Can't vouch for couches but the bed I got from West Elm is great. Probably a little pricey but looks great and sturdy.
Got a bedframe from them as well. Not thrilled with the quality of it, but it looks nice. Was definitely about $300 over-priced. But the couches are all pretty shitty imo. They are all low backed and low to the ground. No automation or reclining ability. Like I said in the last post, they are sitting room couches that never get used, not family room couches that you use every day to watch tv/whatever.
Gotcha. We actually got a couch like that from a local furniture store. Forget the brand but it's national and they are made to order, high quality yada yada. It's definitely not shitty but like you said they aren't for lounging and looking back I would have preferred something bigger/comfier. That look is in so that style is expensive wherever you get it from.
They're probably just having cash-flow issues being a new company and with the high demand that's still out there from last years storms. I'd go with the less expensive company if the quality of work is the same. I just wouldn't want to pay all the money up front.

Probably going to get one of those deco whole house WiFi extenders once I move. I assume I just plug it into my modem, then put the other extenders throughout the house? My plan was put the modem in my basement and hardwire into my Xbox/PS4 down there, then put the two extenders upstairs in the living room (right above the basement) and my bedroom (upstairs on opposite side of house). Is there a better brand? My friend said his deco works great.
Replacing drainfields is 3500 to 5000 here for standard stuff. Putting in a pump and tieing it in to your city sewer line should cost less to same and will be far better solution long term.
One tip that I've read is that when you first get the dog in the house, walk him around on a leash in every room. This introduces him to the rooms with you as opposed to him thinking he discovered a place to pee on his own. Not sure if it works, but can't hurt.

I have a saniflo toilet that my bathroom shower, sink and bar sink ties into in my basement. I’ve only had it for a few years but so far so good, no issues. Only thing you may need to consider is buying yourself some gravity for the flow. My toilet and shower are 8-10 inches off the concrete slab if that makes sense. Keep in mind we did a whole renovation so it was easy to plan.
I'm getting quotes to install a sprinkler system in my yard / flower beds / garden. Is Rachio still the go-to smart controller for the systems? I expect the quotes to come back in the 3-3500ish range. Wish me luck.

The Rachio is a smart watering system. You can set schedules and it will help you determine how much water you need by judging your lawn based upon a number of factors (slope, soil, etc). And then it will automatically water for you adjusting for the weather. If you are putting in a brand new system spend a lot of time planning exactly how you would like the zones set up. Also consider bubblers and drip irrigation for flower beds. My pride and joy I recently worked on was a separate zone for pots on my deck where I placed a set of bubblers, so the pots will get watered automatically via the Rachio.
Hey neighbor I've got one of those pumps in my basement. Can be finicky but I hardly use it because washer and dryer are upstairs. I know previous owner had issues with getting the company to fix it a couple of times
Main house, detached garage apartment, rental house. I used to live in my rental and we've known for a while, insurance has said I'm on my own. My house and the apartment are covered under one policy by mistake (unbeknownst to me), but the roof on that is visibly old and worn. I thought the main house was in good shape until I asked roofers to find a porch leak and they started pointing out a bunch of issues. Since that roof is over 12 years old wind insurance says they will only cover actual cash value, but that doesn't seem to jibe with my main insurer because they are architectural shingles and should have a longer replacement life. So that one is up in the air, hopefully they send a contracted adjuster.

On the upside, I did get the electrician to come, replace a GFCI, replace a chandelier (and diagnose some junction box issues that I couldn't figure out), and now we have light again. I'm only $310 poorer after today (at least in labor...spent $350 on the chandelier and fertilizer...)
My advice is to run a switch off the modem and some cat5 upstairs to wherever you are placing the extenders. None of the wireless extenders can stack up to a system like that and the cable work is really minimal.
Need some advice from the real estate guys or knowledgeable guys. How long do you have to negotiate repairs? Can the seller choose to end the contract over repairs or just the buyer? The only date listed in our contract is when the issues needed to be turned into the seller. Backstory: My wife fell in love with a home she saw on Zillow. Turns out it was owned by someone in our circle of friends that we run with. So we set up a contract for sale by owner with no real estate agents. In the contract, we had 10 days to turn in any repairs. We made sure to get the inspection within that time period and turn the issues into the seller. The roof is clearly 15-20 years old and needs at least repairs if not a full replacement. The HVAC system is 26 years old and the house needs about $2,000 in galvanized pipes replaced. Those are the major risks, which could lead to $12-14,000 in repairs needed in the near future. The seller is not interested in making any concessions on repairs and wants a firm agreement by Friday. I'm already worried that the agreed upon price is going to be on the high end because it's a hot market right now. I would like to take my time and get the appraisal back to see what type of value the house comes in. If it comes in higher than the selling price I would be fine with taking some of the risk for the above issues. However, if it comes near the selling price I'm unwilling to risk putting myself $14,000 underwater off the bat. The seller also tried to play tough tonight claiming he had a cash offer of $2,000 above our agreed price that could close next week so he did not want to take the time for the appraisal to come in. His hard sell tactics left a bad taste in my mouth because I know he's going to now have to disclose all of the issues from our report to any other buyer which gives us leverage. Can I force the seller to wait until the appraisal comes in or can he choose to walk on his own?
This is the answer. So I started with a a fancy netgear nighthawk + extender. Didn’t do a good job handling the 50+ WiFi devices consistently. Switched to a mesh network and decided on eero. 1 eero + 2 beacons covers my 5,000 soft house with ease. None of my devices drop off. My neighborhood is pretty dense with a good amount of WiFi interference (I pick up at least 10-15 of my neighbors’ different options just inside my house) but the eero grabs a hold of my devices and doesn’t let go. There are some other cool functions as well especially involving the kids, shutting off individual devices, good control of guest access, etc. One other router I looked into and thought about heavily was the Gryphon. I’d read the Amazon reviews on that if you have some free time. I ultimately decided on eero because it’s easy to keep adding beacons if I ever need to and I like that Amazon owns them.
Eero customer service is insanely good. Had an issue with one of my beacons and I never spoke to a robot and the rep gave me his email address and direct number if the fix he walked me through didn’t work

Eero seems to be pretty neat, and have seen you guys give good reviews in here. I think I may only need one additional beacon, which would put it around 299. I assume this works with any modem? How “far away” can the beacon be from the modem/main eero?
Yeah, dude is great. I had to run and get a dimmer for him real fast at HD. Apparently, I wasn't fast enough...my wife said "he's a really nice guy, but he tells a lot of stories". She is awkward as a conversationalist...because he is the man. Love that guy. Fortunately the job after ours cancelled, so he could put in our chandelier after all. I figured we were having some sort of issue other than just the chandelier, and sure enough, junction box issues. Glad to pay him his $90/hr.
Been in our home for 6 months. House next door was bought not long after we did, fixed up, and they finally got renters a couple weeks ago. They have a huge frosted window as a shower wall and the way our houses sit, when I'm sitting at the dining table, I can see straight over my fence directly into their shower. For last nights dinner entertainment my wife and I got to watch them have sex in the shower. My wife has met them but I have not, not sure how I'm going to keep a straight face when I finally do.
