    How far in advance should I start searching/working with realtors? I have no concerns with the financing aspect. We are moving in Sept and it would be great to have the house ready just in time. Also gonna have to do a lot remote since we are moving like 1900 miles.

    Does anyone know the effective date to use when excluding capital gains through the 2 year rule? I'm trying to figure out how long I need to own my current house to avoid the tax. Would it be 2 years from closing on my current house?

    • Old house - sold in June of 19 and closed in July
    • Current house - bought in April of 19 and closed in May
    • New house - bought March of 21 and closed in April

    When you say “bought” are you saying that’s when the offer was accepted?

    If so, the only date that matters is the date that the transaction occurred, which would be closing date

    I did, but I don't see it reflected on my return. I'll take a look at the support. I suppose the hook would be that it would need to be greater than two years if there's a date reflected on the 1099-s?

    Closing dates are what matter
    You haven’t owned your current house for 2 years and you used it 2 years ago, so I’d have a professional look into it/do your taxes.

    Demo starts tomorrow on our patio/pool resurfacing. First set is when we bought it, 2nd set is now, added a fence and redid landscaping.
    And yes that is a tree planted in the patio growing through the screen. I ripped that out the day after closing.

    No idea. That and they left these big ass fucking rocks all over the place. Well over 100 when we bought and some are a few hundred pounds.

    Sand blasted marble for the patio and the resurfacing is the pool companies “custom” it’s a white base with like triple the amount of blue “specks” to make it look very blue

    My woodchipper died in a blaze of glory this weekend. I put that thing through hell over the last year. It’s probably time to just have someone out to cut back the lower canopy of our pines.

    There’s a cluster of them on the corner of our lot that just rain a constant barrage of dead limbs and straw on our lawn and I’ve tried to mitigate it since we moved in almost 2 years ago. I’m over it. It’s causing me to neglect my landscaping by focusing all of my attention on cleanup.

    I was thinking that area would probably be better open. An area to grill, have a fire, etc. opposed to the entire thing screened in.

    Need some sort of rain protection. It has plenty of ventilation around there with the screens etc

    The winter storm took out the faucet on my outdoor bbq. I could not fit a wrench in that tiny space so I had to take out the entire sink for one goddamn nut. And that ended my dreams of becoming a plumber

    We bid $256k all cash close, with flexible closing (they had a tenant) on a condo with an asking of $225k and the listing agent told our agent they had a bid of $265, asking if we wanted to match AND kept pushing the so-called deadline to pick an offer. We decided to withdraw our offer and go elsewhere.

    I really need to fix one of my sprinkler heads bc the idiots installed my fence two feet into my yard so now the sprinkler head was spraying into the fence in my neighbor's yard
