    bought a condo where they're all 15 years old except washer/dryer, all in great working order and could last for years if we can deal with some quirks

    In a perfect world, the bar's countertop/work area would face the TV (or the main one, if you have multiple).

    That would mean the TV goes on the top wall from your image. However, that seems to be complicated by the presence of windows (2) on either side, because you want as dark as possible for a home theater (and projector specifically). If they let in a lot of light, or you are not willing to cover them, then the right wall might make the most sense for the space.

    From your post, it looks like this is the first floor, and not a basement. And if it's a common area on the main floor, it's harder to do a bonafide home theater than if it's less trafficked like a basement.

    it's the basement. the house is built into a hill so that top wall is exposed.

    With baby number two on the way, wife finally convinced me of putting in builtins in the kids closets for the extra storage

    Went with EasyClosets, used them for our master and was pretty satisfied, and averaging about $1200 per closet

    Highly doubt it actually adds value to the house but whatever

    Oh that sounds lovely, I’m legit going home today and will look at how my sink it works now and how to put in a new one to budget for this. Might have to be my bday/Christmas present this year.

    Photographer scheduled for August 15, Airbnb will be live after that. Gonna be a sprint.

    My contractor/laborer I hired left a lot to be desired with respect to their plumbing work when he did the outdoor shower, so have a professional plumber coming next Wednesday to install an outdoor sink. But, my current dude really wanted to do the work, so I'm trying to schedule them around each other so my guy doesn't get his feelings hurt -- he's texting me several times per week for projects he thinks we could do, I assume he really needs the work. So trying to navigate the emotions and feelings of two rural contractors in Concrete, WA is exactly what I envisioned.

    But I've paid him more than $1K so far, and he did just finish this framing for a cool firewood stand, putting metal roofing on today:

    Outdoor sink, finishing a nice hammock, and then touching it up is all left to do.

    Had a friend of my MIL come out to takedown/install our new ceiling fan. Took down the old one last Friday then claimed he had some
    Emergency and had to leave, kept giving us some bullshit excuse and flaking out to install the new one. Rented a 12 foot ladder today and got the new one installed myself

    A general handyman to do random crap is fine, sounds like this guy is capable of doing simple stuff.

    Your shower may not be complex, but the peace of mind of a professional (and for other more meaningful jobs that tie into utilities) is def worth the extra $$, at least from me.

    And don't let him guilt you into getting involved in jobs where you don't have confidence in his skills!

    Just got done replacing the kitchen sink
    Started after 5 pm when I got home
    Been working non stop on it, but not at a super fast pace or anything, bout a 15 minute break waiting on my step son to bring me a bottle of silicone because the one I had that felt fine but kept clogging up.

    New sink is a big single and I had to leave the disposal off because the drain in the wall is too tight to it and if I cut the pipe make it work, I don't actually have the parts to make it work and therefore we would be without a kitchen sink atleast one more day. Not 100% sure I can make it work without moving the drain in the wall so I don't want to tackle that until a weekend when I have more time while home depot is open.

    I almost shot my wife when she just complained a minute ago about how she is used to having a disposal and she isn't sure she is OK not having one. (After I explained to her why I hooked it up like I did)

    Metal roof applied. Dude quoted me $700 for supplies and labor, not mad about it. Much better than I would've done, and prolly would've had more difficulty sourcing the supplies

    How hard is it to replace the whole flush valve on a toilet? My handle striped and my work around broke. The suction is too tight for the handle construction so thinking I need to just replace the whole system.

    Found a solid tile guy. I think I've successfully talked my wife into letting him redo a couple of bathrooms and change fixtures so I can avoid a full blown reno

    Not hard as long as the supply valve holds. Keep old towels and a container to catch water with on hand while draining/replacing. Korky is a decent brand. Not sure about replacement handle, that is not typically included, maybe?

    Smart man. If you go to moving fixtures/plumbing, you're into the deep end of the pool. Tile, paint, and light fixtures can help a lot.

    I was leaning towards a 500 in the days leading up to fourth of July. I mentioned it to a friend who has one. He pulled his receipt from 2019 and it was $650 after Labor Day/July 4th discount. Same exact model of the 500 series goes for $999 now and didn't go on sale.

    yeah every store we've gone to the sales reps are kind of bummed discounts will be stingy for a few years, didn't think there'd be much for labor day but offered to price match anyways
