    Hard to tell without a cost breakdown. They should be able to give you material and labor costs so you can compare different quotes better.

    installed the ecobee with stranded wires, what a pain in the ass that was but it registered all the wires it was supposed to on set up and is activating the right things based on heat/cool so success so far

    had to tag in the wife for some of the connecting wires business, what a mess that part was

    They are doing the inspection on the house I sold right now. I can see from the security cams that the realtor, couple, and relative of the couple all showed up for the reporting part. Wtf, man

    For my inspection it was us, our realtor, home owner, and our handy man. there was also an estate sale going on in the garage and drive way. Was chaos.

    Weird. I usually put my realtor on speakerphone, but I guess everyone's different. I'm sure they are just marveling at its pristine condition and wondering if they should increase their purchase price

    we have three more quotes being done on it, so we’ll see.

    Same company gave us a radon mitigation quote for $6500, our realtor said that was outrageous and should be less than 3k.

    Looks like you're not but IMO don't go with a company that does covered patios and radon mitigation, those are completely separate trades. Stick with companies that focus on what you're looking for.

    so I got my letter about my tax reappraisal

    lets say hypothetically I submitted it asking for 500k to 420k

    they approved the change to 100k

    i'm lost but also don't really want to rock the boat

    How much does that save you this year? I wonder if someone meant to reduce it 100k and instead reduced it to 100k?

    Plywood and asphalt roofing yeah? Plywood is expensive af and you might be better off looking at a Twincell opaque material.

    $16k seems a bit outrageous for digging and pouring footers and getting a ledger installed. I would ask for an cost break down and go from there.

    Some notes:
    • No way I'm only using 4x4, Im going at least 4x6, 6x6 is what I used.
    • In Eugene, you dont need a permit for anything under 200 sq/ft, I would doubt you need a permit as well
    • You also might just want to price it out yourself and see what you come up with.
    I built my deck and deck cover over the course of a year by myself, its not impossible.

    My HOA in OKC has offered to deed me the section of greenbelt behind my house. Would push the property over an acre in total. I'd be responsible for the survey and getting the papers put together. Need to move the fence line as well. Wondering as the plan is to sell this house in the next year if a 1/4 acre adds enough value to be worth the squeeze.

    I originally called them for the mitigation since it’s a major thing they do. Asked for a patio quote while I was at it just because.

    I had a radon only company get back to me this afternoon. They’re trying to talk me out of it because the levels aren’t that high, but gave me a broad estimate of $2500. Said in no case it should be over $3500.

    yeah, plywood and shingles. We’re open to other options, just want it to match the house. Im not even going to ask for a price breakdown unless all the others are in the same range which I highly doubt.

    I know this is the house buying and maintenance thread, but I am the least handy person in the world. A lot of this stuff that needs/i want to be done comes down to me not particularly enjoying it and rather spending time with my family or making up the cost working (which I enjoy).

    Put an offer on a house last weekend for 270 that was listed at 265 and no closing costs. Didn’t get it. About to put another offer on a house listed at 264 for 276. This market is dumb.

    Brother in law offered 315 for a house asking 300 in Louisville and was beaten by 5 offers, the one they went with was 330 cash no contingencies. Can't compete with that.

    How far outside of Atlanta? Can’t imagine you can get anything that cheap anywhere close to the city. I’m in Lawrenceville and houses in my subdivision are going for $305-$375 depending on if they have a basement or not. I bought for $265 in September 2019 and just finished my basement so already sitting on $100k equity.

    Is there any sort of consensus on whether this is market is a bubble or just the new normal? Discussing whether to sell this place or just rent it out. If it's a bubble selling is the only choice. If not maybe renting is the move.

    i have yet to see a convincing bubble case or one even remotely feasible

    we don't build enough houses for a myriad of horrific reasons, but the job market and broader economy is in good enough shape people have the money, price go up. can it slow down once some of the backed up covid demand fades? sure, will line go down? maybe some, but imo no mechanism to shed like 20% or anything and the upside is way way greater than the downside risk.

    Holy shit the home inspector fucked us (see thread title). He basically put anything he wasn't qualified to inspect as deficient with a note to have a specialist look at it. He even put things as inoperable when he couldn't figure out how it worked, like the cover to my pool heater.

    End result for my first time home buyers was a request to replace 27 windows and replaster the pool, not because they need replacement, but brcause they may want a specialist to look at them. Among other things like a sprinkler replacement that my wife just took a video of in perfect working condition.

    Back to the market we go.

    they’re never going to find a house and yours will go under contract again quickly.

    Our buyers asked for no repairs (even though there were several they discussed) and our seller told us to kick rocks on all of our asks. You get houses as is in this market.

    popped the dishwasher drain hose off the disposal as we're running out of things that could be making the dishwasher have a slight smell after washing

    what looked like a hairball from a cat slid out of the hose, just backed up sediment and shit from draining for 14 years, but oddly didn't smell at all

    still might change out that hose before buying a dishwasher, Bosch 800 does look very nice though

    Just an unbelievable request. I blame their agent too for not controlling/managing their expectations.

    Last October when we sold, the buyers gave us a similar fantasy repair/replace list that read like all the things I’d plan to do to the house if I was going to stay there for 30 years. Then at the end of the list they said “or knock $2,000 off the price.”

    Haven’t been able to figure out through YouTube why our dishwasher won’t run currently. Thinking it’s just more cost efficient to go ahead and buy a new one and at least match our other stainless steel appliances instead of hiring a repair guy.

    Inspector claimed the outdoor fridge was broken. The fan/outlets/lights also weren't getting power in the same area. Ned the electrician reset a gfi plug and we back in business

    Our current house has a French door samsung fridge that the ice maker freezes over every 2 weeks. It’s a piece of shit.

    I saw in the new house that it has a Samsung fridge, but newer and different model. Figured it wouldn’t have the same issue. We get in yesterday and there is a bunch of paperwork from the owner saying it has the same problem and they have tried to have it fixed 5 times. At this point I’m thinking about just buying a new fridge.

    I have a dude in Eugene area who built my brothers 15x40' awning for $43/hr. Ended up costing them like $1500 in labor and they got it done in two days. He said that they will probably step on material costs by like 15% if they had to shop for it all, but still.

    Let me know if you want his number.

    You’ll get more enjoyment setting that fridge on fire than you will from the ice it won’t make.

    We finally moved our Samsung to the garage and bought a smaller cheaper fridge because we plan on building in the next 2 years and will buy one of those huge fancy fridges to put in the new house.
