    Question:

I'm turning the loft into a small bedroom. It's super cramped, the hot water heater is up there, but there's room for a queen size mattress.

From the wall to the water heater is 74 inches. Queens are 60 wide. Going to do a low profile, 5 inch mattress, it will probably be about 5-6 inches with a base layer and maybe top pad.

I'm going to paint and finish the floor this weekend. What would be the best items/materials for the floor? I'll have a rug in the area where people generally walk, but also want it to look nice/feel OK on your feet.

Is it tacky to use rubber/fake landscape edging? Like rubber or stuff like this?

i really don't want to edge like 150 ft of walkway with individual brick/stones/whatever

Yeah that shit looks terrible after like 2 years.

Use 10' long steel edging, they should have it at your local lumber yard or landscaping place. Its as easy to install and looks better

Could probably get a carpet sample to cover that floor space. Throw in a bucket, keep the rest of the existing furniture and decor and you've got a great Unabomber suite going.

Called the electrician this morning, they’re booked until end of July lol but they said they could squeeze me in Monday/Tuesday next week to at least look at whatever the hell happened with the microwave/ceiling fan last night. Unfortunately think everything is backed up around here, so I figure I’ll just wait and hope my house is standing in a week.

I’m going to keep searching for an answer and hope I can figure it out before they come out.

I had good luck soliciting quotes on home advisor. You might find someone with some earlier availability there.

Ill check that out. Personally the worst part about finding people to come do these jobs is finding a company that doesn’t suck but also charge 300% more than everyone else. This electrician was recommended by a guy who’s probably more anxious about this stuff than I am, so figured I’d roll with them.

So the power line to my house apparently runs across the front of my neighbors yard through a bunch of their trees. Should be a fun first conversation with them that I need the city to come through and cut up their massive magnolias.

Is there an issue with the power line?

Magnolias are really sturdy trees so unless a branch is touching the line I wouldn’t worry about it. Magnolias don’t respond well to pruning and you’d possibly be creating a larger problem

Yes, that looks a shitload better.

Add it to the Lowe's cart. Will install this weekend.

Replacing the backsplash in the kitchen tomorrow with white subway tile. Going to use light gray grout to match the granite countertop. Should we use a 1/8 or 1/16 grout line? I am not installing it, just wasn't sure width of grout line and what might look the best.

It is impossible to use the internet anymore without seeing someone with a bad take on the housing market.

People really want to believe the dumbest shit, like "developers building new things are what cause prices to rise" and "wall street is buying up all the houses"

What size are the tile? Ask your installer if the tile are decently square/regular. Wider joints hide irregularities better and you'll see the contrast more. If you go 1/16", you want really nice tile, and a shade darker grout, imo.

Static pressure on my new house’s AC system was high. Guys came out today to look at the duct work, and found return duct, so now one needs to be installed. There goes another $1600.

Water line run today with my guys I hired. Not bad for $95 in parts and 7 hours of labor at $25/hour for two people.

Got them coming back out Saturday and hopefully we'll finish the walkway and get the outdoor shower hooked up.

your brain is working fine, I missed a “no” in there. There is no return duct.

This house is weird as shit, with at least two additions. The current house built on top of the original (you can walk on the v frame roof of the original in the attic). When we moved in, an electrician had to come in for 8-hours to cut loose and live electric wires in the attic. So this not surprising to me, but it’s just one thing after another.

Holy shit, how did the ac work at all ?
Was it just sucking hot air from the attic and trying to cool that down enough to cool the house?

I have no idea, to be honest. We have a return vent in the living room, but I guess that is different? Between the water quality, AC, electrical, and radon, I am surprised this house is still habitable.

There have had some stupid hot temperatures over the past month and the system cooled great. When they showed up yesterday they were like "uh, we can hear the AC from the front of the house and that's not normal." They looked at it and said if it isn't done it is going to kill the unit within a few years.

Got my annual escrow disclosure statement. My monthly payment was going up over 25%, that doesn't seem right. They have almost 4K for a Condo Asso Fee, it's not a condo and I directly pay HOA fee (which is less than $200/year)

They are looking into it for me

Got quoted $975 to cut tree and grind the stump and another thousand to cut a few other small trees and trim branches around the yard. The tall tree is seriously just a stick though. Thirty feet tall and no branches except at the very top.
