    There are definitely areas that are not right. Also, I think the contractor legit gave up mid paint and didn't repaint several of the doors after prime so they are a totally different color than the boxes/majority of doors. Be fun to look at for the next month.

    And for the record all the repaints, touch ups, etc. were not done at our request. Every step of this was his doing.

    Yeah other than paint zero complaints whatsoever. I'd still use him for future projects but he may think we are cursed and not want to work with us.

    Back in 2008 we had a local steel guy do some custom wrought iron for a decorative stairway handrail. He had to redo it twice; first time he got one of the posts wrong, then second time he didn't take into account the corrected post in his measurements so the thing didn't fit the space correctly. He went to high school with my wife so he was nice about it, but I'm absolutely certain that he lost money on the job

    Took off yesterday and replaced the siding and trim on the largest two sides of the OKC house. So much easier to paint the siding before it goes up. Still some trim left to put up, and painting the soffits but after this just some small sides left. Making progress!

    How do you trap them? We have tons here and two weeks ago I was cutting logs from my wood pile to burn. I chopped a piece of cedar and one carpenter bee right in half. 6-7 more came out of the few holes they had in there. He shouldn’t have been sleeping there and how many other carpenter bees can say they got killed by a mitre saw? It’s the ultimate carpenter bee story, he’s a legend now.

    Yup. That's the plan, at least for now. We also are starting a build of our full-time house down (see below) in the Whichita Mountains.

    Definitely feel the financial and attention squeeze. Bout had a heartattack this morning. I got my unemployment instructions in the mail complete with my quarterly earnings and that I needed to apply for 3 jobs a month. Thing is, to the best of my knowledge I'm employed. Turned out to be a scammer had applied for unemployment with my name but I was terrified for about 30 minutes.

    you can buy traps online. It’s a wood box with Pre drilled holes that they go in and end up in a plastic box. They can’t climb plastic so they get trapped. Then they release pheromones that draw more into the box.

    Beautifully done. Stay on the stuff they tell you to do for your plaster for 30 days or whatever. Brushing several times a day, carefully keeping chemistry right, etc. Can make a big difference long term.

    Guy across the street from me just put his house on the market for 50K more than I paid almost exactly two years ago. Maybe a tad nicer bathroom situation but that’s about it. I live in one of those neighborhoods where all the houses were built in the mid-80s and all look identical, so seeing these houses selling for that much is crazy.

    This feels like I’m being fucked over, but I have a new lot and about .3 acres are covered and brush/bushes/trees and I want them all removed to allow for a nice clean backyard. I’m planning on fencing after this is done.

    Landscaping company is contracted with the builders and gave an estimate of over $18k. That feels like way too much, but I would not have a clue as I’ve never hired a landscaper for anything like this before.

    Anyone had their land cleared before?

    Edit: forgot to mention they’re grading the lot also. Feel like that’s where most of the price is coming from.

    My wife ordered a retractable garden hose reel that comes in today. Installing it will be the highlight of my day, not really sure what that says about me at this point in my life

    Atlanta is the same right now. Almost every house I’ve looked at is doing something along these lines. Showings are immediately booked up as soon as they’re listed and houses are selling for asking or more and foregoing appraisals or paying straight cash. People are out of their damn minds.

    I went to a showing a couple of weeks ago on the first day it was listed. We had to wait for the showing before us to end...the realtor came out with 15 people. She must have brought 5 or 6 buyers at once. It was like a goddamn clown car

    I had an acre and found a logger locally working and stopped and asked him to check my lot. There were enough trees that he cleared the lot and took what he wanted. He did leave me with a huge pile of stumps and limbs but I paid $2500 to get them removed after my local fire department stuck me and said they would and then wouldn’t burn it.

    Are they just grading or bringing in dirt too?

    Depending on where you are, you can typically burn a pile of wood on your own property so long as there isn't isn't burn ban in place due to drought
    Just letting the local fire department know about it is kind of a courtesy thing, usually if you do let them know they you will see them drive by while it's burning to just check on things

    This was a big fuckin pile. The fire department was going to use it as a training exercise and then screwed me over. I would have put it in smaller separate piles if I was going to burn it on my own. I fought with it for a while but it was a major task for a chainsaw and 2 people. Take my $2500 and call it a today. I do agree burning was my first choice and it would have cost me nothing.

    House 3 doors down is listed by owner at ~$150k over what I pace 3.5 years ago. All the houses on the street are the same plan with different front elevations. Only change they have done is hardwoods upstairs for the bedrooms. If that gets asking price I’m going to seriously look into some sort of move.
