    Yep and that crack is just going to slowly get worse. Mine leaked and rusted the bolts to the toilet. Had to end up cutting the bolts off later. Fucking pain in the ass. New toilets aren’t hard at all.

    Anyone know about septic fields and building houses?

    I'll be trying to build a house in the next 5ish years so I check out what's available here and there. Found a lot that's about damn perfect for what we want. It's outside city limits so it will have septic, online they had a picture of a survey done and an approved septic plan. Plan made zero sense though, it's a 3 acre lot but the septic field was in the middle of the lot pushing the house as close to the street as you can be and was only rated for 3 bedrooms. It was really odd also considering that the entire neighborhood is very similar lots with all 4+ bedroom houses. Called the agent and he basically says the same thing and that the owner has been trying to sale the lot for 10 years off and on, so that raised some red flags. Did some research myself and pulled the septic permit for the house next door where it starts to make sense. For some reason they granted the lot next door a septic easement to have their septic field right in the middle of the lot. Put out a filler to the company that actually did the work to see if they could take a look at the lot I'm looking at and come up with a better plan. Probably a long shot cause the way they did the easement it basically cuts off half the damn lot. I don't know shit about septic but it sure seems like they could have done it a little different without basically fucking up this lot.

    I had a simple chore that turned into a major pain in the ass when I replaced the toilet seats in my house after we bought it.

    They were just old and my wife was grossed out when we bought the house so I got some new ones and I thought it would be an easy switcharoo. Turned out that the bolts had rusted to the nuts completely after years and years of piss and water getting on it. So I couldn't screw the plastic-nylony bolts off them at all. Bolt cutters wouldn't do it, neither would plyers or a hand saw. Eventually I resorted to google where the only recomendation was to use a blow torch to burn those little fuckers off. Another option was to use a small rotary blade like a Dremel.

    Well I didn't have a blow torch or a Dremel so I decided to just buy a Dremel because those things are badass and I knew I would find another need for it again. And I wasn't crazy about the idea of using a blow torch of all things on my old ass toilet.

    The Dremel took care of it in less than five minutes. Eazy Peezy. And now I have a cool little rotary blade that I have used 5-6 times since on random little projects. It was a great buy!

    Yep, if it is a stubborn spot, I can break out the Barkeepers Friend, but mainly I just use Windex.

    Pretty much what I figure at this point. Thing is though, would be hard pressed to find a better lot that hits everything we want So for the right price for the lot I'd pay the increased septic cost if it was doable.

    The vinyl undersizing under my lanai will occasionally fall bc it was cut a bit to short. Can I just silicon it so it doesn't fall during strong winds?

    May work temporarily, but with seasonal expansion due to heat and the wind, it likely won't stay up. Good luck, and hope it works out better than I expect. If you decide to replace it, look up a T2 Beaded Vinyl Porch Ceiling (we get it from ABC Supply). You could install it yourself pretty easily. Has more profile/architectural detail, looks more like a real ceiling, and is much more rigid. I have never had it blow apart.

    Rubber flanged wax ring. replace the jonnie bolts, line up the wholes pres down then then sit down twist a bit then center give it full pressure. tighten the 2 bolts then move onto they tank

    Depends on how many drops and distance. Hard to put random number out there. I would highly recommend upgrading to mesh WiFi and running cable to only a select few areas.

    First question is why?

    Second question is there are a lot of costs to include. It depends on the wiring and structure of the home. One story? Two? Can you get drops into the wall? Or are you going to be doing drywall rip out and repainting?

    With WiFi speeds where they are, why not just got wireless?

    Keep putting the work in. Maybe able to make a deal.

    Basically Lot 2 has a big house it appears and a decent sized septic. Lot 2 ran into setback issues from lot lines and watershed, and probably this area has bad soils. He bought rights from neighbor who had plenty of area and maybe slightly better soil. Neighbor now trying to get best of both worlds and sell for good price after selling easement rights.

    I'd really look into the soil composition because it could be major major problems down the road if you have issues with your field.

    You could solve it a lot of ways...
    Buy rights from somewhere.
    Build a three bedroom with a fourth bonus room with shower. Use low flow fixtures. You may even be able to do this on the front end and have a proper four bedroom.
    Alternative gray water systems.

    Dont rely on the existing plans for limiting your usage.

    Your probably stuck with your neighbors poop tho.

    I know it will vary, but just looking for a general range. My out of thin air number would probably be $2500-$4000, but after reading a little it might be a little higher if I wanted future proof with highest category cabling and drop to every room.

    1957 construction - so not sure how easy to facilitate drops, but I assume nothing crazy.
    3 br with 2 or 3 common areas where connection would be desirable. Maybe two drops in the common rooms (larger) and one in each BR.....I guess that makes about 7-10 drops?

    reason: simplicity and reduced problems. I agree wifi is simple for things like smart home speakers and phones. But I run wired where possible to consoles,smart boxes, computers, etc. Heck, I would remove my Nest IQ (with 4k sensor) camera off of wifi if I had an ethernet over type c adapter. I have a beautiful Sony 4k TV with an atrocious wifi chip so it has terrible wifi and streaming performance. It goes away when plugged into ethernet. my router has about ~22 devices connected.

    What am I missing about Mesh WiFi?

    Edit: I run powerline in the house I rent right now. Roughly 1920s construction with wiring being quite old. having those jacks does make a usability and speed difference ergo me being interested in adding ethernet to my next house.

    In theory if the powerline kit works at the new house, I could stick with it, but if i'm creating a dream house in my mind - it will be wired for ethernet, especially since fiber at 980mbps is available at the address.

    opposing viewpoints welcome.

    You are going to be outdated with physical cable eventually, you'll spend a lot more money and you will literally need more hardware to accommodate in the future (adapters and such). Keep in mind you would be getting enterprise grade hardware for your home at this point. It's definitely cheaper than running copper everywhere. Also the points are constantly up to date with latest security, etc. In ten years if you need two more access points it will be significantly cheaper than rewiring your entire home.

    So we have a similar sized homes, I am split with two access points centrally located each end of the home. 2 runs. I then have my switch near where anything that needs to be plugged PS4, FireTV, etc.........None of those ethernet cables are more than 10 foot runs. Everything else in the house running wireless. I had five TVs going at one time all streaming with no issues. I also have a TV on my patio which works with no problems at all. I mentioned in here before my entire property is lit up now.

    In the grand scheme of things the only thing I really think anyone might need a direct shot is for gaming (this is the only thing that requires overheard and more throughput if you do not want to deal with latency). Anything else you have has significantly less overhead and some leeway in relation to bandwidth/response. Where I don't disagree with you is in simplicity. My way is definitely more of a bitch to set up on the front end but significantly cleaner in the long run. But there is support out there for these things you would purchase and they will get you where you need to go.

    What do you mean by outdated when wiring the house with say, cat7 cables (with lab results of 100 gbps speed at 15 meters)?

    Practically, 10gbps (cat6) or even 1/3 of that is more than enough for a home environment. I think it would be accurate to say 'no longer cutting edge' but inaccurate to say obsolete for home wiring that supports 10gbps+. Maybe we are just talking semantics and word choice, but I def would not invest the $$ if it was truly obsolete any time soon.

    newb question re mesh wifi: do you run ethernet to mesh wifi point? I could see a combo approach being better than straight ethernet everywhere..,

    Yeah you need an ethernet cable to at least one access point. Different solutions are configured in different manners. Take a look at Youtube when you get the chance. Ubiquiti Amplifi is one to look at and then Ubiquiti Unifi is another.

    Amplifi is kind of like Fisher Price wifi, stupid easy to set up. The other is hard access points mounted on your ceiling or in your closets. And those are not the only solutions, there are tons of great products out there. I recommend the Unifi personally, because it's what I run.

    These should give you a decent idea of the different types of set up between the two.

    Warning, I am not a fan of Asus right now as I bought a 200 router a year ago and its shitting the bed. They won't warranty it and their customer service sucks.

    However, they have the ability to bridge routers as well as mesh wifi. So theoretically, you could buy one of these routers for every room, and allow them to connect to each other wirelessly, and then connect to each router via ethernet. I would definitely do that for the TV as I know the wifi chips in those Sony tvs is shit. I have the XBR-65X900E and both the Wifi chip and the processing chip are shit in it. For the TV, you might look at getting an Nvida Shield, or a Roku device to power the streaming rather than using the TV for it. I used my Xbox One for streaming for a while.

    Stay away from the RT-AC86U Asus router, there are complaints all over the place where the Wifi signal goes to shit. Mine can't even stream video any more. I have a 80 meg connection, and can't stream without constant (every 30 seconds) buffering. I have tried factory reset (which worked for 6 months) and new firmware. Everything. Its a known problem and you can see the negative reviews on Amazon about it.

    Pipe draining the kitchen sink and dishwasher busted/rusted out behind the cabinetry and above the flooring, so the cabinetry has to be removed in order to replace the pipe. Home warranty covers the plumbing issue and the plumber seems to be cool and helpful, but here's to hoping homeowner's insurance covers the remaining work. Meeting with a restoration guy at 8:30 tomorrow to discuss the cabinetry work.

    I had a home warranty the first year I owned my house. Had to call them 3 times. One for the AC and twice for the kitchen sink. Each time they did some bullshit patch work and they had to be called back out. Each time I paid a new service fee of like $80. Eventually I called a better plumber to fix it correctly and I haven't had any issues since (3 years ago). Terrible experience.

    They called me about renewing after the first year and I literally hung up on them. It may be a good deal if you have a newer house but if you buy an old house that needs some work I would not recommend it.

    Yep this is who I am dealing with right now. Most of the reason I have them is for major stuff. If a small thing breaks, I normally fix it myself.

    On a related note, I am taking the cash out option of $400 instead of paying $700 to replace the compressor.

    I found a company online (HVACDirect.com) who will sell me the Goodman full condenser and compressor as well as the matching Evap Coil for like $1400. This is for a 16 Seer 2 ton unit. The fun part is no HVAC companies will take a job to install it. They make a good amount of their profit on the sale of equipment. So I posted on NextDoor if anyone knew of a licensed HVAC person. I connected with a guy and he is charging me $800 to put it in. He is licensed and doing this on the side. Equipment should be here next week. He is helping me order the equipment to make sure I get the correct sized evap coil, etc.

    All in, I will be at around $1900 after cash out for a brand new unit with a 10 year warranty. I am considering doing my downstairs unit as well next year. The best price I had seen was to pay $2500 for a new 2 ton 14 seer condenser, but that didn't come with a new coil. The problem is going from R22 to 410, you need to replace the coil so you don't risk any old R22 being left in the system and destroying the new compressor.

    I am excited to get this over with.... lol.

    Ok TMB homeowners/ DIY'ers
    Question, anyone know of any tv shows, streaming or not, or YouTube channels to follow for someone who is very new into home ownership and is wanting to learn how to do stuff.
    Maybe doesn't have to be just home stuff, but general handyman kinda stuff.

    Long story short, wife and I had a 17 year old kid (along with brothers and sister) come stay with us for a year while their mother was deployed, about 10 years ago. That 17 year old now has his own family, and just recently bought his own home.
    He has an infant son, and wants to be able to do things with tools etc to teach and pass down to his son.

    I am the only male that has ever been Iin his life who did that kind of stuff, so he is reaching out to me for advice on ways to learn.
    Unfortunately he lives in Connecticut now and I'm in Texas.

    I've told him to try the Saturday classes at home depot, and if he knows anyone around the neighborhood or through work that might do handyman work, to volunteer to help them as an extra set of hands for free, just to learn.

    This Old House is the only one off the top of my head that is actually realistic, and actually talks about how to do things.
    My experience with YouTube is just if I get stuck doing a certain task, I might look for ideas to help

    Any of yall know good channels or such to watch that might help a kid out?

    Today's Homeowner with Danny Lipford is pretty good as well. It comes on here in BHM at like 3am on random saturday mornings or something. I have my DVR set to record it and it there one week then nothing for a month.

    Good show though. It's a more family type show.

    Got word that the seller accepted our offer today. Our offer was what the bank had previously agreed to with the seller so ‘theoretically’ this could happen faster but we’re told end of October at earliest.
