    I live on a culdesac that has six homes. 4 have sold in the last 18 months. One was to me and the other three to families from the bay area. I bid on three homes before this one and lost out to above market offers from Bay Area buyers each time. It’s a very real thing and I am cool with it, my neighbors are all awesome and very liberal. To stay on topic I’ll say I’ve been to Nashville twice and the little neighborhoods right outside town were awesome but downtown is a white trash jamboree so no thanks to that place.

    This is kind of the impression I have as well.

    Anecdotally, I've sold or leased commercial property to 3 families who have semi-recently relocated here from CA (2 from San Luis Obispo, and 1 from Orange County). Two of them have or had kids attending a small, presbyterian-affiliated liberal arts school here, and they loved the area so they packed up moved their families. The 3rd was a retired couple moving to be near their kids/grandkids.

    I am pretty sure 2 of 3 are not chuddy, the other is maybe adjacent. Both seem to do quite well financially.

    Every space of land instantly became apartments, going on Broadway just became unbearable and the amount of Bachelorette Parties.

    Other parts became awesome and still lots of cool places to visit now. But things changed.

    Gambling Stick is definitely the best in town. From what I understand, they’re just moving. Staying in east Nashville I believe.

    In SF it is almost always private which is very pricey as you can imagine. Makes a hard situation even harder, almost forces you to move if you’re a middle earner imo, but you probably still won’t ever be able to buy (unless possibly if you are in tech). There are some pretty good public schools on the Peninsula and Marin.

    It's only a mile up the road from me and we've talked about trying it for a year, but always went with the Gambling Stick. They should see an increase with the Gambling Stick leaving east. Although, Edley's is moving to a bigger location in 5 points.

    Asking because I honestly don’t know. Is Nashville BBQ just a hotter version of regular BBQ? I had it once and it wasn’t that special but maybe I never had true Nashville bbq.

    I don't think it's healthy to celebrate people in their teens or early 20's having kids when they can't afford them. Perhaps my idea of free childcare for up to 2 kids from birth to high school would help.

    When did I say was excited for Parler? Parler has jobs that they are bringing to middle TN, and that is what excites me. I am also excited about Oracle, Amazon, and all the other jobs moving here.

    What are your thoughts on abortions solely based on a prenatal diagnosis of down syndrome? I am on the fence but it is something I would consider if and when I have kids.
