idk if it is a target push by hotels or something, but seen a lot of social media starting to really bang on AirBnB types with their rules, check out policies, quiet times, etc.

Haven't seen anything wrt ppl brining their own bed sheets & honestly I'd laugh that off as fake if I saw something like that.

 

I really want to get in on this racket.

 

As a guest it certainly would be annoying to have to bring linens, but while looking into rental lake houses I’ve seen that to be very common.

 

That's honestly something I've never seen in GA or any of the other dozen airbnbs I've stayed at

Like everything I suppose there are regional differences. Went to Pawleys island in April and we didn’t need to bring linens. Actually never had to anywhere I’ve gone.

While looking for houses to up at Smith Mtn Lake all the rental companies either day bring your own or there’s an extra charge for linen service. I haven’t really paid attention to it on solo Airbnb listings.

 

I’ve given 4 star reviews for things that I knew about before I arrived. We stayed at a condo that slept 10 and were given just one parking space and threatened to tow any extra vehicles. If I had to bring my own sheets/towels, I’d probably not give a 5 star review.

The star scoring is meant to represent your overall experience. If there are dumb rules which negatively impact your stay, why would anyone give the highest review.

Sheets and towels. There are blankets, pillows, and comforters there. I don't think I've ever had someone fly in. This area is only accessible with a 4WD vehicle. A lot of guests bring the entire week's supplies and don't leave the beach for the entire week.

That's kinda the point of it. It's a unique area that's not for everyone. No roads, wild horses, lots of wildlife.

This to me is the determining factor actually. You can only go linenless when your clientele will 100% be driving there from their homes. That generally just leaves cabins and cottages, which in my experience are the only places where I’ve seen such a requirement.

 

Anyone have recommendation for hotels in Paris, 1-4 arrondissements (ideally), $300-400 a night? Only stayed in Air BnB before. Merci!

I might fly with a cooler blanket, cuz fuck, I couldn’t handle a down comforter in late April.

Looking at a couple promising lake houses this coming weekend. Do you guys just use Airbnb and VRBO or do you book any repeat renters off those platforms?

My rule has been once they rent through airbnb or vrbo once I'll go off those platforms for their next stays. Like having that little bit of liability protection going through them first and then if they are good renters we can go offline. Offline is pretty sweet though since you can up your rate a bit and it'll still be cheaper for the renter since they don't have to pay so many fees.

 

We provide literally everything to guests.

 

And June in place #2 was our best month for revenue yet and we stayed there for 5 days. July bookings are a bit down for now though. But there’s still time for short notice stuff.

June rev was 4x expenses total for both places

 

We’re about to go live but had a cord cutting question for you all. We have fiber to the house but we don’t have cable just a smart tv and our fire stick. I don’t want to leave my YouTube tv/prime/Hulu etc logged in because of the ability for guests to purchase things through them.

With all the air bnbs out there surely there is a best practice?

 

DL all those apps on a separate house account and let guests log in with their own info + dl all the free tv apps like Pluto/Peakcock/Yubi/Xumo/crackle/imdbtv/redboxtv

 

Do y’all change the admin password to your router and restrict physical access? Cuz you should.
