    So my attic mounted A/C unit has started leaking condensate
    they didnt put a pan under it when it was originally installed however long ago before I bought the place

    A/C guy recommends full replacement, but I am kinda pissed cause the thing works fine otherwise, but keeps dripping and is causing damage to the sheetrock ceiling in the guest bath and I assume eventually damage to the wood up there too

    question is, since its causing damage to the home that will obviously need to be repaired too, is this something I should turn in to the homeowners insurance?

    anybody know what my deductible is?

    I would turn it in and see if they cover it. They might since it was there (or not there in your case) at purchase. GoodForAnother is an insurance guy.

    Whoa. I bought my house for $94/sq ft. 2 homes in my neighborhood are under contract for $125/ sq ft. My home is 1780 sq ft. Unreal. These are different homes than the ones last week.

    How much and how long did that take? I've though about doing something like that on my back porch once I get rid of all the mulch and put some stone down. It would only be like half that size though.

    This is what my patio looks like basically (minus the grill and stuff). I'm going to get rid of the mulch and do stone and was thinking about something like what you built for half of it. Another home in the neighborhood has one and it looks pretty nice.

    You can probably do something like that for about $400, much less if you don't run a fan or lights out to it. The wood would cost maybe $200.

    All of them are basically the same size. Some are a little longer but narrower from door to fence. Mine doesn't have anything on it though (or won't besides a grill and a couple chairs).

    Also there's the same size of mulch on the end the pic is taken from. It's about 6x4 concrete with about the same of mulch on both sides.

    It can be done with seed. It just takes a long time. Mine took probably 2 years before it started looking like a normal yard. Now it's awesome but I also overseeded like a motherfucker those first 2 springs and summers.

    Update on the carpenter bees.

    I am straight murdering them. Wife and I went out one night and caulked up a shitload of holes in that swingset but there were still huge gaps. They've been eating on this thing for years it seems. Well, with some of them caulked up in their holes, and then a swing of cooler weather, there were fewer of them flying around at any given time. Went out there with a badminton racket and started annihilating the stragglers. They started chewing back out of the caulked holes though! Fuckers. Well, they still met the racket. I've killed 3 or 4 a day for the last week or so. Shouldn't be too many left. I now need a shitload more caulk to fill in those holes, then treat the wood.

    I think I can help. I would avoid sod if at all possible since it's basically June in Atlanta. What type of seed did you plant? When did you plant it and how much water does it get and also how often? Buy about a bag per 6-7 sq ft. Of this: http://m.lowes.com/pd/Sta-Green-1-5-cu-ft-Lawn-Soil/3353730

    Yea, you can grow from seed. And mine, like yours, took a while and takes a lot of watering. There's something satisfying in doing it that way though. It's not insta-yard and you have to work for it.

    I did. I don't know what's going on because I seeded at the same time in the front yard in a heavily shaded area and I'm starting to see some growth. Pretty sure this area hasn't had grass in over 5 years. Previous owners did some digging and never replanted grass. Might just say fuck it and put down some artificial turf and make a putting green.

    Anyone have opinions on Ryobi stuff? Looking at their 18 volt lithium battery line for a small weed whacker, blower, drill, etc that all use that same battery. I dont have a huge house or lawn and I am not very handy. Budget is also a concern, but I dont want to have to buy all this stuff again in a year or two... They should be fine for the work I would need them for, yeah?
