    Oh got ya. Not really -- I get a few emails per year from other people in the area asking questions, so you could research the area you're renting and try to message some other hosts. Some may be dicks, but some would probably be willing to help.

    My advice would be:
    • Spend $200-$300 on a professional real estate photographer when it's ready to go live - even if it's just an apartment or something
    • Offer prices well below market value (relative to the area) until you get your first 5 or 10 reviews -- super hosts and populating to the "first page" are entirely based on reviews
    • As an offshoot of the previous one, offer your friends and family to stay there for half-price, or even free, if they leave a good review. Getting a handful of 5-star reviews is invaluable if you're just starting out and will be worth not making any money during your first few weeks
    • Find a damn good cleaner you trust. If you have a professional cleaner/service that can turn it over nice and without you following up it will be much more stress free

We gave them the friends and family rate (minimum cost 10$) and ate the cleaning fee because friends. They used the place and gave us 5 stars. Got a note from Airbnb that they were pulling the rating because they don’t believe it’s real. I’m appealing but I’m not sure there is anything in their bylaws that require I charge a certain amount. Though there friends and I figured the rating would be good we didn’t request it nor are they involved at any level with the property. Anyone dealt with this before?

    I can’t help with this but my guess is that they are tying together the person who left the review and booked the room and have some sort of % of normal price filter. If I were them I’d scrub the review too if I knew the situation. They might not require a minimum amount for a stay but they can probably do whatever they want with reviews. Good or bad.

    Somewhat related but I am a business owner and google randomly removes reviews from our google business page. Legit reviews. Zero explanation as to why and zero percent chance of them overturning. Something in the algorithm. It’s stupid.

    back on topic, I don’t understand why you wouldn’t charge normal or higher amounts to family/friends at the beginning and just venmo/PayPal them money back once the review was left. Airbnb is happy that they get their cut on that larger price per night and it probably helps with overall algorithm and pricing in the area when you don’t slash it early.

    I’m uneducated in this space so I could be and probably am off but just sharing my perspective

    For us it’s because the Airbnb cut on full rate would have been a few hundred dollars. Going forward we could make the guests just pay the Airbnb fee and refund the rest through other means but I’m guessing that could be a little messy for tax purposes? Nothing in their community standards prohibits reduced rate rentals unless it’s being used to basically buy reviews.

    in their email they say click here to appeal the decision but it just forwards you to base technical support who are take their dedication to being basic personally.

    Never dealt with that, but I ask my friends/family to book and pay full price and I just pay the difference off-platform, like Venmo or something.

    Airbnb's customer service is notoriously shitty. Deal with them as little as you can.

    A little sketchy but when I first started listing with VRBO I would use a VPN to create a fake account. I would then rent the place to that fake account for 1 night at the lowest rate they would accept, was like $3 so you could cover vrbo fees. Would then give the condo a very glowing review with the fake account. Did that a few times to get some good reviews going so the place would rent better. Would probably feel worse about doing that but the condo's I own are really nice and maintained very well, have a perfect 5.0 rating for both on airbnb, just needed to get those first reviews going though so other people would feel more comfortable renting.

    From a renting or hosting standpoint? I've used it quite a bit in Europe, Asia, and Central America to book places to stay, but not in the US.

    I find it incredibly easy and the cancellation policies certainly favor the renter.

    I’m pretty friendly with cancellations but I like how I can require AirBnB guests to have had a positive review somewhere else and on vrbo I can chat with folks to get a feel for things. I’ve gotten pretty good at cutting out the problematic/damaging guests in advance.

    Little things like never renting to a local, for instance. They’re looking to do something at my place they aren’t willing to do at theirs and that’s almost always throwing a rager.

    but I read about other owners making money with booking.com more and more, so it’s tempting to try.

    After hoping for a deal at the lake for awhile I had my eye on a fixer, but when I asked a realtor friend in that market about it, he had a turnkey property he was getting ready to list. Going to check it out tomorrow. P&L from last 8 months is strong and they are just finishing up some cosmetic renovations. Might finally get in the game.

    I recently got a bad review for my New Orleans property for two reasons:
    1. They are doing road construction around the corner and the "fumes" from the construction were leaking into my house because the windows and doors were "not properly sealed." She wanted to be vacuum sealed inside the house. She claimed her house was able to shield all smells from the outside. OK sure
    2. There was "too much foot traffic" outside my house .. during Jazzfest. Woman, you're in New Orleans less than one mile from the French Quarter. Yes, people indeed walk in the city.
    She wanted a 50% refund. Nope.

    Couple questions for you all....

    I hopefully will close on some land this year that will be a future rental....I'd like some write offs. Can I write off flights to see the property? Closing costs? What kinda business do you guys hold your properties in? LLC or just claim income/expenses on your normal taxes.

    Also if I start building, can I claim that as an expense or depreciate it? The property will be foreign, if that has much bearing

    I wrote off my flights between Seattle and New Orleans, plus ubers and meals while there. Easily a couple grand.

    I have a separate LLC that owns all my properties and that LLC's business account pays my mortgages, utilities, and receives all income from Airbnb.

    But of course get an accountant. You're beyond that TurboTax life now.

    Also, if you're talking about your foreign property it might be a different ballgame all together.

    When you closed on the property did you put it into the LLC at closing or later?

    Yes, will get more professional info just trying to general knowledge atm

    Later. It's easier to get financing as an individual rather than an LLC, at least that's what I've been told. But transferring ownership to an LLC afterwards is just a matter of forms.

    I used Outdoorsy to rent an RV last summer (not to rent to someone -- I rented an RV from someone), and at that time there were some pretty big gaps in their terms of service and what the checkout process disclosed. Essentially, I was charged a couple hundred in fees that were not disclosed up front, and because of the lessor's faulty disclosure (in light of the Outdoorsy Terms of Service) I was able to get out of paying the fees. Had the lessor properly described some fees or worded some things differently, then I would have been on the hook. So my advice would be to read the ToS and make sure you properly disclose any things you want to nickel and dime people with, such as mileage fees for pickup and/or delivery

    I still understand very little on financing these things, but is there any benefit to setting up an LLC even if the property is still just owned by me personally? Have the proceeds go into the LLC and pay for things from that?

    Unless you still guarantee the property, an LLC structure Limits your Liability in the Corporation (your Airbnb). Someone falls down the stairs and dies in an LLC? You lose the house. Someone falls down the stairs and dies not in an LLC, you lose the house and your primary house.

    Understand that, which is also why someone told me to get an umbrella policy on my insurance. On the financing side though, if i am purchasing this property as a second home mortgage how do I then put it in an LLC?

    This, plus I have separate ins policies for each of my properties.
    After closing you just transfer the property from yourself into the already-formed LLC and record it with your county. If you look on your county's website, or call them, there is generally a form they'll direct you towards.

    It's sort of a grey area. Technically, if ownership transfers, there's a clause where they can call the entire note -- but I've never even heard of that happening. As long as you continue to make your payments on time it will never be an issue.

    I've even told lenders my plan to transfer the property into an LLC and they didn't bat an eye. Plus, the lender that you close with will probably sell your mortgage within a year.
