this may be a dumb question from a dumb person but does anyone know if with any of these wifi setups can I have 2 SSIDs basically I’m lazy and don’t want to have to reconnect all my smart switches and bulbs- right now I have 2 SSIDs (one with the modem/router ATT gives you and the other with my 1st gen eero system)
You want to maintain the ssid from your att router and have a second from your mesh? Yes you can. Imo I would disable your ATT one and create identical ones on the new system so you don’t have to change anything. Not sure of all mesh capabilities but Orbi allows a main and “guest” ssid so that should work.

appraisals are a total shit show around me in SC right now. I just started a new construction and had to have the plans appraised before closing. I’m building on the last lot in a neighborhood (all custom homes 1ac lots) with hardly any turnover in the last year. My comps came from one neighborhood home that sold 9 months prior and some higher end spec homes jammed in tiny lots around the corner. Total bull shit but there was nothing else to go on. My appraisal came in 100k less than my loan amount because of this. I was a wreck for a week until I figured out how to make it work out. Right after I got it sorted out 3 older homes sold for just under my cost per sq ft to build, so that’s good. Could have used that 6 months ago. I also had an appraisal done a 2 years ago to my current home and have 3 houses near me that will be perfect comps that blow my ‘current’ appraisal to hell. My current appraisal is for 269 and the three homes on the market are pushing me to 360-380.

The regular orbi allows you to do 2 - technically one main Network and one for guests but you can name them anything. Orbi Pro allows 3+, segmentation by band etc.
I believe Charles Schwab relocated to Dallas just before Covid. I can get a story about Uhaul not having any trailers for rent, from any of the conservatives I work with, in CA. All the trailers have been taken out of state by the fleeing hoards. The Uhaul website showing available trailers is fake. People can’t get out of CA fast enough according to talk radio too. These same people will boast of $500k in home value increase in three years and say they are moving out of state because their vehicle registration of $500 is too expensive. They are all still living in CA and getting a check this Wednesday. I will update if they flee the state.
The new place has 20 fruit trees. The current owner manually waters them each morning during the summer months. Were not going to be able to be there that often so are thinking about installing automatic smart irrigation with drip lines. At near 7000' of elevation so guessing we may need to trench to put it in. Anyone have experience with irrigation systems either at elevation or with smart tech?
825' here with rachio irrigation controller I'm trying to figure out why being at 7000' would make you need a trench or not
Ugh...fucking appraiser, used comps at less sq footage and not in area. The ones in my neighborhood that have sold recently are 89 and 115 sq ft more than my house and appraised @ $22/sqft more than my appraisal.

we have carpet in our bedrooms/closets. it needs to be replaced. is going to a luxury vinyl plank option a lateral move or better move resale wise? can't decide if we just redo carpet or do that, we'd prefer the LVP but tons of people online talk about people prefer carpet in bedrooms for ??? reasons
I prefer carpet in the bedroom, but just because I have kids. My wife whines about the bedroom hardwoods not matching the rest of the first floor, so I'd probably go carpet if you're going to have mismatches elsewhere imo
We have lvp throughout our entire downstairs which includes our master. Upstairs has 2 other bedrooms and it’s carpeted. Cleaning wise i wish our entire upstairs was lvp too
we had it in our last apartment and it was bullet proof and looked great, so we're definitely biased by that experience we do have maple throughout the main floor so it'd be contrasting woods (real wood and fake wood), but don't think that'll be dramatic

Yes and no. It’s not a global/systematic subprime, NINJA loan, 2008 bubble but money is cheap for consumers, banks are flush with cash, inventory is low, prices and costs are soaring and it certainly feels like everything is bubbling up. Impossible to time but it will correct at some point. I’m just saying you can’t have it both ways; house sold for 25% above what it sold for 12 months ago AND the appraiser is an idiot for coming in slightly below the purchase price.

Anyone else have a shitload of carpenter bees? The pest control guy quoted an extra $60/month from April - October to spray around the house, under soffits, etc. but I have no idea if that's a ripoff or not. Those fuckers sure do make impressive holes.
Contractor gave up on cabinet paint. Hiring a professional who is going to give the current paint 4 weeks to fully dry, cure, whatever before he comes back and does his thing. So from start to finish looking at a 9 week remodel
