    got a question for you experts, one of our toilets drips. It's not the flapper. I've turned off water and flushed water out. Still drips from flush valve seat/seal from the tiny bit of water than wouldn't flush

    would putting silicon around it work or do I need to replace?

    Now that the deck is done, we’ve been reaching out to get quotes for replacing our pavers and extending the paver area. Got quoted for $2,700 for 260 sq ft of space, although I had to pay for the pavers myself. Took out the old ones this morning

    Several years ago we converted our garage into a bedroom for one of our kids, and he's never liked how cold it gets in there (we rerouted a heating duct to his room but it doesn't do enough). Last year we got him one of these oil-filled radiant heaters, and he absolutely loves it

    I work in the industry and we ask ourselves that question almost weekly. Hospitals in particular are huge fax maniacs. I also recently paid staples $17 to fax four sheets of paper. I was ready to punch someone in the face or call and give some pour soul a piece of my mind.

    Talking to the lady at our bank back in Amarillo and she asked how much I needed to wire, then told me the limit over the phone was $2500 and asked if I could come by a branch. Told her I was in AZ and she responds with you’ll have to fax the docs and all I could do was laugh. Just so stupid and needless in today’s world.

    Had I known the racket they were running I would have improvised. It was time sensitive and for the govt, so I paid. Also yeah, wife has that through work, RightFax, but didn’t want it to go through their shit.

    Lost out on this latest house even though I apparently had the best offer. They went with someone who wrote them a fucking letter. I mean… wtf? I’m just exasperated at this whole situation.

    I’m aware of them, I just don’t have some sob story to tell nor do I believe they should have any impact on the sale of a home. Pick the best offer and be done with it. There’s also potentially fair housing violations associated with letters as well.

    About a year ago when we sold our home and purchased another, our realtor told us specifically not to read letters written by potential buyers of our home and not to write any while we tried to purchase for exactly that reason, can open a can of worms with fair housing stuff. She said it’s better to just avoid it entirely, even though most situations would be harmless.

    Yea the annoying thing is that I could tell the homeowners cared about the house and took care of it, which is one of the things I really liked about it and why I upped my offer and cut back on contingencies and waived the inspection. I guess they loved the house so much they cared less about the money and more about who it went to. That’s just not how my brain operates, so I’m having trouble getting over it.

    Was able to convince my wife that it was better to hire some people to do he concrete sidewalk to our basement. They came out today and poured it. Looks pretty good and a million times better than we could have done.

    I would ask the realtor to stay in contact. These deals fall apart later, in a good number of cases. Enough that following up might not be a bad idea.

    Getting foundation work done and the company has to pull up the pavers to install the beams. They've offered to repour the concrete patio and reinstall the pavers, with the caveat that they don't have a ton of experience installing pavers. What option should be go with:

    1. Let them do everything and maybe it doesn't look great.
    2. Have them repour the concrete and hire a paver pro to finish.
    3. Have them repour the concrete and do something else? I'm up for DIY, but I'd be going it alone, don't have many tools, and as many know am neither handy nor smart.

    2. It’s not that expensive in the grand scheme of things. It’ll look better and you won’t be paying anyone else to rip out a mistake.

    Backyard plans came in today, work starts on Monday. 1-5-2 weeks from start and I will have a new back yard.

    Irrigation and drainage. In total 24yds of DG along with a metric shit ton of fill dirt. I am so excited, I can not wait.

    We were told we got our house due to the letter, and there was an offer slightly higher than ours. We found the sellers on fb, saw their interests and crafted our letter based on that (outdoorsy pics at NP, picture with my wife and friend’s dog - we didn’t have a dog at the time). Felt a little ridiculous but it apparently worked!
