    Any recs on Electric dryers? My current dryer's control board seems to have failed and depending on the $$ & availability of parts, I'm debating if I should just end up getting a new appliance instead.

    I remember someone on here having posted CR recommendations on Dryers - it'd be great if they could post it again! TIA!

    blind dog any chance you could share the ratings on gas ranges?

    We’re looking to put one into my old house that we are remodeling to sell. Had the gas line run and now need to pick out the oven / range combo.

    Bought my house for $740k about 18 months ago. Same model with worse lot and less upgrades than mine sold for $951k after three days last week. I should be able to get at least $975k. Every bone in my body is saying to sell with markets going sideways and rates going up like crazy. Of course we’ve all thought it has to stop for like five years now and it hasn’t… what do I do.

    Also for context it’s only a 2100 sf 4/2 so I’m not balling like crazy. CA prices are what they are. I should move somewhere cheaper but fuck living in a red state…

    I think I could net $200k if I sold, but there isn’t anywhere I’d want to move that would make it worth it. Though it’s tempting to cash in and “downgrade” or a condo or something for a year or two.

    it’s not greed. We have a third kid on the way and would like a bit more space but can’t afford it in this market. Thought I’d to cash out now and rent for a bit to wait for prices to correct a bit and be able to afford the forever home. I realize my price point and situation makes this a very first world problem that deserves some disdain. More so just taking peoples temperature on if this is finally the time the market actually corrects. Nothing makes sense now and hasn’t for years so who knows.

    I would say do what makes sense for what you actually need from a house. No one knows what housing prices will do.

    This shit worked. Threw down some more seed, added topsoil and did very little watering to stopping completely due to the rain and now I'm getting some good results.

    Fuck doing that shit again though.

    We're also under contract on 22ish acres that join our existing parcel. No immediate plans other than to improve a road onto it from our place, and possibly dig a small pond, fed by a spring we found.

    I see it, I grew up on 40 acres and our other land for hunting and such are around 5000 acres. Plus we lease about 2000 acres from the forestry service to manage/have a buffer from other private farm folks.

    If you locked in an sub 3% rate and end up selling to get a 5%+ mortgage you’re pretty much giving away once in a lifetime value capture/profits.
