expensive bc of Covid issues with supply. Rates are going to go back up and supply chains will eventually catch back up so I do think prices will come down over the next 1-2 years. I hope it's not an 08 crash but a correction is coming.
