I'm going to take a wild guess that the majority of evictions are going to be from people living in places that aren't in high demand and/or people renting from massive companies that own thousands of properties. The BIGASSTITTIES landlords of the world are probably not the majority.
Oh no doubt. I was just saying I'd guess that the majority of evictions being processed are people renting from them and not from folks like you. They are also far less likely to work with their tenants in situations like this in my experience. Long way of saying I'd bet that most of the evictions are for landlords that don't need more protection than they already have. Maybe I'm way off on the ratio of small landlords to large corporate rental companies...

well... and to be clear in my case, I didn’t evict anyone. They moved out on their own. They just pitched a fit with me for keeping their deposit to cover at least some of what they owed me.
Yea i didn't mean that to come off as a shot at you (or landlords like you). IMO you were more than justified in keeping their deposit, probably would have wound up being awarded more if they had actually took you to small claims court.
On a smaller scale that's what happened with us with my wife's stimulus check. Since they based it off last year, her check was prorated. Never mind the fact that she got cut to part time when covid hit and everything shut down.
To be fair, you should be able to claim the loss of the rental income just like I can on a capital loss on stocks. That part doesn't make much sense to me. It's a long term investment and should be treated the same.
