You tried to buy a house lately? The market changed. FWIW my realtor advised against a couple of houses that were higher priced so not all of them are solely focused on the highest commission.
Even seeing a house is pretty worthless. You get a 30 minute walkthrough to see what's on the surface and then you either immediately pull the trigger or let someone else overpay
totally disagree with seeing a house in person being worthless. Layout and current condition of the house relative to your level of acceptability is important to most people. I looked at a house last week for a rental property and I’m glad I did bc I didn’t end up making an offer. If I would have based it upon the pictures I 100% would have made an offer and from what I understand I think I would have won the bid over others.

You're right - it's not worthless. What I'm saying is that the delta between a quick in-person walkthrough and a virtual tour/zoom isn't significant in this market. There just isn't room for a lot of nitpicking pre-inspection.
That and I have the mechanical/handyman knowledge of most advanced toddlers. I’ve gotten better since I’ve owned homes but unless you have some contractor knowledge or if you’ve built homes, you don’t know what you don’t know. Even if you do know something is wrong there’s little to no chance you have any idea the cost to fix it. So I do understand your initial point. Now, about the airmen.

It's been real bad, my man. It's an old house and it's like nothing broke for any of the prior owners, which is wild since everything is held together by bubble gum and scotch tape. I do think it'll be good after throwing more money at it than I originally anticipated.
Same. My expected 30k in repairs has turned into an estimated 100k in less than two weeks of homeownership. I also share the blame as scope creep has turned what should have been a relatively simple kitchen remodel into siding replacement, new windows, flooring, an addition, roof insulation, etc.

Some good news there is most all of that seems like it will have some improvements that you'll enjoy every day.
