    Just wanted to chime in and reiterate: Fuck home inspectors. We closed on a new house last week, and put ours on the market last weekend, when we accepted an offer and went under contract. In the offer it said inspection for informational purposes only.

    We get our inspection done on Wednesday, and 3 main things come back that worry the buyers. (He used these exact words with our buyers, who are first time home buyers)

    1. He said some of the plumbing in the basement was polybutelene, and will explode and flood the basement
    2. He said the gas water heater we had was backdrafting carbon monoxide and spending any time in the basement would cause risk of carbon monoxide poisoning. The only solution would be to switch to an electric water heater
    3. He upsold the buyers on doing a sewer scope, and the scope found a small section of the sewer line with a small amount of standing water. Naturally, he tells them the line will clog and needs to be fully replaced.

    Naturally, our buyers are completely spooked. Our realtor immediately debunks #1, saying the piping is obviously blue pex. We get that backed up from a plumber, who basically calls this inspector a complete moron. For #2, we are very skeptical, seeing as we have a working carbon monoxide detector 3 ft from the water heater that has never gone off. We get the plumber who installed the water heater out to check it and he says it is drafting fine, and doesn't pick up any carbon monoxide. So obviously this idiot didn't even check the carbon monoxide levels before scaring the buyers about it.

    For #3, we have had zero backups in almost 7 years of living here, so we are confused. We get our own plumbers out here to do their own scope (for $300, which we had to cover). And he basically says, " This is completely normal for an 85 year old house. Ripping out the entire sewer line is completely unnecessary. We recommend just doing a main drain clean every year as preventative maintenance."

    Our realtor is suggesting we throw in some cash at closing, just to alleviate their fears. That pisses me off on principle, since there is so real issue, and the inspection was supposed to be for informational purposes only. Not to mention how hot the market is now.

    How much did the buyers put down in DD?

    Probably biased since I live in one of the hottest markets in the country, but I’d tell the buyers to take it or leave it. Home inspectors are always going to find something to bitch about.

    I wouldn’t give them anything. You already did more than you should have by paying the $300 for the plumber to inspect the sewer line since the inspection was for informational purposes only. Tell them take it or leave it. You won’t have a problem finding another buyer in this market.

    How did they get away with only $1000? It’s usually like 1-2% of purchase price around here.

    The irritating thing is, we only got 3 offers the entire weekend we showed the house. The same day we put ours on the market, 2 other, slightly larger, nicer homes came on the market, and each got like 20 offers each. All three of the offers we FHA/VA too, even though they were 5% over ask.

    Lower cost of living city in the Midwest, so $1000 is pretty normal for the starter home market. We did 1% on our new home, but its a step up in buyers we are competing with.

    We had the same experience over the summer. We decided to just give them money to be done with it, for two reasons:

    -keeping a house show ready with a toddler was impossible, and leaving the house throughout the day was a PITA.

    -DFW's market is really hot, but people tend to think there's something wrong with a house if it even makes it to the 2nd week. Super weird stuff, but it was worth just getting it done to avoid

    I remember being a first time home buyer and being intimidated as shit by the inspection. Just had no idea how to gauge any of that. They are probably just asking for those improvements because they can. I would get your plumber to put as much as they can in writing to present to them that it's all safe and tell them to take it or leave it.

    Have an offer in on a house that I think will be something I own for the rest of my life. Put it in Friday night, it was listed Friday morning, Been waiting all weekend as they wanted to evaluate after weekend showings (typical). Anxiety is starting to really eat me up today.

    Reaching out to a few architect/design firms and GCs to begin exploring renovations and home additions to our property. Getting tired of trying to find something on the open market that meets our needs and price.

    Already been told by two that they aren’t accepting new customers at the moment.

    My mom had an issue an ended up in the hospital last month. Afterward she told me how alone she felt back in Florida. Last night we put in an offer for her on a house 1500' down the mountain from our new place for her.

    Have so many things going right now.

    Our new house closes June 15th.
    Picked up four lots in town. Appraisal came in 50k over the agreed upon price. Closing in 2 weeks.
    OKC house gutted and being remodeled. Will go on the market afterwards.
    Colorado house remodel done. Soon to be short term rental.
    The "shanty" (Lil house that needs to be completely gutted) closes in 3 weeks. Then work starts there.
    House for mama (if offer accepted) will close in 45 days.

    Cliffs I'm poor, stressed, and super excited simultaneously.

    So it’s the family home that the children are selling which hasn’t been a primary residence for a at least a few years. They set a 4pm Monday deadline to review and then apparently couldn’t agree. So I’m still waiting.

    Anybody see any deals on a new dyson?

    Old one is 11 year old d33 and wife has decided it is done.
    Roller ain't spinning even after cleaning it out. I could throw money at parts end up getting it fixed, or take it to a shop and get it fixed, but either way she won't be happy, so the only real choice is to buy a new one.

    Well after ordering my cabinets 7 months ago and being without a kitchen since November, my cabinets were finally delivered last week and install is scheduled for next week. Looking like April may be the month I finally have a kitchen again.

    We ended up doing this for basically the same reasons. We offered them a 3k credit at closing and they accepted. Shit is annoying but really that amount of money won't make a difference to us long term.

    Weird situation I’ve run into:

    -put an offer in on a house
    -Seller accepted
    -We both executed contract yesterday, agreed to June 6th close
    -deposited earnest money this morning
    -an hour ago my realtor calls me and says the guy doesn’t want to sell now, despite being on the hook
    -I can take him to state court (not arbitration) per our contract
    -despite all this, he allowed the inspector to come in today, and offered to pay for it and not get a copy of the report (weird)
    -now I have an attorney writing a demand letter to him (he’s self representing, apparently a CRE guy) and his broker

    Why on earth did the guy sign just to turn around the next day and say he didn’t want to sell? Still haven’t gotten a clear answer from seller. He knows he’s on the hook. I guess something came up with his family/wife and they got cold feet…but man this is some weird shit.

    Anyone experience anything like this?

    Regarding the inspection, I’d guess he is hoping to engender goodwill to cause you to move on by paying for the inspection. Assuming he doesn’t want a copy of the report so he can claim to not be aware of any defects found, for disclosure purposes.

    Makes sense on the inspection point. Although we just got a call from inspector and they are saying he wants the report now??? I’m so confused by this guys erratic behavior.

    Inspector called us bilaterally and said there was water/mud in the garage after rains yesterday. But to make things even more odd, we had originally planned to send inspector on Saturday and he moved it up to today himself!

    not sure how hard to press with attorneys. May just be worth walking away and getting our money back and perhaps asking for some damages. I dunno. This sucks we really liked the place.

    I seem to recall hearing about litigation stories in similar situations that took years to resolve, so head's up if you go that way.

    I'm probably forgetting the process, but isn't there an option pre-inspection? Or is that just on the buyer's side? He should have just stayed quiet and told you to pound sand if you asked for any repairs

    Any of y’all have some knowledge/recommendations/suggestions for LVP or laminate flooring? Looking at installing on the second floor to replace my carpet. Wouldn’t be in any bathrooms or laundry rooms.

    My guy gave me an estimate for 5k for installation and labor and whatever, but that didn’t include the actually flooring materials.

    I’m inclined to say it’s around 1,000 square feet.

    I paid about $5/sf for material and labor last fall. $5/sf for just labor seems very high.

    Just had about 1100-1200 sqft of laminate put in via Home Depot. Was around 8 grand split evenly for labor and material. This is in Kansas fwiw.

    Is there a particular brand folks would recommend? Brands to stay away from? I’m interested to see the state of my subfloor because there are a couple spots where there’s a small dip in my hallway area. I wonder if the previous owner’s kids just damaged the plywood underneath or something.

    I know very little. We bought some pergo brand, which I think is specific to home depot. We did it on our basement so they installed over concrete.

    We have Armstrong and we like it. My understanding is there are some brands out there that are even more scratch resistant but I can't really complain about ours. We have a rigid core vantage series floor.

    My oven door won’t close. Has anyone fucked with this before? I got into it a little bit today and everything is in a super tight space. I’m not wanting to pay someone $500 to fix it but I also don’t want to bite off more than I can chew. I would just leave it as-is if it wasn’t for homemade pizza.
