I would disagree with this generally speaking, although there certainly is that contingent. A lot of people, when they hit a certain age, want more space and that’s something that the vast majority of peopoe can’t get in the Bay Area. I don’t meet many transplants that have lived here for more than 5 years or so over 30 because of they reason, and COVID highlighted the need for more space for many. Of the VERY high earners that can afford the extremely high real estate costs that are leaving, yes I would definitely agree with your characterization there.

Correct. I do think we should cap child incentives off at a max of two kids. I’d like to see free childcare for max of two kids, from birth to high school. I don’t believe in free college. Essentially giving the kids and parents the opportunity to thrive.

Nashville has been on a steep decline since about 2014. Still have lots of friends that I love visiting but it was trending down then somehow it became MAGA Mecca and took a turn for the worse.
