Got a call from our lender saying their typical appraisers turned down our property due to complexities and they have only been able to find one person to do it. They’re charging $500 more than original. The appraiser also said that comps are outdated, but expect it to come in low most likely. I am so excited to go back to these sellers telling them to drop the price. I am sure they will be reasonable.
I'm not sure there is a profession I loathe more than appraisers. I've dealt with a bunch through the years and it is amazing how shitty they are at what seemingly seems like an easy job. For my current house build the appraiser really out did himself with the worst appraisal I've ever seen, to the point that it feels like this dude was just fucking with me.
It always seems like a scheme to get a nice car, some hipster or cool dude clothes, and walk around acting like you know something. BS.
I just don’t have a ton of experience and it threw me totally off. Now if we said appraisers liked to call their suvs trucks when they are suvs I would go with it in a minute and say fuck those pricks
To add to this cause this made me think about how absurd it was. There is a new neighborhood going in 1 mile down the road with about 25 new custom homes, a couple of them being damn near exact matches to my house. This appraiser didn't take a single house out of that neighborhood as a comparable, instead he took 7 out of 10 of the homes on the appraisal from a small town 10 miles away. Because of this my appraisal was comically low. We made comments back to him asking why he didn't use any homes out of this new neighborhood, his response was that homes in this neighborhood didn't have full basements like mine and are on 1 acre lots compared to my 5.5 acres. So basically my home is bigger and on a lot 5X the size of theirs but this dumb mother fucker had my house appraised for half of what these homes are selling for right now.
How often are yall running vinegar or cleaning solution through your counter top nugget ice makers? I got my wife a cheap (couple of hundred bucks) one off Amazon for Christmas. I don't think we have run a cleaning cycle on it a single time. This weekend it started making a funny noise and not making ice. I thought for sure the pump had gone out. Its got a 2 year warranty, so I sent them a message, and one of the suggestions was to fill it with 100% white vinegar, run a cleaning cycle, let it soak a few hours and run one more cleaning cycle. Then a couple cleaning cycles with clean water each time. And sure as shit the noise went away and it's making ice like a champ again. I just have no idea how often to do some cleaning. More frequently than 5 months I suppose
Paid a plumber about $300 to do the same and didn't look back. Guy was done in about an hour for time reference, including caulking.
Mine has a cleaning process it recommends every month where you add a cap full of bleach to like a half gallon of water and run a cleaning cycle followed by three more cycles with no bleach.
And I really like my landscaper. He's a very nice guy. But the kid he has working for him is a moron. So now I'm thinking I need to put gravel down at the base or pavers because I'm going to have to sand those down if he's going to chew them up and eventually replace them.
It's just a paintable PVC or something facade. It's soft. Timbertech rec that over using full boards as a backend. I guess people prefer it for cost and it's paintable.
I wouldn’t blame the landscaper. Unless you expected him to get on his hands and knees to cut that grass with scissors. Pavers would be my solution way before gravel. But you could also just see that corner piece as expendable and plan to replace every few years.
I think you should take the weedwhacker from the kids hands and run it against his shins next time to show him how it feels.
Without doing exactly what your landscaper did here, it's impossible to clean up the line without a grass break. imo kill/remove the grass like 8" surrounding the deck, do some sort of lawn edging, and lay 1/4" minus crushed stone 2-4" deep.
I just spoke with my buddy about that. Going to see what we like. I literally just installed all that sod. Lol. I really liked the look of the grass but it's probably never going to workout. Bummer.

Not a Bosch, but we leave ours cracked too bc of odors. Opening it after the cycle helps moisture get out and dries everything faster

Good, you have the garage off to the side. Im always amazed that people want to build their custom home and have a 4 car garage be like 1/3 of the front of their home. things to change, more (or bigger) windows. Especially on the back.
if it was up to us we would do 2 car garage. For some reason we have an HOA on 12 acres that requires a 3 car garage. Agree on the windows in back.
Not sure I see a better flow, but not sure it’s ideal that the traffic to the guest beds and garage are all through the kitchen/in front of the sink area.
I thought everyone did that anyway, or maybe I just like getting the steam out afterwards to let them cool down faster

I need to get a new router for an apartment I'm moving to, figured I would go ahead and get the router that will run my new home build set up. Going to have a ton of stuff running in the house but with it being a new build I'll be able to run ethernet connections anywhere I need to, so not sure how much that effects what router I should get. Anyone have a good recommendation for a router I can get now to future proof myself for when I finally get in my house? Was looking at this guy but I just don't know enough when it comes to this stuff. Edit, not sure if that's showing but it's a TP-Link AX3000 wifi 6 router.
How tech savvy are you and how much you looking to spend and how big is the house? If you’re gonna be running Ethernet all over in your new home, I would consider a router that doesn’t have wifi and use separate wireless access points — something like a Ubiquiti system. This is the fancy expensive option. Less fancy and expensive (but not cheap) I would buy some eero pro’s. They’re super simple to setup and work pretty well. You’d be taking advantage of the wired backhaul for the mesh system. Using a single router/WAP is really only appropriate for small homes and apartments if you want strong wifi throughout.
Also to further clarify, routers typically don’t have many physical Ethernet ports — 2-4 is very common. You will connect your router and all those physical cable runs to a network switch.
