    Most experts would tell you even though this feels a bit like a bubble the dynamics are much different than 2008. Your real driving factor here is a good economy with tons of demand and due to lots of different reasons, a lack of supply. Last year the average credit score was upper 700’s for qualifying mortgages. I don’t see what slows this market down anytime soon.

    our ice maker works but the mechanism to get that ice to the door does not. just gave up on that and turned it off.

    going to replace the fridge in 12-24 months so it's fine, but I now understand why tons of even high end fridges now don't do crushed ice or have door ice dispensers.

    I agree, this definitely isn’t 2008. I think my dog could have qualified for a mortgage in 2008.

    I honestly don’t see this bubble getting popped for another year, maybe longer depending on what cost of materials does in that time frame.

    we are ready to build now but I’m not going to pay an extra $40-70k and have to sacrifice sq footage to build what we want. So we are going to hold off for another year or two and see what happens.

    builders surprisingly aren’t slowing down even though costs have significantly increased. I think a lot of that has to do with historically low interest rates, so people can qualify for a larger loan amount. Once rates get back into the 4s, that will change things a lot. Anyone’s guess as to when (not if) that happens though.

    correct. Same can be said for a stock market bubble.

    as a real estate investor with single family homes, I would love another housing crisis so I can scoop up some houses at insane prices. For now, I’m just sitting on the sidelines. There have been a handful of houses I would have liked to buy but can’t make the numbers work at the current prices they are selling for.

    Ohhh fuck me sideways. Apparently I am demoing a patio that is on top of another patio.... Executive decision time. My landscaping is going over the older sub patio because I am not busting out 2 fucking slabs for this project.

    in all fairness to Samsung, it’s not the external dispensers. It’s that they didn’t think to insulate the ice maker (from what I have been told my appliance people).

    We countered with offering to do about $2k in repairs and knock $5k off the purchase price and they countered at $20k :roll:

    I never would have guessed walking away from a deal would be so satisfying

    That area of the patio is becoming decomposed granite. I am putting a pony fence up there and separating the cooking stuff from the actual patio. Gotta start getting the back yard kid ready as our 10 month old is already pretty mobile.

    We ended up bidding way over asking for the place we’re finally buying but the seller has been an absolute mensch. Before we even sent her the inspection report, she had all repairs done to questionable items and even had an exterior wall repaired that we weren’t even thinking of having her do (it has a rock facade that was only finished half way when we saw the house and she had it finished all the way up). I’m sure something will cock it up somewhere but been a pretty easy deal so far.

    I guess that’s the bigger question. Is that 2 years or 10 years? I know that’s a crazy question but I’d have a hard time buying at top dollar.

    for reference I don’t live in a booming area and house turnover is not as significant but I could see more city people moving to areas like mine for cheaper house prices. Nearly $300k for a 2500 sq ft ranch with 3 car garage on 1 acre

    I use spreadsheets but you could look into Centriq. The app is awesome to track purchases, warranty info, and recalls. I just got a notification from them that my power washer was recalled and gave me directions to request a replacement.

    The biggest downside is the number of products is limited in the free version. If you do upgrade, it might be useful for future insurance claims.

    The floor is vinyl planks. Thought it would be best for the basement in case there was some humidity or moisture.

    We used this for the insulation

    Had the carpets cleaned at the new house this morning. Carpet cleaner calls me and tells me that there is barely any water pressure.

    This was an issue at inspection, and the old owner supposedly got a new water line installed and gave us a 5k bill. I called the people that did it, and apparently they didn’t do what was on the paper. They did a new water line but didn’t connect it to the pressure tank or do anything related to water pressure (this is our first time on a well).

    We’re supposed to move in tomorrow. I am less than happy right now.

    I assume so? Water still runs, it just slows to a drip after a few minutes.

    We were told by the selling agent he spent 5k fixing the water line when we were under contract. Our transaction person sent us the “bill” today and I called the place that did it. They said if you look at the small print it says it was just an estimate and they didn’t do the plumbing or something.

    all I know is I need to be able to shower.

    Three heads on one unit. Each head controlled separately. It installed it myself. It was all very easy really. I had them come out on Saturday to test it to make sure it was all working properly and the technician was impressed that I did it myself, said I did a great job.

    That’s a cleaner install than the some of the commercial mechanical contractors I work with. They’re also entirely incompetent, but still.

    That's clean. What size unit did you go with? I posted about the sink hole house I might be getting but it has a full finished basement that I'll 100% would be doing some kind of mini split set up with. Like you, I'll be doing the install myself.

    My HOA does all yard stuff, but yeah it isn’t great over there. That area gets no sun.
