    You have to live in it for 2 years to avoid paying taxes on the gain. You also can't use the deferral more than once in a 2 year period, if you bought a new place before selling the prior one.

    There are several safe harbor exceptions to the two year requirement that can allow you to exclude some of the gain even if you live there less than two years. Certainly changes of employment, natural disasters (COVID maybe?), etc. It might be worth talking to a tax pro if the gain is anything significant.

    Has anyone enclosed a carport to turn it into a garage? I really want the house I buy to have a garage, but it seems most in the area only have carports.

    I agree. Just didn’t know if anyone had experience doing it and ran into problems that I hadn’t thought of.

    I'm going to get a window film put on my back two sets of french doors and some of the South facing bedroom windows. Does anyone have experience with getting it installed?

    I have a contractor coming by tomorrow to show us what the tints/films look like.

    He said he suggested the SunTek Ultra Vision 40.

    A friend of mine got married at the Brevard zoo nearby there. I really liked the area. Everything is more spread out and the people made you feel like you were back in the midwest. You can get a lot on the beach for not too much too. In 50 years that is going to be the new West Palm.

    I put some up on small windows in the bathroom of my old house, was pretty simple, had one develop air bubbles, ripped it down and put up another sheet and it was fine. Learned on the fly, yolo’d it.

    I put a bunch of stuff from the website below on my bathroom windows. It was super cheap and easy to install, and we haven’t had any issues with it approximately 2 years in.

    You can hardly tell a difference now. The one we will likely get is the Ultra-VisionDS 40. Which is supposed to have minimal tinting when looking out, and a slight one when looking in. We are getting it because our dining/sun room faces south and has two sets of French doors that make it too hot to enjoy.

    Hard to tell a difference in the Before/After.

    These are 3x6 windows that look out from the kitchen to the pool area, so I want to make sure it's done right. The quote he gave me on the phone based on the square footage I gave him for each window was $600 with installation of 4 doors and two windows.

    I looked into it briefly but found that it wasn't compatible with my windows. It can mess some up IIRC. I later found that the last owners bought a bunch of solar screens and left them in the garage. It was like Christmas

    May require special door stuff (low overhead kit, etc.) if you're thinking garage door. The enclosing is easy, the doors can be a snag however. Maybe post a pic before you buy.

    $5800 for a new 5-ton a/c system in Florida seems reasonable right? 14 seer basic system. Nothing fancy.

    A different company pitched me a 21 seer Trane system for like $17k or some shit lol

    Yes. It’s a local small business and not a big company but the guy has people all over our area recommending him. I forget the brand of equipment....it’s not a top of the line brand but still comes with 10 year parts warranty. And again...everyone just is high on this business as trustworthy and dependable.

    Agree with bigred77, that’s a steal. I priced out a 3 ton unit last year and I was getting bids all over but a few in the 5-7k range.

    That’s a great price.

    I enclosed my papás carport. Not the most secure thing but put some studs in and put siding on. Keeps the dust out mostly.

    Just met with the tint guy. It's going to be $608 for the four french doors and two bedroom windows.

    So yeah we are on 10 calendar days of doing nothing/painting the cabinets. Their recent attempt consisted of a new hose for the sprayer, sanding everything down, priming (which they weren't doing before), then paint. Still came out looking like shit so new plan is to just finish everything else and then he's going to hire a painter and let him figure it out. We probably would have been completely done Tuesday of this week if not for this shit. Instead another weekend of no kitchen. Next week is week 5 :bang:

    This shiny issue - can you post what paint you were using? We had a shiny issue on some built-ins we painted but after like 3-4 weeks and the paint fully dried the shine was gone and it looked pretty good.

    I'm not sure what they're using. They've tried several brands. The weird thing is when they installed the cabinets the paint was perfect. Then they brought the doors and they were shiny as hell. So they repainted and they were good, then they did touchups and they were shiny again. Repeat some variation of this numerous times.

    I think this is what they're currently using. And they use a sprayer.

    I asked my wife that yesterday and apparently that was a dumb question. They aren't coming out your standard satin look, I'm talking so shiny you can see reflections in it. Has a slick weird feel to it too.

    Got the inspection on the house we won the bidding war on. Needs $16k in foundation work and then maybe new floors, kitchen, etc. Fml

    So did you come to my house and steal that exact can? Lol I don’t know why but I just had a feeling....
    So it took weeks for this paint to fully dry and become less shiny and not weirdly slick like you’re describing. In fact, we just had to have a bit repainted as we installed a sconce so I’ll take a picture later of the new area next to the area from a month ago. Again, wait 2 weeks and then see how it looks. I bet it will dry, look way less shiny, and more the texture of traditional paint.

    Haha damn that's crazy, almost exact color too. Well that gives me some relief. Plan right now is to let it ride for time being so hope we see the same thing. Regardless I know our guy won't stop till it's right. It's the fact that we have essentially seen zero progress in a week and a half that is killing us. 6 month pregnant wife handling it much worse than I.

    Could be a mixing issue. With cabinet paint it likes to separate a bit due to it being thin. If you dont mix it well, you are likely to get spots of only poly

    Was waiting to post till it was all the way done but here's a sneak peek. They took the doors with them yesterday so no clue how those are looking today after the latest sand/prime/paint but judging by his "plan" I assume not great.

    Well I love the color and can definitely see what you are talking about.

    It almost seems like the paint is a high gloss or something? Wrong mix from the store or manufacturer maybe? If you have the paint in hand, you might just try brushing it on a piece of scrap wood to see how it turns out.

    Painted 3 weeks ago on left, painted yesterday morning on the right after the sconce was installed (some patch work was needed). They are going to roll on paint on the entire panel one more time so it’s all even next week.

    The ethers in the lacquer take awhile to dry. But that gives you a hard paint surface.

    I know this has been discussed in this thread before, but since the search function is broken: thoughts on Trans vs Carrier vs Lennox HVAC’s? Getting ours replaced and the quote from the company that uses Carrier is 20% less than the one that uses Trane, and still waiting on the third quote to come back but they rep Lennox.

    It's oil based (alkyd) paint. Explains the dry/cure time, and some of the gloss. We wrote in our terms that we don't do spot touch ups, even with latex, any sheen of eggshell or higher spots terribly. If we ass up the paint job, we paint the whole wall.
